DO NOT HIRE THIS COMPANY FOR YOUR HOA. Keystone took over my small HOA management in Oceanside 1-2 years ago. Since then I've experienced neglect, incompetence, and broken systems only. When somebody stops neglecting, and I'm patient, I am neglected again. I'm a busy person that rarely has time to write reviews but, based on principle, this was worth my time.

Ariane and staff really know what they’re doing.
It was a humbling experience going to the Board Meeting and truly witnessing the amount of complaints HOA has to deal with.
I am embarrassed I ever doubted them due to my lack of knowledge with the bylaws.
I am so grateful for our HOA and Board members.
I couldn’t have asked for a better team managing our beautiful community!

I would actually give zero stars, if I could. We have consistently paid our HOA dues for the last two years ($10,000), and Keystone sends our checks back, saying we are not the owners. Now they are sending us late fees. We have obtained an attorney and Keystone has been asked why this is happening. To this day, our attorney has never had any of his questions answered, and now a lien is being placed on our home. This company is dishonest, fraudulent and should not be in business.

This company bought the disaster that manages my community in Point Loma and I'm posting here because Curtis Management will likely be out of business soon. The new management company is rated an F with the Better Business Bureau. Do you really want to work with such an awful organization? Tina Rozycki is the worse HOA "manager" I have experienced in 23 years of condo ownership. She and her office do not repond to any homeowner inquiries. They have been sued 86 times. Its public record. Look it up. Curtis sent me a letter detailing what I said at a meeting I NEVER attended. They have fined me several times for something i have proof was not accurate and the communities in which they manage are runned down. They are dishonet, derelict in their duty and just generally unpleasant to work with. Good luck Keystone. You're going to need it.

Edit: I had to file a small claims action but my fees were ultimately reversed. It was only after Tina received the subpoena did she send my information to the HOA. I have to sue to get Tina Rozycki to do her job. I can prove this too. Jennifer did not return messages either so don't mistake her replies for customer service. Lastly this company refused to provide me a parking pass despite my paying $520 this year in New tenant registration fees. I had a tenant move in and ONE day later they towed from our assigned parking space. The rules clearly say we have 7 business days to register and obtain parking sticker. I called the emergency line 3 times and finally got Tina on the phone. She then berated me and hung up the phone. What a class act. We had to park .06 miles away for fear of tow. This is the second time. These people are savages and I get the luxury of paying them $1060/month in HOA fees to be treated like a second class citizen. This management even posts flyers in the elevator that say they don't work for the homeowners. What the heck? Our HOA "manager" is a vice president. I guess it doesn't take a very high bar to achieve that title at Keystone. She doesn't even know how to submit a work order. Tina ignored requests to unblock the fire exit! Her assistant understood the task immediately however. Maybe Alana should be the Community Manager. There are many elderly people who may need assitance in an emergency but with fire doors inaccessible it could be very dangerous. Tina remains steadfast in resistance to performing her Vice Presidential duties however. Seriously, is this what it means to work with Keystone Managemet? This is your best? You guys should be ashamed.

I moved in to Audie Murphy Ranch in 2020, and immediately began upgrades to my backyard. I went above and beyond to satisfy my previously submitted hard scape plans including all city permits, and till this day the architectural department for The home association has yet to approve a few items. Challenging the city permit approvals on my back yard slope and questioning the finish grade to penalizing me for having used alternate block and top cap on my block wall due to CoVID scarcity of materials. I have gone back and forward with them respectfully and professionally going back and forward to the city building department to submit additional information and documentation spending countless hours. However to no avail the board and architectural department continuing to Harass me . I have ran out of patience and will be seeking legal advice in order to solve the few issues left. I do not recommend submitting a back yard upgrade application to the association architectural department, they are not even licensed architects and they will challenge you at every opportunity based on photos and they’re lack of knowledge on finished work. All of my neighbors who did not apply for upgrade approvals completed upgrades with no issues and are done with a potential nightmare by doing the wrong thing. And I strived to complete all items, permits, applications and requests to the best of my knowledge and city building inspectors and it is still not good enough. My recommendation to all moving to Audie Murphy ranch HOA homes is to never submit a back yard upgrade application and pay the fees you will regret it for sure .!!!!! I will be moving out ASAP

Our HOA has been managed by Richard Cremin from Keystone since before I bought my place 8 years ago. The management company used to be named Pilot Properties Management. Rick has always responded to any questions or concerns right away, addressed issues that occurred in a timely manner and is always working in a very positive and polite manner to resolve any conflicts or problems that occur in our association.
