We rented a place from piercing instincts in February of 2021. We were served a notice to move in December saying we had to be out in February of 2022 because my husband told pierce that he looked bad as the head of the company because their inter office communication was horrible and that hurt pierce's feelings. We had trouble getting service for maintenance requests. Our bedroom did not have a door for the first six months that we lived there. The only we ever got a door put on was because the maintenance person lived upstairs and took a door off of a bedroom in his apartment to put it on ours. The company didn't fix the problem the maintenance person did it of his own volition. The door was only one issue that they refused to look at, I would be here all day if I tried to list everything. We were never once late with the rent. We were not too loud for the community around us. We did not cause problems in the neighborhood but had to move.

I am highly pleased with this company! They work hard to keep up with their duties. They work with all kinds of credit and even accept pets! They always make sure to have good communication and have fun contests. When looking for a property I would definitely recommend them!

Pierce knows what himself and his workers have all done to myself and my family as I’ve spoken with him directly both physically and over the phone. They have caused so much emotional damage. It’s beyond compare.
Here’s just a few things of the very many we’ve had to endure.
1.) When he bought our property from our previous well attentive owner, we had communicated that we had electrical issues within our walls as MID already has came out and said it was extremely dangerous and can cause a structural fire. He knew our electrical problem was with the walls.
When then had us sign a new lease with Pierce as he did indeed bought the property.
When he bought the property he offer a 3, 6, and year lease. We took the 3 months because it was obviously way cheaper.
On the new lease, He then released himself from all and any responsibly of possible injuries, fatalities, and fires and has NEVER fixed this problem.

2.) He raised the rent 3 times in one year.
I spoke with a lawyer and should him our lease and the lawyer told us that some stuff if not all the stuff on the lease and the way they carry their business is 100% illegal.

3.) Retaliation- after I would speak out against these things. They hit me with all kinds of unexpected “inspections” REPEATEDLY over a period 3 months.

4.) His “maintenance” and “electrical” worker are completely dysfunction. Not even going to get into that

5.) and finally thing that really kicked me to my gut. The kicker is that during one one of these so called “Inspections” we had caught COVID and I had just came out the hospital.

Their worker name Erica insulted, laughed, and rolled her eyes regarding my daughter disability and condition as I told her my concerns for not letting them in as we were ill and didn’t what to further expose my daughter to anything else. THIS COMPLETELY destroyed me.
(I have receipts of everything I am saying! )They never apologized or even acknowledged this. My husband had reached out and asked for a written apology from her as well as Pierce.

These are just some of the many things we had to endure. Please let me know if you guys would like to hear more. I would be here for a week if I was to saying everything.

Illegally hiked my rent 20% at the beginning of the Covid 19 pandemic in April 2020. A representative of the company when signing the new lease after they acquired my building from Liberty Property Management lied about the rent hikes, telling me every tenant’s rent would be going up to 900 from 750. I guess they weren’t betting on me actually speaking with my neighbors. One of my neighbors still got the rent increase, but in her case it was 500 to 750, what I was paying before they bought the property. They then took their time in giving me a copy of the new lease, going over the time frame allotted of 15 days so that my co-tenant could negotiate and sign the paper work. Overall, I’d say my experience with this company has been awful. They’re poverty sharks that prey on the ignorance and desperation of the people living on their properties. Luckily, I had the resources to get out of there, I have family who are more than willing to help financially. However, for those who haven’t been given the luxuries I have in life and are living paycheck to paycheck with only themselves to fall back on? Do NOT give this company any of your time.

Perice did contact me us about the reviews we left and did say he would give the remainder deposit if we deleted/updated them not because of the fact that he shouldn't have kept it and him and his employees were wrong. He did send the remainder of my deposit so im updating that but all facts are still remaining he did things that a landlord shouldn't do and I didn't appreciate the way they treated us like we were bottom feeders and trash he took over are unit after we were there for 4 years. And trashed it moving in people who destroyed the property. I hope he learns how to be a decent landlord and treat people with respect. We were paying 1500 for a duplex with people who smoked drugs next door and lots of traffic and nothing ever got fixed. It shouldn't have ended they way it did but I'm glad were away from the drama and hope the other tenets speak up and stand up for themselfs all my reviews ive left are 100% honest we were really good tenets always on time and very quiet never was late on rent and was treated horribly. Please leave honest review that is how small businesses see what they can fix and improve things and hopefully learn from there mistakes

Slumlords. Zero customer service availability. Causing hardship on tenants by not ever being in office or available by phone. Show up with no 24hr notice to enter premises. Should be shut down as a business.

Unbelievable... they lie,mislead families especially when followed every step they asked for ..took our money I made a review sometime last week and decided to delete it cuz of mis communiction about a "holding fee"and tried to give them the bennifit of the doubt .yet now they keep ignoring all emails and messages I sent. after all there only good for is taking money and not helping figure things out for you to get into a place after 2 times of applying and getting mislead both times by the employer not by our fault yet we're out of a home and money ...disappointed!!!
