Advanced Solutions is the best property management I have ever rented from. I have rented three different units from them, and have never had any negative experience! They’ve always been understanding when life situations come up, and have been supportive in making sure my daughter and I were able to live in a safe environment. This review is being written for 3503 Churn Creek Road (Churn Creek apartments).

This was constructed back in 1979 and they have never been rehabbed. They were built without dishwashers, bathroom vents, or any other form of ventilation including kitchen ducts. Every single tenant battles black mold because it grows inside the insulation that has never been replaced. Most of the AC units are old and and have mold living inside of them. So spores are blown all throughout the unit when it is turned on.

The pipes are old and corroded and have burst causing flooding in several of the units. The septic system was built wrong which causes sewage to back up into toilets and bathtubs. The walkways are hallow and have rotting wood which feel like a spring board when you are walking across them. One tenant nearly fell through walking across it. The patch jobs were laughable efforts. The rails are old and rusted from neglect and shake violently from bolts being placed in rotted wood.

The mail boxes get broken into regularly by the tweaker's looking for money and goods. The grounds are very poorly manicured and often times have homeless people sleeping in them leaving broken glass and litter. The parking lot is full of dips that have never been patched so when it rains heavily you step out into a small pond. They have also never been remarked so no one knows what spot they are required to park in.

To call this place a slum would be an understatement, yet rent is increased as much as possible every single year. Oh and as if that's not enough there is always the tenants they allow to live here. Many are heavy drug users that deal methamphetamines out of their units. One admitted to her pet rats having lice, she was washing their blankets in the community laundry room. When all of these issues are brought to property management's attention they are typically ignored. One tenant was hospitalized three times for toxic mold exposure and after contacting the health department and complaining a code inspector was sent out. 25 violations were cited in the 15 min walk around done.

All they did was move the young couple from one moldy apartment to another moldy apartment. They have been trying to get pregnant with no success which also may be a result from neglect and exposure. Another young couple has a new born baby that is constantly exposed to black mold. So much so that the couple had to move their baby’s crib due to black mold growing on the walls next to it. Property management told the couple it was their responsibility to keep the unit clean. My husband has missed months of work in the past year due to always being sick. I have chronic asthma attacks and am constantly fatigued and dizzy. We have documented this with both our physicians. Luckily we are moving out in a week however the young couples and elderly tenants are stuck in leases.

If I could give them negative stars I would. The property management company claims the owners refuse to pay for the rehabbing this is needed. After five horrible years of being stuck here due to covid, fires and inflation. I would conclude they’ll continue to run them like a slum until the city condemns them. I would highly discourage anyone from moving in.

I've been renting through them for about 1.5 years and haven't had any bad experiences. They are always very quick to take care of my maintenance requests and have always been friendly, professional, and helpful when I've reached out with questions. Adrian is the best!

If I could go lower that 1 star I would. 4660 Westside rd is a litteral slum. The apartment is so over ran by cockroaches you can’t even sit on the couch without having them crawl on you. They claim there is no infestation but there very much is. I moved out of my moms into my own place witch was a 5th wheel I bought very clean no problems now after a year there I have the same infestation, do not rent from advanced solutions! Update: after trying to evict my mother even though she had sent them a check before the date required, after being threatened to sue due to cockroaches, ultimately they were taken to court and lost.

This company was an absolute nightmare to rent from. I lived at 3505 Churn Creek (an apartment complex) for well over a year after Advanced Solutions replaced Parity Realty as the management company. I had constant issues with Advanced Solutions telling me that I didn't pay rent when I had paid on time, and I would have to break out my receipts to prove it. It happened too often for it to just be the occasional mistake. The employees were extremely dismissive and rude if you could even get one to pick up the phone. Their office hours are abysmal, and they are basically unreachable unless you can talk in person. They would charge you a horrendously high "convenience fee" to pay the rent online, and were extremely strict about what payments were allowed, even denying payments that they originally claimed were "acceptable". The property itself was overpriced for what you got. It hadn't been renovated in years, and was extremely expensive to heat and cool due to limited or no insulation in the units. There was also a terrible lack of soundproofing between units. I kept my unit very clean and still had frequent issues with ants in my kitchen, as did other tenants. Mail boxes were frequently broken into, or tampered with, and packages were almost always stolen. The utilities in the units worked, but the AC unit was very undersized for the size of the unit, and during the summer, would only be able to cool your living room / kitchen area. I had to bring in a portable AC unit to have cool air in the bedroom and bathroom. The laundry machines worked, but barely. I would recommend running a wash of bleach before putting your laundry in the machine. Other tenants would use the washing and drying machines as personal storage, leaving their clothes in the units for hours so that no one could use the machines. The plumbing system in my building had frequent issues. I was having my water shut off constantly for hours while other units had work done. I had a leak in my wall that started after Advanced Solution took over. I complained about it multiple times that was never repaired during my time living there. Like another reviewer mentioned, there was no fan in the bathroom, so moisture clung to everything. During the summer, you could remove moisture by opening the window, but during the winter, it wouldn't dry and black mold would appear on the walls. The stair railing was extremely shaky and loose, and the walkway itself was very sketchy. The other tenants were extremely loud and rude and nothing was done about it. People were coming and going at all hours which I would have had no issue with, if it weren't for the noise and destruction these people caused. The management office clearly did not care, even when shown proper documentation of property destruction. The management office did not care to take care of tenant complaints, and would dismiss anyone who told them about issues at the complex. Don't rent any of their properties. You will regret it.

Used them for a year before our building switched management companies and never had an issue! They always communicate well if there will be something happening at the complex. Everyone was nice and respectful. They made getting the place a breeze I did everything from my phone besides taking in my cashier checks for the deposit and first months rent. I would definitely recommend them for your rental needs

Adrian at the front desk was already working my applicant file that I had just completed the night before when I called to follow up the next day. The application process was straightforward and done on the company website easily. I was able to see the rental the very next day on my lunch break. Adrian was good at communicating all the details of the process to rent. Great experience so far, prompt and professional. Fingers crossed I will be able to get into a nice rental with Advanced Solutions soon.

i like the one story apt, especially it has a garage, however, just after I inquired about the availability that was posted on the website, I was told that those units already been approved (rented out), but there will be 2 units coming up in couple weeks, went back to the office the next day morning to turn in application I was told that the units has been approved (rented out), wow! was that quick I said, it rented out overnight?, on your website it says it takes days to review applications. should I rent this place from poor management?
