I have tried directly contacting Bayshore Properties for years with no success.
The absolute worst Property Management company. They just buy, buy, buy a bunch of property for show and do nothing with them besides "upgrade" or build new LEASING OFFICES, not the actual property units themselves. Our HVAC system hasn't been cleaned in probably at least 10 years. I've been at Mount Prospect Greens for 4 years now and never once have they done it. Just pop your head in a vent. Just do it for fun. Just having the heat or air on brings in INCHES of dust and debris, I have plenty of pictures and videos to prove that. There has been a squirrel infestation for years that they have known about and have said for 4 years now, "we have to wait for spring. We have an estimate being done in spring. The roof this. We know that." The run around. These squirrels have fully settled into every wall, attic space and corner. Bedded, poop and pee, have babies, all inside with you with just a little drywall to seperate you. You can hear them coo in their sleep or chirping at each other. Its that close. They have clawed and chewed their way INSIDE MY UNIT 3x times now and each time, the office and maintenance acts like its no big deal, shotty patchwork on a the hole and call it a day. No refunds for rent, no offers of anything whatsoever. Never once.. The patch is easier to get through than the wall was so now they just continue at the spot. I've had to put furniture in front of them just in case, so they don't get fully into my unit. The AC here doesn't work. Its blows out hot, sticky, attic air and it comes out like a mist, if that. So you have no choice but to get window units, spend more money and pay more electricity. The insulation is non-existent so you can't keep it cold or warm inside, ever. We have the smallest fraction size of laundry facilities here and there's about 1500 residents, give or take. Not all buildings have laundry in basement, because not all buildings have a basement. The ones that do, are in the most decrepit shape in a musty, moldy, dingy basement. My building, has none. I have zero laundry here. So I have to walk downstairs and outside, then go across the property to the "laundry/work out" building. The work out part has been shut down for months now even though the construction has been done. The laundry room has 12 washers and dryers. 12. For its residence population of about 1500 people. Rent is raised every year but we get nothing for it. I cant even do laundry at my own house, there is no assigned parking so good luck parking anywhere near your home after 5pm. I come home late from serving and have to walk very far in the dark alone to get home and the buildings don't all have lights. They use maintenance crews here to do professional job duties and tasks which results in less than acceptable conditions. 4 years here and still have a roach problem. They are in walls and in drains so no matter how clean and empty you leave your home, kitchen, counters, sink, quarter sized roaches still run all through your stuff. I have many pictures and videos to support every complaint. The pipes that the water travels through are rotted and full of metals and bacteria. I used a water fountain filter for drinking when I first moved in and the first time I changed the filter, it was completely covered in black with chunks, had actual chunks of black, caked metal shards. Brown and greasy bits of I dont know what. I have never once drank or used the tap water since. So now its costing me, again, more money to have water delivery so I can have clean and safe water to drink and cook and clean with. I have reached out to this company and not one word back, no call, no nothing. When I tried to talk to the office here about the 3rd squirrel invasion, I was ignored, so I took to Google like I am here. The office responded to that review!!!!!!!! But not to ME, THE ACTUAL PERSON IN THE FLESH WHO IS ABOUT 1 MILE AWAY.

My overall experience with this management company was not good.

To start, shortly after move in at 21 Kristin Apartments in Schaumburg, IL, I emailed the issues/repairs that needed to be addressed. All issues that could have been resolved but never were. I did attempt to contact management via phone (no one ever answers it) and email in the past regarding different things however they have gone unanswered and I honestly did not have the time to go into the office every time there is an issue at this property.

The fire department has been called several times, residents stay on their balconies talking very late (after midnight), playing loud music, landscapers at the property almost everyday, other maintenance issues outside the property, units being renovated around my unit without any notice to me.

Parking was always an issue here. I would watch from my balcony the tow truck come in the middle of the night and tow peoples cars for two reasons. Either they did not have a decal or were not residents at the property. I was paying for a decal monthly and 80% of the time people would park in my parking space and I had no where to park. So I had to sleep in my car because the towing company was notorious for towing at this property.

Another issue is they would allow semi trucks to park along the south and west side of the property.

Residents would allow their pets to release themselves in the hallways and stairwell. DISGUSTING HUMANS! Shame on you!

Oh, one of the pipes bursted and the entire first floor flooded. Had to deal with the contractors and their lazy and messy work.

Residents and probably the people they bring would steal my packages from the package room all the time.

They never pick up the phone. They have some virtual assistant answer DURING business hours.

They have maintenance that lives onsite and from what I saw in the hallways and outside of the building, they would NEVER do their rounds to ensure the property was clean. They said that snow removal is included but I usually had to bring my own shovel and dig around my car. Look at the pictures.

Secondly, the constant marijuana smoke throughout the hallways was unbearable. I have children so every time this happened I had to leave the property and stay with family. Again, I sent multiple emails and visited the office. I was hoping it would stop—but it never did. I moved to this property under the impression this was a non-smoking building as it stated in the lease.

Thirdly, they say that a/c is included but nothing would blow out because their system is older than Biden. Due to this I had to leave the windows open year round because it would either get too hot with the furnace on no air because it wasn’t working properly. Some days my unit would get as high as 100 degrees—I am not exaggerating.

Lastly, the crime is ongoing at this property. A few months back, the building was surrounded by police because they were looking for a suspect that had robbed a woman at the hotel across the street. I must have called Schaumburg police at least a few times a month because of the crime at this property.

If I were you I would stay FAR AWAY from this place as possible. Management is terrible, the leasing agents are rude and incompetent, and the property inside is horrendous. When I resided there they went through multiple property managers, but Yolanda and Joshua were the absolute WORST! Erika the leasing agent was always rude. Faye came in during the transition of terminations and she’s nice. They must be really desperate hiring these kinds of people. Who you hire as your staff speaks volumes, which makes sense why the property is the way it is. They only care about making money at the property and less about the people residing here who pay all of their salaries. There are plenty of other properties that have a better reputation than this place. The only thing good about this place was the view from the top floor

My daughter and husband pay their lease on time. County Meadows, Rochester Indiana. With the exception of of November they paid on the 15th. Which if I read their agreement properly was paid on time. Their office filed court papers and charged them legal fees on the 15th. Immediately the office was called by myself and daughter to explain they have a son that is dying with stage 4 kidney failure and that they were “late” because of it. They refuse to deposit a cashier check for November and December rent because they are calling it a partial payment since they are applying it toward legal fees. There has been no court date. I was told that legal fees are incurred the moment they file for eviction. Eviction was filed on November 15,2024. The same day rent was paid. Now they are saying the papers the office signed are invalid for the lease. I have called and talked to Christina in Rochester Indiana and begged her to call corporate to help them and was told that my dying grandchild was not her problem. After pleading more she said she would call her boss and see what can be done. I hold my breath that this will get resolved . My son in law have paid their rent on time even with the issues they are having. Can u imagine in a day while ur son fights to make it thru Christmas u have to be worried about being evicted? Now I fear we are forced forced to hire an attorney.

Forst off staff is very very rude. They haven't repaired ANYTHING in years. We have been told to make lists of things that needed repairs, but they do not want to fix anything. We do not own this trailer, so it is their obligation to perform maintenance on the property. They never answer the phone and hang up when we call. We have a massive leak somewhere in our trailer that we are renting. However, they aren't the least bit concerned that there is now mold and they say MAYBE THEY WILL GET SOMEONE TO FIX IT. IN A WEEK!!! By then the trailer will be wrecked and no longer livable for ANYONE. They'd much rather ignore tenants and do not value human life whatsoever. I DO NOT recommend anyone do business with BAYSHORE PROPERTIES IN ANY CITY OR STATE. Especially since one cannot ever seem to get ahold of someone to help manage and make management listen to tenants. Bad bad just bad.

I’m just trying to figure out why is it so hard to contact someone at this property? I have an issue with them putting something on my father‘s credit saying that he owes money and he do not. He never even had a lease with them and when I’m calling to speak with someone at Hidden Creek I’m getting the runaround from the property manage, Lou at this point, I should just encourage my father to seeking attorney

I live in the Parkwest Apartments and it's the worst . The hallway is nasty the amenities you pay for never available . However you better not owe $20 then you get and eviction notice . But you want someone to refer people to move in like hell I do I'm trying to move out. You all have no consideration for the resident here all you all want is money but yet these are low budget apartments for a high price. I'm so over this place hopefully I get a call before November cause I'm ready to go. Shame on me for waiting to the last minute to move
