Rocky scheduled with me for a visit within 24 hours of call. He accessed parts of house that prior inspection had not bothered with and was able to assess elements that were of concern to me. He even wormed his way far back into the attic and saw that some water had been penetrating from an unusual direction during recent rain event, and when we went outside he pointed out some warped fascia board that was responsible. Report was ready super fast, it made us much more comfortable with putting a value on house. His local knowledge even went as far as knowing the builder who had been GC 30 years ago.

Rocky helped me out when my home insurer needed some info before renewing my earthquake policy. I was in a big time crunch, and he was able to meet my deadline, even returning to the house a second time after the insurance company had additional questions, AND bringing a friend along to make a quick repair, AND not charging me for the second visit! He communicated clearly throughout this process, and delivered a prompt report once his work was complete. Extremely professional and prompt, and willing to go the extra mile for his customers. Highly recommended!!

I have had several business dealing with Legacy Home Inspections during the past 2 years. Two different home inspections for potential properties I was interested in purchasing. The first time he saved me from making a terrible mistake. His thorough attention to details was a tremendous help.
The second home inspection made buying my new home a breeze. Rocky is a pleasure to work with. He is always on time and reliable.
Earlier this fall I had a concern that I might have a Radon gas issue. I called Legacy Home Inspections and he had a solution. Rocky came to my new house and set up the Radon testing unit. 48 hours later I had the important information I needed. Thankfully, my new home is Radon free.

Called Rocky on a Sunday- he got right back to us same day, and was able to schedule our inspection very quickly. His communication was excellent. I purchased my first home earlier this year, and when it came time to inspect my realtor recommended I work with Rocky at Legacy because of his thorough reports and attention to detail. I took her suggestion and I was not disappointed!

I appreciated the quality of communication before, during, and after the inspection, and I found his report easy to navigate & reference when sharing details with the seller, my realtor, and the lender. While we walked through he house he was quick to point out concerns and make sure I understood both the nature of the problem and how urgent it was to repair it. In several cases he also identified a lower-cost short-term fix, e.g. fabricate a dead front for the electrical panel or secure it with a padlock. I would recommend him to anyone looking to purchase a home in the Homer area.

He did not inspect the roof at all and failed to notice what turned out to be expensive and time consuming repairs. After purchasing the home and buying a ladder myself (he does not bring a ladder tall enough to reach the roof of a 2 story home) I discovered a very poorly done patch job with old calking becoming detached at the seam and accumulating a large amount of water. He also failed to notice wood rot spanning a roughly 40% section of the 2x8 fascia board on the front of the house that fell off in pulpous chunks with the pressure of a thumb press (I know fascia is not a structural component but it protects the rafters which are structural). After making these repairs myself I also discovered that incorrect gable trim was used (metal siding gable trim) which directed water straight into the fascia boards as opposed to gable trim meant for wood which is designed with a “kick out” which directs water away from the fascia board. It was this incorrect use of roofing trim that was responsible for the rotting fascia, but again, none of this was noticed by Josh.

Being a first time home buyer perhaps I was leaning on the experience of the home inspector too much and take partial blame for not noticing these things initially myself. These are issues however that I believe should have been spotted by the trained eye of a professional and would have helped me negotiate a better purchase price if he had. I am aware climbing onto a roof is quite hazardous, but that is part of a home inspectors job description. I have since read that many inspectors have started using small drones to capture roof imagery which negates the risk of physically climbing onto the roof and I suggest Josh take advantage of this technology for future clients.

He did point out many things which ended up being complete non issues coincidentally relating to water damage and lack of flashing around windows, but after all this August rain I observed zero water reaching the mentioned areas he included in his report--it was merely peeling paint on top of healthy wood.

Other than all that he seems like a nice guy, but these are oversights that cost me much unexpected time and money within 2 months of buying my home.
