DO NOT LIVE HERE! WORST PLACE I HAVE EVER LIVED! Place was not cleaned. Smelled like cat piss and smoke. Pretty sure the people below me were selling drugs. And someone new my code and almost broke into my place while I was home. Things we left in cabinets in the kitchen and fridge. Bathroom had mold and shower was broken. Sliding door didn't lock. and addressed these things in my move in inspection and nothing was done about them.

I ended up having to break me lease early do to losing my job and having to move. Would not let me sublease or work with me on moving out cost which is fine. Then processed to charge me an extra $150 for a cleaning fee which was not disclosed in the lease and I they obviously didn't clean the apartment before i got there. I took photos before I left and made sure I had all evidence the I cleaned everything and it was spotless. I tried to call them and left voicemails and they refuse to call me back or answer their phones.

I would complete stand clear of these apartments they just want money and don't care how they get it. Save yourself!

I would not rent from these people if you paid me to. Slum landlord is what I call it. I am glad I am finally able to move out. If my air conditioner is plugged in the outlet turns black. I have mold growing in my bedroom window as well as my living room window. I have addressed it and nothing was ever down about it. The windows need replaced. There is so much air that you can feel sitting next to it as well as my front door in which I have had to buy weather stripping to try and keep the heat or cold out. My stove hood is rusted as well as my bathroom heater. Not to mention the flooring is coming up and cracked. 700 a month for this place. Not anymore. I finally found something so much better with a washer and dryer hook up, storage space and plenty of space in general plus my own privacy patio for about the same amount.

I don't know where to start. This has been the worst renting experience of my life. When we moved in last year, the house was filthy. We were told we had to pay a full month's rent for August 2023, even though we didn't move in until August 15, 2023. Middletown said it was because those first two weeks was for cleaning and preparing the unit for our move-in. Well, they clearly didn't clean the place, but they refused to prorate two weeks of our rent. Instead of a deposit, we had to pay a $900 cleaning fee to pay for cleaning the unit after we move out. I asked them what they did with the $900 from the previous tenants, which was supposed to be for cleaning the house before we moved in. They never gave me a straight answer. It was obvious that no one inspected the house before we moved in. There was a major MICE INFESTATION when we moved in. There was a broken window in the basement that they covered with a clear sheet of plastic and duct taped it to the window frame.
We couldn't move in until August 17, because the cleaners didn't arrive until the evening of August 16. For a 5 bedroom, 3.5 bathroom house, they sent two people to clean the house.
We had to submit multiple maintenance requests for all the broke appliances and various damages to the house that never got fixed before we moved in. The dishwasher was filthy when we moved in (see picture). Middletown said they wouldn't replace the dishwasher unless it was broken. I asked them to get it cleaned. They said they did the best they could when they sent the cleaners. It was still filthy. Luckily for us, the dishwasher was not only filthy, but also broken. It still took Middletown three months to replace it.
We’ve had to fight tooth and nail for every single maintenance request and they take forever. Middletown has near-nonexistent communication with tenants. I have to physically go to their office because they won’t pick up their phone during business hours 75% of the time. I got sent to voicemail when I dialed the number for a maintenance emergency. THEY DON’T CARE ABOUT US!
When I ask them to check on the status of maintenance requests, they say they’ll get back to me and then never call me. They are unhelpful, unresponsive, unreliable, and unprofessional.
The lease we had to sign was 50 pages long, because they have been involved in so many disputes with tenants that they keep having to add to their lease agreements to cover their butts. The lease agreement gives virtually all the power to the hands of the landlords. We are powerless. All we have are our words. This is my way of fighting back.

This is the second time I’ve rented through Middletown, the first time was a disaster, for some reason I had hope that after the lawsuit I saw, and that maybe they’d change the way they handle things and would get a better grasp on things… boy, was I wrong. If you have any other options…. DO NOT rent through Middletown. I honestly would’ve rather stayed in my car for a little while longer to find somewhere better, but thats obviously not what I ended up doing.. We’ve been moved in since June 10th, and from the moment we moved in nothing was as we expected it be… We not only had to pay the down deposit, but a prorated fee of the rent for the month, just to get here and find out that our central heating and air doesn’t work (was the only unit available that we had toured that offered it), and it’s been blowing out warm air since we got here. It was obvious the floors hadn’t been swept or mopped despite the fact that it should’ve already been clean, there was left over food trash underneath our kitchen sink, and there’s still trash shoved underneath our porch.. the outlets were loose, and there is literally an animal living in our ceiling and, I reported it within the first week of being here, because we can hear it scratching inside the walls sometimes, and we can see the ceiling sag under its weight…. We have cats and I worry at some point while we aren’t home, one of the tiles is going to fall through and our cats are going to get into a fight with whatever it is… it seems hefty. Amongst the small things they just haven’t gotten around the handling.. the AC and the pest control is my biggest concern. I’m not spending almost $1000 a month to live here if my central air and heat isn’t even working and never was to begin with… especially when I mentioned something about it on day one and no one has even been by to take a look. I reached out to the company they said they reached out to, and both that company and Middletown said they’d call me back and haven’t. I’ve honestly had enough. And the look of shock on their face when I mentioned the animal living in the roof… screamed urgency, but no one has been out to take a look at any of that either. Some of our smaller, more non important issues have been handle more or less, like putting a door back up, but if I’m being honest.. it almost feels worse than before and it’s only a matter of time before the hinges pop off again. It’s been a constant game of cat and mouse, and I’ve tried giving plenty of time to get these things done but it’s come to my attention from personal experience, and reading these other reviews that there’s a chance these issues won’t be fixed any time soon and I should stop holding my breath, but hey, if I can help anyone else from being in the same boat as we are right now… AVOID MIDDLETOWN!!!!

Update 10/12/22:
MiddleTown has contacted another A/C company to clean unit and ducts. However, I have to wait until Nov 3rd for the service to be done.
While I am thrilled I have an appointment after years of requests, this goes right back to them taking on an account they were not prepared to handle. We shall see if it actually gets done.
Update 10/6/22:
Unfortunately, MiddleTown has failed once again to follow through with communication and promises.
I was promised last month to have my a/c inspected, cleaned and serviced as needed due to the amount of dirt, dust and mold in the coils. However, here we are, a month later and their own maintenance merely took the temp from the vent and left; never checking the unit itself. Their own office staff had to ask me why I had complained originally! Did they get pictures from me... Yes! Did I have conversations with the company that came to clean it but refused and said it must be replaced.... Yes! Did I have to follow up with office staff twice a week but get no responses.... Yes!
Am I completely fed up now....Yes, yes, & YES!
All they tend to be consistent with is " trying to correct their confusion" and contact companies that might be willing to check for a problem, but not the actual problem ....
Honestly, unless you love a run around, stay far, far away from this establishment!

Update 8/20/22:
After call with Drake this morning regarding lawn care that hasn't been touched in over 3 weeks; his reasoning was the recent rains.... Ummm, it's rained 3 times, sir.... Stated again, rains pushes out grass services.... What a group!!!!
The utmost unprofessional, disorganized, rude and blatant liars I have come across in a decade.
Think heavily before getting involved with this group!

Update: 4/26:
I received a call from a very professional lady today who addressed all concerns and gave me detailed information regarding the concerns I was having.
I enjoyed the exchange and the renewed faith and hope that things will be remedied soon; especially hot water and landscaping... The rest I've lived with and have no issue with holding out longer if necessary so that other major issues can be addressed....
For now, I'll raise the bar to 3 from 1.....

This company just took over last Friday, 4/15/22, Reverie Estates, Indianapolis IN.
Reverie has multiple properties, In the form of apartments. I am at Village at Fall Creek.
They walked through each property two days before the take-over to see what they were up against. Mind you, Reverie Estates has went completely downhill for the last three years, due to mismanagement of funds from a family member that was the manager and now the other two owners, out of CA are even worse than he was.
I showed/gave them my list of 27 items but also told them on Thursday about having no hot water for a week and half... Said themselves, this qualifies as an urgent repair but, here we are a week later and nothing, no updates, noone in the office downtown and having to call Muncie just to get a run-a-round to call emergency maintenance!
There was actually a maintenance rep on my property who checked, verified and explained the heater is a special order and has not come in yet..... But no clue when it was ordered or with whom, nor any anticipated date of repair!
They have also not done anything to the grounds and noone knows if or when that is anticipated either.
Soo, bottom line, extremely disappointed in their abilities this far... I shall file all complaints possible with the city and pay rent there on Monday, can't believe I'm having to resort to this, for the first time in my 48 years!
What type of company would take over hundreds of units and not already have vendors, budgets and keep residents informed daily.. A very unorganized and professionally deprived one, that's what.
Sadly, I met the Property Manager to be, in my own apartment and she lied to my face.
I had hoped for better but unfortunately, the reviews are correct.... Stay Far, Far Away!

Weeks without. Two phone calls and our yard is still two feet tall in the front and back. We can also look around our neighborhood and see the other properties owned because of the same unkept yards. If you're in the ball state area look for private owners. All the big name companies have too many properties to take care of yours.

This rental company is awful and I cannot more strongly suggest renting through another company. The only people renting through them were tricked into it or had no other option besides homelessness. Middletown was incredibly helpful during the leasing period, but any semblance of customer service was thrown out the window the second I signed. I then was allowed to move into a house with a patio full of weeds, dirty toilets, unchanged air filters, leaky sinks, cabinets with food from the previous tenants, and probably 15 dogs worth of hair in the carpet that they did not bother to vacuum or carpet clean. After complaints on my move-in form and over the phone, literally nothing has been done. Not only has nothing been done, I was told by the area manager that they will do nothing. I can almost guarantee that the owner will reply to this review with something along the lines of "we will pass this on to the team" but I will never hear back or get any repayment for the free carpet cleaning I gave this place. They are also incredibly rude and impossible to reach unless you have a payment due. I hate moving and 2 weeks into my lease, I am shaking with excitement to find a new place.
