$250 for smoke damage, (no smoke damage proved),managemnt advantage was the company when I moved in and during the time I was there iron man took over. When I moved out I was charged false charges that are in my move in conditions checks list that I was not

If I could give 0 stars for this company I would. About half way through my friends lease the previous company sold this complex to Iron Men Property Management. At this time she was never presented with a new lease with the new owners. Upon moving out, she was told she is REQUIRED to hire a cleaning company “as per her lease”. Again she was NEVER present with a new lease.

When she initially moved in she did the normal, move in check list and documented all the issue with the apartment, peeling paint, water damage etc. We also have pictures from the move it date of the conditions of this complex.

Another issue was the base board heater and window AC unit are old models and would release a black soot substance when in use, most likely negligence from the previous complex owners.

So instead Iron Men ,upon move out, refunding her deposit, they kept the full $850 deposit +$200 and blamed her for ALL the damages in the apartment when all but the blinds where documented upon move in with the previous company.

She was also blamed for “smoking cigarettes” within the unit when she is NOT a smoker.

Upon the new ownership IF she would have stayed at this complex they were raising rent to $1000+. To a unit that has no central air or heating, a horrible pest issue, and several other problems.

The bill she was sent after her move out date was for ALL the repairs within the unit. Ones that were present before moving in. My partner has worked with in property management for several years as an assistant property manager. And we know for a fact that the repairs do not amount to over $1000. This property management company just wanted to nickel and dime her, as I’m sure Iron Men did not know what they were getting into when they purchased this complex and made it the residents problem.

It is definitely interesting that your company’s moto on your website is “ Our mission is uplifting communities by developing and operating multi-family housing for God's glory. We are committed to being good stewards of our resources, and we work hard to make sure that our developments are well-maintained and attractive. We believe that by working together, we can make a difference in the lives of the people we serve.” Then when purchasing new properties the residents are responsible for fixing these unit.

Upon time for her to move out there was zero communication from Iron Men property management when two emails where sent from her to Iron Men about where keys need to be dropped off and a few other questions, she ended up sending a final email stating she dropped her keys at the Anvil apartments since she did not here anything from Iron Men. BUT the only communication she received was the bill for ALL damages in the unit.

This company has not done right by the current residents at this complex and is clearly going against their own mission statement.

I have already posted this onto the Lafayette Reddit page for apartment hunting to warn others to not fall for these money grabbing schemes, as well has submitted this to the BBB.

If you go to their website, you will see this ridiculous, fabricated lie about uplifting communities one apartment at a time, for God's glory. It is pretty disgusting they use God to sell their corrupt and swindling business.

This company is so arrogant, and new, that when they bought an apartment complex, in West Lafayette off Chestnut St., without inspection, they started nickel and dime-ing all of the tenants moving out. Most of them move out because the apartment complex is a dump, but now, Iron Men is raising the rent tremendously, and they know charging more will get the "rest" out. We all know this, we turn a blind eye to this. DO not let them fool you. They have her exact apartment listed for $890 a month when Iron Men was going to charge her over $1,000 to continue living there, at 255 Chestnut St. apartments, which is only 500 sq. ft.

This company is so ill-equipped to handle a new property, they didn't even check move-in inspection forms filled out with the previous property management company, and are blaming damages and the lack of care (from the previous property management company and tenants) on the current residents. If a company is taking over a dump, they need to be prepared to fix the dump, and need not blame every good tenant given a dump to live in. We moved her in and saw the damages ourselves. Our friend lived there less than a year and was immediately looking for something new because this place was not kept well. It has a severe bug/pest issue, severe water damage, terrible heating and cooling systems, and now, more terrible management. She filled out her move-in inspection form and signed it with the previous company, citing photos and videos of previous damages, which included, water damage, paint damaged (scorch marks from previous tenant(s) and peeling paint), and for the smell of cigarettes.

Upon move-out, a month early, Iron Men charged her $1,050 for the damages which were already there BEFORE Iron Men purchased this complex. They charged her for painting, which was NOT done before she moved in, and she cited this. They charged her for peeling paint and water damage, that was also there before she moved in. They accused her of smoking cigarettes, despite the fact she is not a smoker. The complex is so tightly compact, with TERRIBLE heating and cooling systems, the cigarette smoke was irritating for her asthma! Just another one of the reasons she had to move out of there, yet, she was blamed for that, as well!

Her previous lease did not state she needed to hire a cleaning company before moving out, but Iron Men forced her to get one, even though she did not sign Iron Men's NEW lease, something that should have been done before taking over a property, especially if you are CHANGING the lease. I was a property manager for a long time, and I had units that were over 1,000 square feet, some 1,300, and our damages were never this high, unless someone lived like an absolute pig. It is disgusting, against God's glory, and trifling that Iron Men came in and started charging these residents asinine amounts of money to fix up the apartments that were already destroyed to begin with!

And to top all of this off, when she emailed, you, Iron Men, trying to find out where to turn her keys in (twice), you refused to return her email, BUT, of course, you mailed her a bill for the "damages she caused" and was obligated to pay, otherwise you would send her to collections.

I will be sure to post this to every social media site that I can find. Property Management companies have and continue to destroy people's lives, JUST because they can. People need to stand up for people! Companies control too much and get away with too much, and the little people have no other action of recourse. We don't make millions like the owner of this company does, and so Iron Men know they can get away with this, just like so many before them.

Iron Men, I will be sure to let everyone know how you treat people. Change your slogan, because that is not what your company is about.

Horrible property management they tried to charge us for stuff that we didn’t do like for example they tried to say that we had drilled holes in the living room to mount our tv when our tv was never mounted on the wall and all kinds of other things. We never got our deposit back like they said we were gonna get back. I will never rent from this company especially Advance Management!!!!!
