Never enter into a dual agency agreement. The agent receives more money if you do, but the buyers and sellers sign away their rights to receive advice from their agent. For instance, if the seller has a question about how to deal with an overly negative inspection report, their own agent will not help them understand how to deal with the issue.

This was a first time to sell a house, so we hired Vince Netzel as our realtor because he had a good recommendation. Within two days, we had two offers. Vince asked us to sign a dual agent agreement (he wanted to represent the buyer also) because it would "save us money." We did so, but did not realize that meant he would no longer give us advice if it could harm the buyer in any way (stupid for us to do, I know). A few days later, we received a very detailed inspection report. It was 123 pages, done by four inspectors (2 appeared to be apprentices), spending a grand total of 20 hours inspecting our home (from 8 a.m. to the last one leaving around 3 p.m.). The report listed lots of problems, many of them exaggerated, or completely wrong.

We freaked out, and asked Vince for his advice, but he could not help because of the dual agent agreement. Desperate, and without our own agent's help, we offered to reduce our price by $40,000. Later, after talking to others who were experienced in selling homes, we found out that inspection reports have three purposes: first to inform buyers, second to protect the inspector, and to give guidance for lenders. Unfortunately, the reports are usually exaggerated from a layman's perspective. An experienced agent would know this and, if they were properly representing their clients, would share this insight. Vince did not even give us generic advice about the report. Again, Vince is a nice man, and had we not signed the dual agent agreement, we think he would have helped us understand how to deal with the inspection report, which would certainly have saved us several thousand dollars.

Therefore, never sign away your rights to receive advice from your agent!!

Realtor - Vincent Netzel. Nice man, but he failed to tell us that had we waited until July 1, 2024 (only two weeks) to sell our home, we could have required the buyer to pay half of the realtor fees. Was that failure because he was a dual agent? I guess we will never know, but that cost us over $11,000.
