They are one of few out there offering short term two month lease so thatās only reason I am rating one star above basic.and old electric stove here is good which doesnāt have auto shut off unlike new crappy stoves.
Update: Cons: Dynamic pricing , check for Holding fee , Amenity fee, service fee .Deposit will be rounded off despite giving in exact or even better condition.No exhaust in bathroom and also the exhausts in kitchen are junk and just run without any effect. I had multiple service fee of 3,10, 3 $ not sure what was it for !
Application fee is 60$ for every Adult and Amenity fee . Water and sewer is billed even if you are not home and not used it. Your deposit will be zeroed off despite maintaining immaculate condition and better as in my case the washroom heater was filthy but we cleaned it while giving back, without even giving you a notice.
Air Conditioners are very loud I had headaches on first day and we stopped using them from day 1 , it tripped frequently which was never resolved and we moved in during end of summer Oct and barely used any of heat or AC as we like it warm and still we had electric of 122$+ for two months which is too much for two people.
The dryer after four times drying leaves clothes wet as it didnāt work and my trouser to this date has those folds.
The maintenance team tries their level best to keep in shape but I think they are very limited on resources as it took them two days to fix as crappy loud junk exhaust fan by soaking it overnight and using same and same thing with dryer. Very old appliances and very likely they used high electric power which reflects in bill. The deck has Philips screws and two pieces wobble all time when we walk and maintenance team visited us about five times and lease office team visited about twice , she took pics of thrash which my dad put on my ramps outside and sent us a notice but couldnāt notice those wobbling wood all day unfortunately. You cannot put a bike in porch then whatās point ?
What makes it even worse is water shut off is noticed for Wednesday and they shut off Tuesday morning even without letting people know they are about to shut off!

I've been a Resident at the Summit at Ridgewood for almost 7 years now and I've seen a lot of management come and go through the years as one would expect; but Every since Taryn Owens has arrived i can honestly say that my experience with her has been extraordinary. She listens to all of my concerns and addresses them right away! I truly appreciate her and the new management team! Please keep up the great work guys!

Disappointing amenities and not really worth the high price tag. Why am I paying $85 in amenities like a dog park and gym that I never once used? Management is incompetent and has poor communication skills.
Went on a two week trip and returned to a flea infestation. It took management almost 3 weeks to even begin to address the problem. I even had to get corporate involved and still never offered any compensation or even an apology.
After move out, I was charged $150 to CLEAN MY KITCHEN, which was cleaned before move out. The cost to clean the kitchen was MORE than the cost to replace the blinds. I was not provided an itemized bill of damages before paying for them.
When I signed my early lease termination forms, a manager in the leasing office, Taryn, asked me to remove a previous negative Google review about our flea infestation.
Would not recommend this complex and will avoid Morgan Properties in the future.

DO NOT RENT HERE, DON'T EVEN CONSIDER IT. I cannot stress this enough, DON'T MOVE HERE. You will have an awful experience and you will not get back ANY of your deposit.
The apartment was in horrible condition when we moved in. After complaining to management they had it cleaned, but not well. Multiple appliances didn't work or were damaged, the place reeked of smoke, the countertops were stained and chipped, everything was sloppily painted over, the wood on the doorframe was rotting and falling apart... and so much more. Any maintenance request takes weeks or months and many calls to management to be fixed. There was a huge hole in one cabinet letting mice inside. I put in a request to fix it and they did nothing about it because they "did not see any mice". Our toilet was broken for 7 months. It took three visits from maintenance and they still left a huge hole in the wall, which they then charged us for after moving out, along with numerous other unexplained fees. I doubt they even did any cleaning, since they certainly didn't before we moved in. They just took our entire deposit and then had the gall to charge hundreds more on top of it.
Please don't move here. it's not worth it.

I'm gonna be so serious when I say this, these apartments are not worth the money. We have a 2bed 1bath for $1,114 a month. Electric, water, sewage, and amenities are not included. Some days we choose to pay a bill over getting food for ourselves. It's a fine apartment if you have the money, but I think they're making most of their stable money gullible college kids, high middle class people, and people they're not telling the truth about their fees. The people at the front leasing office will tell you there's no hidden fees, but a $50 charge jumped out at me the first month and they told me it was the water company's first and only charge they'd make. Not to mention the front office monster of a woman, TERYN, is so unclear with everything and for the first week when we were trying to put our deposit down she didn't answer her phone for us. She was going to take our deposit and ignore us, but had I not gone down and asked for clear communication we would not be living here. When I did, she told me they're contactless. But she blocked my number and my roommate's numbers. So whenever I need to call, I can't. I HAVE to go down there and speak to someone in person. Upon moving in, the whole house smelled of cigarette smoke, there was duct tape holding our kitchen sink's pipes together, there's no grout on the toilet, there were rusted screws left on the ground, there was a roach infestation, and NOW there's a nest of wasps making home in the vacant apartment next to us. They say they put out notices for emergencies and what not, but the only emails I've ever gotten was when the pool was down. We went a whole morning without water and I had to drive down to the office to see wtf was going on. The AC filter was filthy on arrival, the kitchen is crooked (yes, I don't know how, but it is), the kitchen eyes are rusted, there were two sets of steps on our stairs that were broken off and showing the supporting beam for at least a month and a half before it was fixed, instead of addressing the mold/mildew underneath our sink when we moved in, the handyman caulked a board over it to hide it (nice!), when the building was power washed last month the men somehow messed up our door and now it's impossible to lock/unlock (oh did I mention the seal on the front door is so poor that water from the power washer got INTO my apartment?), the lighting fixtures in my bathroom are rusted, there's stains all over my bathroom sink and toilet that I can't get out... this is NOT worth $1,000+. Maybe $600. But NOT $1,000+. They're psychotic for thinking it is. Don't live here, don't send your college kids here, literally just find somewhere else.

Would have to say these are about the worst apartments in Fort Wayne. They come flea infested so if you have fur babies RUN!! Plenty of reviews on the fleas, when we moved in you could tell they rushed the whole townhome , you could clearly see children drawings on the doors , the cable cord that connects to the wall was completely jacked up . The electric stove they give you only about 2/4 work. Under the cabinets was just nasty old caked up grease. Mirror bathrooms completely messed up. If youāre looking for a place just because they approve you donāt mean itās peaches and cream!! Horrible horrible

Your performance as property managers is an embarrassment to the industry. From your mishandling of basic tenant processes to your complete disregard for providing even a baseline standard of service, your incompetence and greed are staggering.
Letās start with your move-out procedures. Requiring tenants to sign a ākey receiptā should ensure accountability on both ends, yet your failure to provide a copy leaves tenants vulnerable to accusations of not returning their keysāaccusations that arise purely from your own mismanagement. When your team inevitably fails to file paperwork properly, you place the blame squarely on the tenant, instead of taking responsibility and checking your own records. The icing on the cake? Ignoring calls and dodging attempts to resolve the situation, leaving former residents with no recourse.
Next, your so-called āamenities.ā You raised the amenity fee from $8 to $15 to $80, but for what? The nonexistent second pool you advertise? A gym thatās a joke? A dog park so obscure youād never know it existed unless someone told you? Itās insulting to charge such a fee when your offerings are laughable at best.
Your claims of ānewly renovatedā apartments are equally absurd. Slapping paint on the walls and replacing a door does not constitute renovation. Meanwhile, basic issues like incomplete plumbing under the sink cause immediate damage, showing your disregard for quality. The external labor you hireāclearly chosen for the lowest costāproduces amateur, subpar work that would embarrass any professional contractor.
Now letās address your rent increases. A 30% jump upon lease renewal? Annual increases on already inflated rates? $1200 for a one-bedroom, half-bath in Fort Wayne is outrageous. On top of that, you nickel-and-dime tenants with portal service fees: $3.70 here, another $4.95 there. You manage to squeeze every penny out of tenants while offering nothing in return.
Your maintenance staff and property cleanliness are equally appalling. Overflowing dumpsters, trash scattered across the property, and maintenance workers who let it fester reflect a complete lack of pride in your work. Mold issues? Ignored. Infestations? Overlooked. Fire code violations? Unaddressed. As others have mentioned I have no doubt that a fire marshal would condemn certain units, yet you continue to lease them without regard for the health or safety of your tenants.
Your lack of communication, accountability, and professionalism is not just frustratingāitās unacceptable. You charge premium rates for subpar living conditions while treating your tenants with utter disrespect. If this is the standard Morgan Properties prides itself on, you have some serious introspection to do.

UPDATE- read below first- SO THE ROACHES have spread ⦠i have done everything i can for protection against these things ⦠traps and cleaning so intensely⦠they are spreading to my living room and into my cabinets ⦠Attached more photos⦠they are even in my toilet now⦠management has REFUSED to contact me back expect sharing the orkin people would be here last thursday ⦠no other communication regarding my home being inhabitable due to this⦠I am contacting a lawyer tomorrow and the health department! If they donāt want to handle this issue I am going to make it be addressed. Even if I canāt do much because READ THE LEASE ITS SO SKETCHY. I can at least warn others not to lease here. And bring it to the attention of the health department. I will be speaking to my neighbors and seeing what we can do about this. DO NOT LEASE HERE. THEY WONT HELP DEAL WITH ROACHES AND THEY WILL IGNORE YOU. Taryn the manager is a LIAR. Donāt let her get you with saying these places are nice sheās a scammer and her family should be disappointed in her scamming ways. Having people move into roach infested apartments⦠I wonder if they know the type of place she runs. THEY HAVE ROACHES !!!!! I moved in October 25th 2024⦠and already had my dishwasher flood into my apartment took me hours to get ahold of maintenance. The smell was so disgusting I was throwing up. They claimed the garbage disposal was clogged ā¦. okay so I made sure to regularly clean it and it broke again ! Started leaking anytime I used my sink. AND this time flooded the dishwater and smell so horrendous I thought a dead animal was in the vents or something crazy. Oh and they āredidā my downstairs neighbors bathroom and made my apartment smell like straight chemicals to the point I had a headache from being in there trying to find where the smell was coming from. Again, took call after call after call to get ahold of someone this was in the middle of the work day! Finally they said one of my neighbors mustāve been cleaning with chemicals No, there is no way that this is just cleaning chemicals So intense Iām thinking of calling the fire department to come check it out because itās scaring me. They finally sent someone to check after I had to leave voicemails and call i donāt even know how many times. All maintenance said was that there was no chemical leak in my apartment so just to air it out. Turns out after I called again letting them know I was going to file a police report and call the fire department because the chemicals were scaring me that someone mixed chemicals or some leak was happening they said that they replaced the downstairs bathroom and whatever they were using as paint or sealant leaked through the vents. A WARNING WOULD OF BEEN NICE! I had to call into work freaking out about my apartment! Oh and cherry on top I JUST FOUND ROACHES! And they said they wonāt get to it until Thursday when their Contracted pest control comes out. I told them itās uninhabitable and they said it is habitable snd that Iām choosing to leave my apartment LOL living with roaches is habitable? GROSS! I want nothing more than to be out of lease, I am sure there will be problem after problem the rest of my lease as they are horrible landlords. Do not get an apartment here !!!!! I will keep you updated on this roach thing and future problems as I am living with my friend right now because i will not live with roaches !!! Oh and Jennifer the manager of avalon said this normal and it can happen and they wonāt get anyone out sooner and she wonāt prorate rent or anything! She said sheās had roaches before and lived there so its my choice to leave and not live there WITH ROACHES they are not making me LOL. Will be calling the health department and making a formal complaint. OH WAIT they also wonāt check the other surrounding apartments because they said they might not need to. So my neighbors who likely gave it to me are just going to keep spreading them whether they are aware or not. SO HORRIBLE!!! Attached is photos for proof. I pulled the fridge out and boom roaches.
