Total lack of professionalism when trying to rent from this company! They discriminate based on where you work and where your from. Call me disgruntled or whatever you want just so thankful God had his hands on my son before he signed a lease with these folks! If your child is a young adult and new to navigating adulthood don’t send them here.
See their reply below. It’s comical and totally proves how unprofessional they are! See for yourself this is how they treat people who question their choices. Mind you the applicant had a 700+ credit score and plenty of income but because he might get a transfer for work he was denied. God is good 🙌 he protected my baby from a bad situation. I moved into the Park Place apartments about 2 weeks ago. I had enclosed trailer parked in the parking lot that I used to move with, and planned on returning it on my day off. I have two jobs and work 65+ hours a week, and I don’t have normal days off or work normal hours. The ONLY day I had off in two weeks the complex had it towed that morning and I had to pay $400 to get it out.
There was no courtesy call, text, note on my door, nothing. They did put a sticker on my trailer a few days prior, but I didn’t see it in time because I didn’t think the trailer would get towed considering it states no where in the lease agreement about not having a trailer parked in the parking lot.

Worst turnover of 8 prior rentals in 15 years. Lived at Grinnell Park between 11/23-7/24, within 1 week & regretted it. No cameras, no on-site staff.. "managers" (subpar realtor) briefly visit, in/out under 30 min. Red flags on tour, unit was unsanitary/disrepair while falsely advertised "move-in ready". Loose fitting window screens w/ holes held by tape. 1 screen hanging out of window. Oven black & stains (burnt food crusted in & out). Fridge stained & debris. Various foods spilled on kitchen floor & cabinets. Long black hair, stains in shower & various health/hygiene items spilled in bathroom cabinets. Multiple doors w/ holes (1 door fixed AFTER move-in). Previous tenant was obvious slob. The "manager" gave bs excuse of: "Previous tenant slept a lot" (inquired w/ few units & sounds like worked graveyard at McDonalds). T&L ironically gives every tenant a "clean up checklist" when moving out... if tenants doesn't do it then T&L charges from deposit. The "manager" promised the unit would be cleaned & fixed up before move-in. Unit wasn't touched since tour.. so obviously the "manager" was just motived into getting her leasing bonus. Your charged an ironic "good faith" payment of $30 before move-in that goes toward 1st rent. They entrap you into lease by doing same day signing on move-in; No matter how displeased you may be when they've failed to deliver on what was promised before hand, won't be able to fall back when between places + they keep that ironic "good faith" payment... so either way your screwed over by T&L. Due to buildings low quality construction/lack of insulation you'll hear neighbors thru thin walls/floor. Water leaking downstairs from mopping that multiple maintenance staff give contradicting responses into ever fixing. Anytime below 40 degrees heating coils are useless. Had 1.5 week of temps in negatives, unit couldn't reach 45. They do these pointless, ineffective, self-monetary serving 1 month inspections on everybody who just moved in; Obviously just to make sure those on lease are the only ones living in unit (same "manager" was in/out in less than 1 min. Didn't inspect the actual unit and its condition such as: appliances, closets/doors, smoke detector, windows, ac unit, faucets, lights/switches. Had multiple issues with couple units in same hallway w/ T&L responses being generic, dismissive, contradicting, or ignored. Was assaulted by neighbor w/ career criminal history. Rental properties do criminal background checks (supposedly). Same unit had cops over 5 times in 3.5 month period for various domestic issues. T&L first claimed no knowledge, then contrarily stated shortly after knowing its a "problem unit". When cops respond to rental property, report is sent to owners/managers. After ordeal money hungry T&L wouldn't early termination of my lease (very lease w/ clause in it where they can mutually agree to terminate). Only 2.5 months later did they finally agree to the clause in the very lease they hypocritically tote; Multiple harassments while out in public from the immediate family of the problem unit. Most likely due to liability since they had been forewarned this likely to happen. Grinnell is mid-sized town + family lives 7 blocks away + Grinnell PD stated as them station regulars + Seen multiple vehicles owned by the family parked multiple times weekly in front of station. T&L has high turnover of maintenance & managers. Witnessed 3-4 of each in my 9 months. Highest tenant turnover for Grinnell & Newton properties (go on their FB for monthly listings). They gave contradicting/self-serving notices in June regarding feeding strays. 1.5 weeks before move out, noisiest unit broke an entrance door window due to unsupervised kid(s) golfing, 15 feet away. The lease is selectively & contrarily enforced only when its self-monetarily beneficial. Even my folks (guardianship) were noticing lies & contradictions with their interactions with T&L. As they've come to realize in stating: "the games being played by T&L".

T & L Properties LLC, is by far the absolute BEST company to contact if you're looking for a place to live. My husband had a stroke and no longer could climb stairs, they transferred us to a ground unit w/accommodations to suite his needs. The process was speedy, efficient with no issues. If your looking for a next place to call home we highly recommend T& L you won't be disappointed. If we could give them 10 🌟 by golly we would've. Thank you management for everything.

Absolutely horrible experience. Creepy maintenance man would come into my apartment before knocking. Sometimes i would be sleeping or just got out of the shower. Building managers threatened and harassed me. Threatened to tow my car. They would “inspect “ my apartment for “bugs” 24/7. Will charge you for absolutely everything. They are money hungry landlords.

The most severe lack of professionalism in management and maintenance. Not only I but many of the tenants at t&l had/have to experience a terribly rude and unsettling level of disrespect from not only the maintenance man, but also from the operations manager as well, every interaction I had with her over the phone ended with her abruptly hanging up the phone while I was speaking, I’ve dealt with management and maintenance cursing towards us yelling at us, disregarding maintenance requests and simply being rude, not to mention the fact the maintenance is never taken care of on time, we had to wait 4 days with 2+ inches of ice on the parking lot plus 3-4 ft snow drifts along every walk way blocking all entrances to the buildings, and the buildings are homes to some more older not so active people that have the lack of ability to get through such conditions, and when a polite older women asks the maintenance man when it will be shoveled she’s rudely told he’ll get to it when he gets to it, leaving this poor women to get bundled up and start shoveling her way out, I come home to see this only to help said women remove snow and then the following day helped my fellow tenants clear a path for us to get to and from the building, only to find the next day the maintenance man comes to finish clearing the path we already made, the lack of professionalism is what leaves t&l properties with such low reviews and lack of recommendations, I wouldn’t recommend a homeless man to live here. They truly have no regard for customer service nor taking care of they’re tenants. The reviews below and above mine show my exact point as to look elsewhere for housing.

If I could give this company 0 stars I would. My son moved in to one of the apartments towards the end of July. The ceiling in the bathroom had some water damage and we were told it would be taken care of. Ok that’s fine we documented this and moved in. The manager painted over the ceiling where it was damaged. Forward to August not even a month later and the ceiling is covered in black mold. I called the emergency number and they contacted the manager. He came out almost a week later and said he would have to take that part of the ceiling out. Ok fine just get it done. He did this toward the beginning of September. Skip to the middle of September he is supposed to come back and complete the ceiling. My son ends up in the hospital and isn’t even home during this time. Manager comes back and leaves a horrid mess in the bathroom. Dirt in the hallway and a bang up half complete job. Leaves a note that he will be back in 5 DAYS to complete the ceiling!! It is now October almost a month since he left the ceiling gutted and no work has been done!! I informed the property in writing that my son would be moving out. He hasn’t been in there since he went to the hospital. They are now saying he will owe the rest of his deposit and rent for every month it takes until they can rent it back out! Excuse me but how can you rent an apartment out that is in clear violation of the state health and safety code? Yes he is breaking the lease but he has the legal right to do so when he is being forced to reside in an unsafe environment. I would never allow anyone to live in these apartments!!
