I find dealing work this HOA to be deplorable. I was told to paint my house this year and while under review for color prefer preference I was penalized $100 even tho I had been assured that would not happen. Original color choice was denied and before you knew it there was an additional fine. When finally given approval for colors I asked for a letter for this. I was told by Terri Lawless that she would not spend postage money to send this and the email world have to suffice. I had the house painted and was aghast to receive yet another letter informing me to paint my house. I received duplication of the letter. Each stated there was an additional 100 home. There's duplicate letters had certified labels but were never sent to me as certified because no signature was warranted. The irony of this is while they included a letter to paint my house they also included a picture of my painter up on the ladder--painting my house. I did a short term on the board last year and left with animosity on both sides. The dues were being increased and I was opposed to this. Other than a basin there are no amenities in this area. The money is not there even though dues for about 100 homes is 167 quarterly. When I resigned the board I clearly stated that I did not want any retribution and feel that I have been harassed and targeted over and over. The tone of emails received from the property manner are rude and unprofessional. I have receipts for this tea and wonder what will happen now that I am submitting this negative review. Avoid this HOA if you can.

The respect and professionalism of AZCMS has been noticed and well earned. It doesn't happen overnight and being present at the meetings is the best experience. Terri Lawless knows her product and it's evident. Communities need a take charge HOA management company to help make a better communities. Terri with her experience and leadership qualities are a big asset for Las Piedras at Sevano Village.

Update 2: I am changing my star review to a neutral 3 until I have time to review all materials provided to me by AZCMS.

As I say below, they are VERY quick to respond.

Over 80% of our total fees go to AZCMS. They force us to nickel and dime every other service in order to afford their insane fees. Our community has deteriorated significantly. People are leaving in droves bc they cannot afford the HOA fees.

Pro: they’re quick to respond to late night emergency calls

They have requested I take down this review and attend a meeting. This review has nothing to do with any special assessments and I am in favor and voting for it bc I have pride in my community.

For other homeowners: don’t take them at their word. Look at the fee breakdowns. Postage, printing, administrative fees, etc are separate from the contract and should be totaled to understand how much is going to them.

Our other costs (landscaping, electric, water, etc) do not cost nearly as much as we’re paying for “administrative services”

Terri Lawless was most helpful in contacting the HOA landscapers to have tree branches removed from our roof. We were concerned that the branches were damaging our roof tile. We are appreciative of her prompt response and happy with the work of the tree trimmers.

My name is Dave Katzen. I am the President of the Mountain Rose Homeowners Association. This comment is in response to a review that Jan Shepherdson left in regard to Arizona Community Management and Terri Lawless (who has always been very professional and knowledgeable). I am the one that denied the first 3 painting applications that Jan Shepardson submitted, due to the fact that the colors were not on the pre-approved HOA list. Yes, when she finally sent in the fourth application (2/21/24, 3/18/24, and 5/10/24) on 6/18/24, it was correct with the HOA's pre approved colors and was immediately approved. All fines were waived at that time. When she received another notice of a fine, unfortunately, it was automatically sent by mistake and was immediately removed.

Amy Fanter is the representative in our complex, Plaza Residences, and she is amazing. I have dealt with a lot of HOA representatives, but none with her level of competence in customer service and knowledge, and her responses are immediate. I am very impressed with her and AZCMS is very lucky to have her, as are we!

Almost all of my experience and dealings with AZCMS have been with Amber Winter, our community manager. My experience has been excellent. Amber returns emails and phone calls quickly and efficiently. That was not true prior to her becoming our manager.
My work has been sporadic with Amber, but I look forward to more contact with her and her services.

Just a quick note to say that after many different management companies at Solstice at Sevano, AZCMS is head and shoulders above them all. And our Property Manager, Terri Lawless, is the BOMB!
She not only responds to the owners and their needs in record time .... she really cares as well !!
