I lived at 2205 E 5th St for 2 years between 2021 and 2023. We had a severe mouse and ant problem. It was absolute hell. I can never get those 2 years of my life back. Granite did not take adequate action to rectify either issue, and was incredibly difficult to work with. There’s probably STILL ants and mice in that house. Save yourself the trouble and don’t rent from Granite.

I usually try to give companies the benefit of the doubt, but I truly have to warn anyone signing with granite. Their idea of ā€œcustomer serviceā€ is completely non-existent, and I don’t think they understand the meaning of boundaries or respect. Granite messaged me twice informing me that I will be showcasing my apartment, I didn't want to the first time because I was ill and this most recent time I have special company over so I simply did not want strangers entering at that time. Despite me politely requesting privacy and explaining that I was feeling unwell and needed rest, they insisted on forcing me to showcase my apartment to prospective tenants multiple times. You would think they’d respect that, right? But nope.

Instead of making the slightest attempt to accommodate me, they just sent messages demanding I allow random strangers into my space—no warning, no asking, just a blunt ā€œyou will be showing your apartment.ā€ When I asked if they could find another way, like finding other current tentants that didn’t mind showcasing, they sent me some generic lease clause about how landlords can just walk in whenever they please essentially.

To top it off, when I asked again if they could respect my privacy, I was threatened with fines if I didn’t let strangers into my home. So, apparently, their ā€œprofessionalismā€ includes both harassment and extortion. I can’t imagine a worse experience. If you value your privacy, peace, or basic human decency, do yourself a favor and *DO NOT* rent from these people. They will invade your space without a second thought, and they couldn’t care less about your comfort or wellbeing. Hands down the worst people I’ve ever had to deal with.

I just recently moved in to a Granite property.The same day I signed the lease they asked if we would like to renew the lease for next year, before we had even moved in. I moved in to my apt in the beginning of January. We had asked them for some time to get situated and see if we would like it here. Someone from granites office told me they would give us until then end of January to decide if we would like to renew the lease. I was very happy to hear that. Later that day I got a call from granite saying that they didn’t realize that they had already sent the lease to someone else to sign. I was absolutely enraged. They had told me THAT SAME DAY that I would have time to decide if I wanted to renew the lease. If I had known that someone was interested in my apartment I would I renewed the lease that same day. I am still very upset that Granite allowed someone to sign the lease without giving me a chance to renew. If you are moving to Bloomington and looking for a place to live I do not recommend Granite Student Living. They are very unprofessional don’t care about their current tenants. All they are looking for is the next person who will give them money.

Who charges a fee for renewing a lease? Most apartment places WANT you to renew so that they can save money on reconditioning an apartment. No other apartment place I've EVER been at charges a renewal fee. It really just feels like a blatant cash grab.

Add that to the one guy in the office who moved from Miami for the express purpose of becoming a crappy Bloomington landlord and overcharging for properties. Add THAT to the fact that I got asked to renew 2 weeks after moving in (a practice that many cities are making illegal).

Maintenance, at least, is fantastic. Otherwise, don't rent from here.

Granite is the worst management company & I would rather sleep on the street than rent a place managed by them ever again. They charge a ridiculous amount in extra fees which they don’t tell you about prior to signing the lease. Management is rude and never answers emails concerning important issues. I live in 46 Flats which is a cheap build and you can hear everything your neighbors are doing. Save your time and money and don’t rent from them.

DO NOT lease with. Multiple times I have called and emailed the faculty and they do not respond. I have had multiple issues with the current apartment I am living at with electrical issues and they do not seem so care at all. They are inconsiderate and show up to the apartment without a notice. Do not lease with Granite whatsoever. Absolutely unfortunate leasing office and terrible living facilities.

This unit has been a complete disaster. We moved in and were immediately greeted by the closet doors and bathroom doors sitting off of their hinges. We’ve been renting for less than four months and so many problems have came up with this company. Our front door got stuck locked at one point so we had to use the rear, our heat wasn’t working so a request was put in on Oct 16 but didn’t get completely fixed until October 25. After moving in contractors left tools and paint cans throughout the unit, I don’t think the property managers even made sure this unit was ready before our move in date. The icing on the cake is just recently our water went out. We put in a service request and even called to expedite it but never heard anything back. Ended up having to call the city utilities who said the bill wasn’t paid. Mind you this is on November 6, we checked our account and our 50 dollar flat fee was taken out on November 1st. We called the emergency line through granite and had a maintenance man come first thing in the morning, he said it was a billing issue. We went to the office and got a lot of ā€œno big dealsā€ and ā€œthe problems been resolvedā€.
We are HUMAN BEINGS, we require water and heat when the temperatures are dipping below 50 degrees. This was my first time renting, my first experience away from home, and this has been terrible. DO NOT RENT WITH THIS COMPANY

I moved into 46 flats over a year ago. I’ve been a great tenant, had next to no issues with them, they even wanted me to work for them because of how pleasant I was during all interactions. They send out lease renewals 10 months before the second lease starts. How is anyone supposed to know what you’ll be doing in a year? Well it happened to me! I signed my renewal and then 3 days later was offered a job in Terre Haute. I reached out to them asap asking if I could please void the next lease ending in July 2026 and that they could keep any of the renewal fee payment. I messaged and emailed and didn’t hear back for days and eventually was told the only way I can get out of a lease that doesn’t start for almost a year is to sublease it! I’ve never left a bad review and they have a lot and I chose to ignore it. While it is partially my fault for signing, if I didn’t they will show your apartment to other tenants and I didn’t want to lose my apartment. I’ve actually never been so upset about a situation that could have easily been resolved. I do NOT recommend renting from granite if you can avoid it. Insane energy and horrible management.
