I have put 3 kids through college and Omega has hands down been the best rental company we have dealt with. Going through the leasing process we dealt with Katie and she was great. Anytime Katie was unavailable Savannah was right there to answer any questions. Maintenance was quick to deal with any maintenance issues and if it was something they needed to contract out (our AC went out) Savannah and Katie communicated the steps and timeline through the entire process. I would recommend Omega to any parents looking for rental companies in Bloomington.

Omega is the best rental company in Bloomington! Their units are fabulous: well kept and modern. The price point is not too high, and their variety of options allows many people to rent from them. So many things are great about Omega, but particularly their maintenance team. It is easy to submit maintenance requests through the tenant portal online. Maintenance responds to requests VERY QUICKLY and professionally. They fixed my smoke detector within two hours of when I placed the request, and they replaced my sink disposal SUPER QUICKLY without any complications. Omega communicates well with their tenants through text message and email and is always super helpful with any questions. I highly recommend Omega if you are looking for a place in Bloomington!

Omega is truly the worst experience I’ve ever had with a landlord/ management company. The comparison to my other apartment in Bloomington was night and day. Omega takes every chance they can to screw over their residents, and I would never suggest them to anyone.

While the apartment was reasonably priced, the cons far outweighed the pros. To start, they stated during my tours that there was an “august installment” to cover your first and last month of rent. The start date of the lease conveniently was after the first day of classes. They offer an “as is” move in early option. Here, they provide no cleaning or painting services. You are also required to pay a “pro rated” rent for those days. Effectively making it a 12.5 month rent payment, for not even a 12 month lease. In past years, they waived this for tenants and they refused to do that for me. The staff was rude and unhelpful in dealing with every situation.

Starting in early October, they began touring my apartment. This was incredibly disruptive and intrusive. There were often multiple tours a week with little notice. It did not matter when we were in online class or busy. These would happen at all times of the workday. They would encourage them to take pictures. Once while studying for the bar, they did not ask my permission and took pictures of me in my living room under distress. Not asking if it was okay or for me to move from the pictures. Tours lasted from early October to July (spanning almost my entire lease).

Also, the front code for the door has not changed in years, which is a serious safety issue, considering multiple homeless people tried to come in after me. The packages in the lobby also often display the code needed to get in.

Moving out (of an apartment that was never cleaned for me) was also an issue. I had scrubbed for hours to leave the apartment reasonably clean. 8 hours of cleaning were deducted from my deposit. This is far far more than any fee I have ever had. When asked, omega simply replied it wasn’t their problem and we could call the cleaning. They took no responsibility for choosing vendors that cost their tenant outrageous amounts of money. They also had an issue in returning our deposit on time. Unsurprisingly they were hostile and rude while communicating with them about it.

If you live with them, I suggest keeping thorough records and preparing for dealing with a hostile staff.

My daughter leased a house from Omega Properties in Bloomington. A few days before her lease began, a bed was delivered a week earlier than the shipper had said it would be, and it was left sitting at the house on the front porch. I contacted Omega to see if they might be able to help, and they immediately responded saying they would bring the shipment inside the unit. We live in California, so we could not do anything about it. I was so thankful they responded so quickly and provided a solution. I offered compensation, which they politely refused. Thank you, Omega, and looking forward to a great year!

I've lived in an Omega apartment for a semester now and have had nothing but a positive experience. My apartment is probably the nicest place I'll be living in until I'm 30, with a huge living room and a full kitchen. The staff is very kind and understanding - my microwave broke within my first week here and not only did they replace it within the day, but also at no charge. In the interm they even loaned me the one the use in the office. I highly recommend leasing from Omega Properties, this is the best deal in town for the price I'm paying.

Omega Properties is the only leasing company I will work with! Amy and Savannah go above and beyond with their clients to ensure quality costumer service. I can always count on them to take care of me and floor mates. This company really does have the best interest of the client and serves nothing but honesty! Just want to note that they will take a ridiculous amount from your security deposit no matter how clean you leave the place and just for ridiculous reasons. I spent honestly a little too much time calling both omega and the cleaning place they hired. The cleaning company said no matter how clean the place is left, omega makes them clean “every inch”. Which cost US $700. Longggg story short, and there’s lots more, but try your best to avoid this company 🙂

Properties look decent and clean.

However, they will get you when you leave your rental unit. You cannot get out of a lease until it is over, even during the COVID pandemic. This is in spite of their tenant portal apparently showing this is possible. In addition, they will try very hard not to give you your full deposit by looking for small details during move out inspection that others would consider normal wear and tear. Over the course of your lease, they will charge you for every light bulb during maintenance.
