Absolutely worthless this rental company is. Can't get maintenance to fix anything. Can barely get ahold of the business in general. Apt was supposed to be cleaned out and fixed upon moving in, that didn't happen, or it was a poor job. Didn't come with a bar in the closet, I provided that. Shed was supposed to be cleared out from previous renters things and lone behold, it's still sitting in the shed. AVOID THIS COMPANY AT ALL COST IF POSSIBLE.

She did absolutely everything she could to ensure we had a safe, reliable, beautiful home to raise our kiddos in, and just in time for school! As the head of a company that provides services to individuals with disabilities we are so happy with Dudley. No large management company will even talk to us but Dudley heard us and helped. We rent one unit from them currently and are looking to rent another. Anna has been an amazing help and the ladies there always are happy to work with us if any issues arise. They are quick to respond and helpful. We will be renting with them for a long time.

Have to deal with one of their "managed" properties in my neighborhood. I leave messages for them to call me back regarding their property and tenants but they never respond. Each time they rent out this house, it's to worse and worse people since they have managed it. Out of state visitors non stop. 5 cars parked on the street of Non residents living in the house. Loud music all hours including now at 730 am. Property damage. Harassing the neighbors. They do nothing about their tenants causing problems. Basically if you're considering this property management for your own property, don't.

Absolutely cannot get anyone to answer phones or return our calls. They moved new tenants in before our lease was over (and will refund the rent we paid). This was was incredibly helpful to us and we appreciate them doing that. However, the new tenants did not switch utilities to their names and we were not notified when they moved in so we could shut our accounts off. We have now paid for half a month of utilities for another family. Super thrilled about that.

Also maintenance is an absolute nightmare to deal with. I have far too many stories to share than this review would allow. Good luck should you choose to rent from Dudley.

Update: they are now trying to charge me a full month of rent when my last night there was Nov 30! I have called to ask why. I have yet to reach a live person or get a phone call back. It has been over a week no response from them. Avoid this company please!

They acquired our old units after our landlord died. At first after meeting Mark things seemed promising and he reassured me the issues we had (broken windows, wobbly toilet, slow tub drain, no bathroom door etc [all things that were wrong since the previous owner had it] would be fixed. I WAS WRONG. He told me when he came by at the end of Oct that they didn't get keys at closing. I gave him our ONLY key to the unit. He had dropped off an application to fill out to be sure info was up to date. I called the office and left a voice message. I wanted to see if the pet deposits transferred over and to get clarity on how new leases would work before filling it out and to verify that the price was indeed 300 per pet if it didn't transfer over. A couple weeks had went by. I still hadn't gotten my key back. (Never did) maintenance hadn't called me to set anything up and I never received a call back to clarify the deposits.

I went ahead and after paying rent for Nov (mailed out the 30th of Oct) sent my pets to a friends. Husband and I couldn't lock up the unit when we left because we had never gotten our key back. I even told Mark we were moving and would be out by Dec 1. I really wish Mr. Conrad would have gotten a better property management company! This one is a joke!
