Shelly Rutt was the absolute best realtor. The first house we put in an offer for, which was not listed with Wagons West, had so many problems after the inspection that we decided to cancel the offer, and the seller, from California, was having a fit about it, but Shelly stood firm and backed us up all the way. Found another house, that we fell in love with. Offer was made and Shelly worked her trail off with the sellers agent. All went smooth as glass from the offer to the closing. Shelly is great at what she does and will have your back, either as a buyer or a seller. Highly recommend Wagons West for your Realty needs. Thank you Shelly for all you did for us.

I just had a very bad experience with this real estate agent, Shelly Rutt. I had been in negotiations with her over a home in Torrington WY for over a month starting about April 1st, 2020. I live in WA state and was going to move into this home in Wyoming.

In our very FIRST phone conversation we discussed the issue of noise at the property and I explained it was critical to me that the home's environment was peaceful. I mentioned that here at my current home, there are barking dogs driving me crazy on three sides of the house and I wanted to be assured that the home she represented did not have ANY noise like dogs close to it or ANY traffic or commercial noise. I also talked to her about the highway that was north of the property and was concerned with possible traffic noise. She said that there was NO NOISE. I asked her if she has been there physically before and can assure me that you don't hear any traffic. She said, "yes many times and I have NEVER heard an automobile from that highway".

Folks, not only could you hear the noise, the highway there was a steep downgrade and every 5-10 minutes there was an 18 wheeler coming down WITH THEIR AIR BRAKES ON!!! You could hear that very loudly at the house and I am sure a 1/4 mile or more beyond. I was never shown the inside of the home because I arrived the night before but if I was I am sure the windows would shake it was so loud. In fact I stayed the night in my fifth wheel that has insulated double pane windows on the property and when the trucks came down the hill it was very loud, like a train and my windows would vibrate. The trucks going up the hill heading south were also very loud because of the grade and their RPM needed to climb it.

So she lied! Knowing that I was going to travel 3 days with over 550.00 of fuel one way she did not care. I knew in the first 5 minutes at the property that it was all for waste. The next morning she was planning on coming to the property to show it to me. I called her up to let her know there was no need to come. She asked, "why" and I told her the situation about the traffic. She had no sympathy and stated she had "worked hard" on that deal and then just hung up on me.

Folks, I don't expect perfection from anyone, but in light of what I lost, over 1200.00 and six days travelling, mileage on my truck I was the victim of a careless greedy real estate agent that was ONLY concerned with her commission, everything else be damned. You have been warned.
