I haven’t been in my place a week and I’m already disgusted and ready to go!!! First of all when I did my initial walk through roaches were all over the place but after Angel assured me it would be handled prior to moving in I went ahead and still went through even though something in my head told me not to. I went back to the house with my movers to start moving and everything was an absolute mess!! Spiders still in the exact same spot from when I did my first walk through, dead and living bugs all in the kitchen drawers/cabinets, yard not touched at all, carpet stains, holes still the wall, dead roaches painted over, just horrible. I called the property manager and she claimed they did a walk through twice therefore they can’t go back and but there’s no way I’ll believe they did anything to this home. Mind you all I’ve been doing is transporting my stuff I haven’t even slept here yet and have all these issues!! Even after their walk through I still seen a roach and they didn’t do anything to the yard but have all these guidelines for the move-out clean (shampoo carpet, wipe down cabinets, repair damages, etc). Literally an absolute joke and not what I expected at all for my first house experience, after this I’d go back to an apartment ANYDAY. It’s so outrageous that I haven’t even been here a WEEK and already have to do a full deep clean, call an exterminator, AND get the lawn together. I wouldn’t recommend 1st choice to my worst enemy. I really blame myself because my gut told me to run from this house when I seen the 1st bug but i was so happy to be in a house. Wow

I have been with them since First Choice Properties bought out J.R. Adams Investment properties. So I never applied directly through First Choice Properties for renting until my recent renewal of my lease. My experience has been a very good one, the individuals in the office have been helpful with any questions I have had and Marlene has been beyond amazing with helping me renew my lease. My work orders have been followed up on in a fair amount of time and Marlene has been quick to respond to me even via email.

The first time I didn’t make enough income and the agent told me try again next month and they would keep me in mind. The agent angel work day in night to make sure my family was able to get a home. The maintenance is amazing they will come out the same day or the next I respect because they always want to make sure sum one is home…

I was interested in one of their apartments in Highland Park. However, after inquiry, I was told in order to step foot on the property, I would be required to pay a mandatory non refundable fee to a third party company. Per 1st Choice Properties, they do not employ anyone who can give in person tours or answer questions about the property prior to signing a lease.

I was disappointed to learn this information, as I really liked the apartment (from what I saw online). However, requiring potential tenants to pay for a self guided tour of an apartment raised red flags. While the fee itself is minimal, the principle of the matter is that I cannot justify paying for an apartment that I do not live in. Anyway, there are a plethora of options in the area, so I have numerous *free* tours lined up.

In summation, I just wanted to warn anyone who may be interested in 1st Choice Properties that you will need to fork over your credit card information before you step foot on their properties.

My great experience with first choice had been meeting the incredible people that work there ms . Marlene in particular always went the extra mile to get any situation resolved. They send vendors out if you need any repairs done . My 3 years of renting from them was good .

2. Outdated Website Design: The website for 1st Choice Properties is functional but could use a modern design refresh to improve user experience. Simple updates to navigation or search functionality would make browsing for properties easier, particularly for users unfamiliar

3. Availability Issues: Some homes are listed as "coming soon" without clear timelines for availability. While this helps attract interest, tenants might prefer more precise dates for when properties will be ready for move-in

4. Narrow Range of Property Types: The majority of the listings are single-family homes, which limits options for those seeking smaller apartments or more affordable housing. Expanding into multi-family units or more budget-friendly options could attract a broader tenants

Overall I recommend this company a 1/10 there are multiple improvements that can made including being more transparent and upfront with their tenants.

We had been looking for properties for months and we finally found one with 1st choice properties. Viewing the home was easy, the application process was very detailed and straightforward. The process was 90% seamless from app to keys with minor communication issues that happen with any human interaction. Angel has been the most helpful, she is genuinely sweet and personable. I called 12 million times and no ounce of frustration detected. She made sure we understood our options and all requirements. I would recommend first choice properties!
