This is the new management company that took over the previous Loboda Properties, which was amazing, but this management company absolutely sucks. I never get a return phone call. They don’t show up for maintenance request. They don’t answer your calls. I even saw Martha, who was supposedly works for them in someway shape or form she supposed to be in charge of property management And I asked her very very politely what’s going on and why do I not get a return call she said I will make sure to send someone there Monday at 10 AM and of course I waited and waited and nobody showed no call. No nothing previous to this. The fumes were awful. Due to painting or something again, never a phone call back. I really don’t understand it because I’m a great tenant. I don’t. I’m actually speechless about the way. This management company runs…

Update: April 22, 2025

It’s been a year paying the additional $100/mo for 12 months ($530/mo) Our dues were supposed to go back down to $430/mo starting May 1, but of course not. $495 due in May then $516 beginning June 1 so dues only came down $14.
Waiting for interest rates to come down, more potential buyers, then we’re selling.

Update: July 3, 2024

Anyone else think they should be sued for mismanagement!

Update 4/8/24: HOA fees are going up another $100 for 12 months. So now $530 a month. So angry! Many of us can’t afford it.

Horrible Property Management company. If you buy or rent and they’re in charge, you’re screwed. They’re raising our rate from $405 to $430 for no good reason. HOA was $350 or so when we first bought and moved in July 2014. And no changes around the property since then.. Hot tub isn’t working as usual.. Landscaping, bugs.. šŸ‘ŽšŸ‘Ž

I would give zero stars if I could. My daughter and her now ex boyfriend rented an apartment from these scam artists in 2023. They have since broken up, and my daughter vacated the apartment and provided her notice of non renewal to the property manager TWO YEARS AGO. She recently found out they had never removed her from the lease and are now stating that they also WILL NOT remove her from the lease until her ex boyfriend who still resides there provides then proof of income documents. They are knowingly a party to a fraudulent lease and they have refused to cooperate with my daughter in her efforts to be removed from the lease. I've contacted my attorney and will be proceeding from there. This company should be shut down. Judging from the other reviews, it's a miracle they haven't been! Stay far away!

Lbpm- Please contact me direct. I would love to share the documents that I have on Robert Ha To back up my review below!

Living in my apartment has been an incredibly frustrating experience due to multiple unresolved issues, including persistent mold, water damage behind the walls, and leaking pipes. As a first-floor tenant, I am especially impacted by a continuous leak in the backyard that is seeping beneath the building, which is adjacent to my unit.

Robert Ha, the current property manager, has been unresponsive to my numerous attempts to contact him via phone calls, voicemails, and emails regarding these ongoing issues. I have reported concerns about the mold in the master bathroom, the leaks in the second bathroom, and holes in the master bedroom ceiling. Unfortunately, I have been left to manage repairs on my own, which I have had to cover out of pocket to ensure basic habitability.

While the apartment itself may appear aesthetically pleasing due to my personal upkeep and decor, the health hazards caused by the mold and water damage are severe. The strong, persistent odor has led to numerous health issues, including upper respiratory problems, and I’ve been forced to use a dehumidifier to mitigate the moisture, though it is not a complete solution.

Additionally, I have faced numerous issues with my neighbors, including noise disturbances caused by five dogs living upstairs, and the failure of property management to address these concerns. Despite providing proof of police reports at Robert Ha’s request, these issues have not been resolved, and the property management continues to dismiss valid service requests as completed when they have not been.

One significant incident involved my car being towed for parking in front of a designated parking spot. Management had promised to cover the towing fee if I provided proof of payment, but this promise was not honored.

In hindsight, I regret withholding rent as a form of protest against the lack of communication and assistance from Robert Ha. Unfortunately, this decision has resulted in the demand that I vacate my unit in three days.

As a single mother of four with a busy life, dealing with these ongoing issues has been extremely inconvenient and stressful. I would not recommend this property to anyone, as it seems the management is not responsive or helpful, and I feel my concerns have been dismissed due to bias.

One of the Worst Management Companies in the U.S.

LBPM has been an absolute nightmare to deal with. The quality of service in our building is consistently poor—maintenance is neglected, communication is lacking, and concerns from homeowners are routinely ignored.

To make matters worse, LBPM imposes massive special assessments almost every year, placing a huge financial burden on all owners. It feels like we’re just working to pay HOA fees, with little to no benefit in return.

This is not property management—this is exploitation. I strongly urge anyone considering LBPM to think twice. Owners deserve transparency, accountability, and competent service—LBPM provides none of that.

This company operates with gross negligence and utter disregard for the properties entrusted to them, regardless of price point. Over the course of my dealings with them, I have suffered hundreds of thousands of dollars in losses, irreparable property damage, and severe emotional distress due to their incompetence.

The tenants they placed in my high-end properties were frequently fraudulent, unvetted, and outright scammers, resulting in illegal subleasing, unauthorized Airbnb listings, and reckless destruction of my investments. My properties were trashed, vandalized, partied in, and even used for illicit activities, all under this company’s so-called ā€œmanagement.ā€

The leadership of this company is profit-driven to the point of reckless endangerment, cutting every possible corner and relying on underpaid, unqualified workers to handle the fallout. Their business model prioritizes quantity over quality, leading to devastating consequences for property owners who trust them.

My experience with this company has been nothing short of a nightmare, and I will be pursuing legal action for the damages they have caused. I strongly advise anyone considering their services to run in the opposite direction.

DO NOT use this company. Read the other reviews—mine is just one of many horror stories.

Not a good company. They falsely advertise a rental for less than 400 sq ft as being greater than 600 sq ft. Second, they consistently do not tell the truth. For a bug problem they thought it was reasonable for me to wait 2 weeks for an exterminator. Avoid

BELIEVE THE REVIEWS!!! LBPM is actually THE WORST. They don’t respond, if they do, they kick the can down the road. They have no idea how to resolve issues. They asked me to put requests in the portal- I put in a request 6 months ago for a new key fob and it went unresolved. Now I really need the new one asap, it’s been 3 weeks w/6+ email follow ups and I STILL DONT HAVE ACCESS TO MY BUILDING!! How is this not a priority?! What do our HOA dues go towards, they provide absolutely no service at all. Run away from LBPM.
