I’ve sent multiple emails to the regional of my complex, Rob H., expressing my concerns. Being in the same industry, industry standards would at a minimum acknowledge my complaints to let me know something is being done about it. It has been over a month and I’ve receive 0 correspondence to my 3 emails with concerns.

This management company does not pay their vendors. We put up our own money for all supplies and our labor to pay our employees and all they could tell us is that they are waiting on funding from owners. Very bad business. Still owed a lot of money and every time we reach out to ask management will reach out.

The worst apartments ever. They won’t fix anything and you have to continuously complain about your maintenance problem and all they do is send in work orders and that’s it. If you late they will be quick to kick you out but won’t fix nothing in your unit. The property manager doesn’t do no work but always leaving early and you barely see her cause she is always upstairs away from the customers. I been here 5 yrs and they just out fixing our outside lights. I wish whoever owned these apartments will actually talk to us residence instead of the employees because they got a lot of lawsuits on its way.

We noted necessary repairs that needed to be made in our apartment while moving in as standard. Evan, our property manager assured us these repairs would be made in a timely fashion. This was in March. Now, it's October. We have repeatedly called Arbour Valley and put in work orders online through Rentcafe. No one gets back to us or the maintenance worker comes and takes a look and ends up saying she needs to order parts. This is insulting. Renter beware. This leasing company puts property owner profits before tenant expectations. Don't expect any communication from management or speedy repair work.

Management is unresponsive to emails and phone calls. Maintenance is slow and inconsistent. Silver Oaks Apartments is roach infested. Many maintenance concerns we're not taken care of for months and months on end including leaks and mold. Office staff is condescending and rude. When you call in a maintenance request repeatedly office management will tell you that that request has been resolved when it hasn't. Do not rent from this company; they do not care about their residents. They only care about the money.

They have taken over Arboretum Apts. and living here is worse than the ghetto. Air conditioner doesn't cool they won't fix it. 300-400 monthly bill the whole summer. Nasty water backed up in dishwasher , they won't fix it..Roaches,and waterbugs have taken over my apt. They won't spray haven't one time since I have lived here.Huge tree is growing right out my patio door, the roots have buckled up my patio concrete. The edges are sharp and jagged. Sinks stay stopped up. Boards holding up vanity in bathroom and refrigerator...so tacky. Also board holding up sink from vanity.. Still waiting on screens from February. Screen door was put in wrong still waiting for it to be fixed. Coat closet door put in up side down...still not fixed. No water pressure downstairs or upstairs. Kathy is a joke said we could transfer to an apt or break lease..now she won't answer any of our phone calls, she must be screening her calls. Getting lawyer I have 2 many pictures and a notebook of every call to repair or walk in to office and tell them to repair. Diane is a joke too.

Do not rent from this company. All the reviews you see are accurate and as I rewrite this I am sitting with no air. I’ve had my air unit replaced 4 times now and went months without a working stove.

This has to be a shell company for something else because they seriously do not care about quality service. Might as well stay at an extended stay.

Nunya Business

This is the worst leasing company ever. I have had my dishwasher broken, a leak in the ceiling, and my dryer not working properly for 3 months now and they still have no fixed it. Took 3-4 months for them to fix another leak I had, to fix my closet light, and to supply me with a remote to the light in the bedroom. They never call you back, never fix anything, basically they do not care. Also, they're extremely rude when you do confront them in person. DO NOT RENT FROM THESE PEOPLE. THEY ARE AWFUL AND DO NOT CARE ABOUT THEIR CUSTOMERS.
