Grant Properties has been managing my single-family rental in Rio Rico for nearly 18 years and they have done a fantastic job! Jon and his team are very knowledgeable about the local market and are attentive to all of their landlords, regardless of how many rentals you may have with them. My daughter rented from them and when she was unable to pay her rent, Jon is attempting to charge almost $7,000 for a remaining 3 months lease termination. I am contacting a lawyer, and seeing all of the poor reviews, if anyone else is interested in suing them for attempting to charge such extreme charges, please feel free to contact me.

Worst landlord I've ever had.If I could I would give no stars. Doesn't care at all for tenants. Had me and my wife living in harsh conditions. The cooler was leaking water called didn't do anything about it until part of the roof fell and maintenance only turn off the water pipe to the cooler. Meaning we were without air conditioning in the middle of summer. Our apartment was hotter than outside. John had us living basically inside a sauna for a month and a half. Raised rent every year we were there for so called maintenance that we never saw. We moved out still the roof wasn't repaired. After that it took him about 5 weeks to give us our deposit back when he said it would only take 2 weeks. Then he charged us for repairs that were not explained what repairs they did. I'm certain it was for the roof that was damaged for their own fault NEVER RENT FROM HERE!

So here is the deal with Grant, if you rent a place that only uses this rental company to handle the renting for them, it’s not too bad. When something is needing to be worked on they let the owner of the place know and it’s taken care of if the owner agrees to it, usually in a reasonable time. But the people they send to fix major leaks in roofs never do anything and that will bring on black mold that will make you sick. (Thankfully we moved out as the roof started it major leak that was never resolved) We had friends that had to abandon their place and end up with major health issues from leaking that left toxic mold. They don’t care to fix the rentals that they own and will not compensate the tenants for the major issues they have to go through and trouble it leave the tenants. They took most of our deposit for yard maintenance and repairs to the walls. The yard I understand, it was a huge property and we couldn’t keep up with the weed wacking. But the walls were full of holes they patched up and left with raw drywall mud, plus beyond dirty, when we moved in. It wasn’t even possible to clean the walls, I tried everything. The home had never been painted since they had started renting it and it was in desperate need of new paint. We cleaned the walls and left them in better shape then when we got the house and yet they changed us $110 for wall repair! They will just find any excuse to take away your deposit. It’s sad that they are the only major rental company in the area and there isn’t much choice for the residents here. Yes we live close to the border and lots of residents are used to living on both sides and worse conditions on the Mexico side, but that is not a reason to be a slum lord. They shouldn’t expect people to live in conditions that are on par or worse then in Mexico, at least the cement roofs don’t leak like crazy in Mexico.

4 years after we finished are lease; we even reached them again after we left their property To ask for any outstanding balance to take care of. they have the audacity To send us to collections. They couldn’t give us a call but their collection company did reach us? Very unprofessional and Rude, lack of communication. I don’t know it doesn’t make sense! Not the only person in the area that had a bad experience. With Grant Property and it’s Mr. John!

DO NOT RENT FROM THEM! HORRIBLE SERVICE!! WORST LANDLORD EVER!!! We rented from them for 3 years and each year they kept raising the rent cause of "maintaince" which they never did! Also we had a problem with the cooler leaking from the roof which even caused some damage inside, they took 6 months to actually send someone to inspect it! The first guy they sent just turned off the cooler which made the apartment really hot and the other people just took pictures of the damage and said they were gonna send someone which they never did! Lastly they took forever to give us our deposit back and when they did they didn't give us what we had agreed on! They said we were to get our full pet deposit back which was $300 guaranteed and whatever was left over of the actual apt deposit which I knew wouldn't be much but they said the pet deposit for sure and they didn't! They are just horrible and it seems like they don't even care about their tenants.

I have been renting a furnished apartment from Grant Properties for the past couple of months. Every request I have had, from fixing the doorbell to new pots and pans, has been taken care of within hours. The unit is fully furnished, down to the towels, well maintained and even pest control is taken care of. If you're headed south, this is the company to work with.
