I have rented from On Time Management for about 12 years now, in two different apartments. I find them to be incredibly organized, responsive, efficient and friendly. If I ever have an issue, they get back to me within 10 minutes! I always feel so well taken care of and supported by OTM.

My family and I rented a house from 2020 until last month. On Time Management did a great job overseeing all the maintenance and issues we had while living there. Communicating with their team was fast and easy. The vendors associated with OTM are professional and friendly too. I have been living at a new house for less than a month now, and I already miss OTM and team. Sadly, I cannot speak highly of this new company managing this property, as I did of OTM. One star for being in Signal Hill, CA. I love my home town. Notwithstanding in my own opinion business like these shouldn't be operating in our city. I will tell you why; my friend rented a property on 2nd st., Long Beach, CA. My friend is a senior of over 65 years of age and lives on a fixed income. My friend was evicted for different reasons and unjustly. My friend was always on time with his rent and bills until his life partner fell in the bathroom and passed away. Then he started having problems with paying his rent and bills. The management company evicted him based on not being able to pay his rent. So, they forgave him 2,400.00 of past due bills that belonged to my friend and his room mate. and returned his deposit back of 2,000.00 with the condition that he vacated the property certain day of the month. My friend could not find a place to live and went to the streets, not before he stayed an additional 4 days in the property. Upon leaving the property and trying to collect his deposit back the property management company took upon them selves to charge him for the additional days he stayed over 700.00 plus a=other charges. I was shocked that knowing his situation and condition of homelessness, apart fro the emotional stage in which he was they went ahead and deducted 700 plus more for staying there 4 days extra. he property management company did not consider the fact that the house was left spotless. Furthermore, they kept all of his belongings from the garage and never contacted him on what they were going to do with them.

One this I will say about this business and I am saying it nit because of the way they handled the situation;
1. The owner is cold and lacks of professionalism. I will remind her that a business owner must posses soft skills to be successful. May I remind her that true empathy requires you to step outside your true emotions to view things entirely from the perspective of others.
2. Consider the facts before taking away from the broken and needy. A business will thrive more if it carries the knowledge of giving and helping. After all they are here to serve others and not be served.
Apart from lacking experience in the property management field, all of the employees of this firm seem unhappy.

This business lacks of human interacting skills. No harsh feelings here, just giving my opinion based on what I witnessed.

On Time Management has managed our apartment buildings for 9+ years now and they are the gold standard against which I measure all other management companies. They are professional professional professional- nobody else even comes close!

From dealing with tenants, bookkeeping, and compliance to scheduling maintenance and maximizing client property values, the team is incredibly capable and organized. They are very proactive in preventing potential issues from ever arising, and managing them swiftly and cost-effectively if they do. There has never been any problem that they haven't made right.

This is the ONLY management company I have ever seen where the principals and staff actually have a true "owner's mindset" whereby they actively try to keep my costs low (without sacrificing quality).

For years now they have removed the lion's share of my stress out of owning properties without taking me so far out of the loop that I don't feel in control. It's a hard thing to pull off but they sure do a great job!

This is the first time I have had to interact with a Property Management company in 21 years and On Time Management has been very pleasant. We are going on 1 year in the house that we rent. Having owned my home for the last 21 years it was hard thinking about the idea of renting but it has been very good I have no complaints. The only thing that I was very upset about was that we could not bring our dog but that was not the Management say but the owners and I get it they had tenants that did not take care of the place with a dog. I would recommend this company for anyone with property that needs Management

Sandra and her team at Ontime are exceptional. I have been a tenant for two years and have enjoyed phenomenal service. They have a prompt maintenance team and worked with me when I added dogs to the "family". I cannot recommend them highly enough! Can I get a sixth star?

Sandra and her team are the best! I just moved out of the condo that I rented from them and it was easily the best rental experience of my life. They are quick to answer phone calls and emails and are great about working with you to get any problems resolved quickly.

An example of how great Sandra is: back in April when the pandemic was getting pretty bad, my garage door opener broke. I had just finished working from home and needed to go run some errands for my parents but my car was trapped in the garage. I texted Sandra and explained what was going on and she personally met me at my front door with a new garage door opener that same evening, even though her workday had ended hours before.

If I hadn't moved out of state, I definitely would have rented from Sandra and the team at OTM again!
