I would give 0 starts if possible. I had a stalking issue that required me to move at the beginning of December and because of this I sent a letter explaining along with the last two months of rent I owed. I did not hear anything until the end of January, so I assumed everything was taken care of. Apparently the checks were never received, or they were lost which based on the companies reviews has happened multiple times. Instead of helping to resolve the issue Linda decided to go to court and proceed without collections without ever formally serving court papers. This company also never gave receipts for the rent until the very end which were inaccurate because every month showed the monthly rate however some months I paid over and some I paid under to balance out the months I over paid. It is 2023 and the only way you are able to pay rent with them is through check which has proven to not be secure. The office is also very difficult to get a hold of and has no after hours maintenance in case of emergencies. All around this is a very unorganized and unprofessional company.

My lease just ended with Abet in May. I was not impressed with them as a company and would rate them 0 stars if possible.

They rarely answered their phones during work hours and we would have to play phone tag constantly. Outside of office hours, they were impossible to reach, so any issue had to wait until regular business hours, despite the severity of it.
They lost my check for rent one month and tried to blame me for not paying, and then found it later and only sent a brief email saying they found it without apologizing or stating their mistake.
The house was not clean when we moved in, the walls looked gross, some of the doors had massive holes in it, rugs were left in the units, and everything was just not in move in condition.
We just got the security check back and they kept over 60% of the security deposit for "cleaning fees" and "painting labor" for repainting the entire unit, despite the fact that we bought paint at the end of the lease and touched everything up and made sure we left it in better condition. This also is ridiculous because when we moved in, the unit had clearly not been repainted or cleaned, so I am confused why we got charged for this when it was not done for us when we moved in.

Overall, the house was gross when we moved in, items were broken and not functioning, they were unresponsive and hard to reach during office hours, and took an unnecessary amount of our security check for work that we did and work that they did not even provide us when we moved in.

The worst experience with a Landlord. I had issues at Baypoint but they were resolved. This one is a true piece of work. Linda herself did not inspect the unit before I moved in and there was rotten food in the cabinets, broken blinds, water leaks and the unit was not painted. I repainted at my own cost the living room and the doors because the living room walls were hideous and the doors couldn't be cleaned to my expectations. I moved out a month early but had to pay my last months rent, I understand that. I took picks of my move in and THANK GOD. She wanted to charge me $50 to replace blinds that cost $9.88 at walmart. Every time there was an issue it took months to get fixed or it wasn't fixed at all. She always has an excuse as to why she hasn't gotten back with you or says "Oh I thought they fixed that already. Patio screen broken, they removed it and refused to replace it. Garage door broken and took 2 months to be replaced. I had an issue with bats and wasps. Her response was not professional at all. So when it came to my deposit being refunded....name spelled wrong, wrong deposit amount and I just received another check on December 4 to make up for the difference she mad the mistake with. I asked for pictures she sent pics of the garage and closet walls. Im done with her company but not with my deposit. Please check BBB reviews also.

Management is terrible and non-professional. They were never in office and lost our checks and heater never worked. We had problems with wasps nest around the entire house and even had multiple wasps enter the unit without any doors or windows open. Maintenance never came to dispose of the nest , very unsafe place.

Worthless. Horrible experience with them. Moved in to a house full of broken things. Missing drawers, holes in walls, missing tiles... etc. They never pick up the phone and when they do pick up they act as if they forgot about all of the issues and say they will get them fixed. They never fix anything! Leaks throughout the house have costed my roommates and I hundreds off dollars. Worst management company ever. You are better off finding a new house. Never give them a penny.
