We hired Adaptive Realty to manage a 4-unit property we built in Hollywood. I have to give a lot of credit to the entire team - they did an excellent job leasing the property out when the market was sucking wind. Additionally, the team does a fantastic job at preventative maintenance and looking at the building holistically. Lastly, I found their property management agreement to be very fair. I would recommend Moses and the team to anyone with property to manage in LA.

Moved a couple of months ago to one of the Boyle Heights residences and Adaptive Realty has provided us with STELLAR service & communication! Anytime we need something addressed, they are quick to get back to us and address the issue promptly. Luis, their maintenance technician, is amazing at his job and it shows! We greatly appreciate all the work Adaptive and their maintenance team does for our rental home to make it a safe and enjoyable place to live. My family and I are very satisfied with the service we've received and are very happy living here. Highly recommend Adaptive Realty! If I were to have to move to another location, I would look at Adaptive's lovely rentals first!

I rarely write reviews, but I feel compelled to share my experience with Adaptive Realty in hopes of helping others make informed decisions.

My time renting under their management was disappointing from start to finish. The most distressing issue occurred at move-out: despite my $3,400 deposit, I was hit with over $5,000 in charges. These included fees for wall damage, blind replacements, cleaning, and more—some of which felt exaggerated or unjustified. It felt less like fair billing and more like a calculated effort to avoid refunding my deposit.

Communication with Adaptive Realty was consistently poor. Requests and concerns were often met with delayed or unclear responses. There is no grace period for rent; if you’re even a day late, expect a late fee immediately. Additionally, regardless of the issue, tenants are charged a minimum of $100 for maintenance—whether it’s a minor fix or a serious repair.

The property itself was neglected. Common areas were rarely, if ever, cleaned. Dust built up inside the building, graffiti remained untouched, and no cleaning crew ever seemed to come through to maintain the premises.

I understand that renting comes with its challenges, but this level of disregard for tenants’ well-being and financial fairness is unacceptable. I urge potential renters to proceed with caution for your own sake. I think it is fair to let other potential renters know what they are getting themselves into.

We have been renting with Adaptive for some time now and their property managers and staff have been one of the reasons we've remained as one of their tenants. Our current property manager, Nicole, was very gracious when dealing with an unexpected ledger bill for some pipework that had been attributed to the building per the maintenance crew. Nicole was understanding and made a request to have it removed, in the meanwhile being patient through our anxiety about the matter. We appreciate the care and diligence of Nicole and the support staff in making us feel as comfortable as possible.

I did not end up renting with Adaptive Realty, however, I constantly went back to their website while searching because of the beautiful selection of units they had. I toured two units with them, each being easy to set up with quick responses from the listing agents. These properties go fast so our number 1 choice with Adaptive got taken off the rental market too quickly which is why we ultimately did not end up renting with Adaptive. I would recommend Adaptive Realty to anyone looking for a place to rent in LA. It was clear to me from all of my interactions with Adaptive that they really care about their units.

In my two years of living here, maintenance has always been done very quickly and efficiently. Never had any issues getting anything repaired, and I’ve never once had any pushback from property management. The various technicians have always been great — most recently wanted to shout out Luis, who was able to fix a broken door the first thing in the morning after I reported the issue.

I'm a new tenant, and Adaptive has been easy to work with. They helped me find a lovely unit in a great building. It feels competitively priced to be a fair value, considering the limitations of an older building.

They have adequately responded to my needs, and I'm mainly writing this to commend their plumbing vendor. Erick and his associate went above and beyond, including me for service after normal business hours. They were efficient, friendly, and thorough. Adaptive chooses great service contractors - I just hope the need is seldom!

The maintenance team is extremely proficient and always gets things done quickly. They are always positive and friendly and go above and beyond with their service. They take care to communicate when necessary and are always available. I really appreciate knowing they are around and able to help.
