We lived in a home managed by ALM Properties LLC for 3 1/2 years. It was poorly maintained, the paint used was the worst I've ever seen and any fixes that were done were very shoddy. We did our best and lived with it as we knew we'd only be there a short time. We kept up on the lawn and home. When we moved we paid for one last lawn service to be done, paid for a professional cleaning of the house and carpet. This is where it gets sticky. After all that, we got a final inspection on 8/18/2021 where we were told it looked good. We sent a final email to the folks there asking if there was anything else they needed from us. We heard nothing and drove out of Alabama on 8/19/2021.

On 11/30/2021, (3 and a half months later!) we received an email from ALM stating we owed $875.56 for lawn care done 10/12/2021, home cleaning done 11/1/2021 and painting of the house done 9/28/2021.

Of course a house will need upkeep after being vacant for 2-2 1/2 months! But that should definitely be the responsibility of the property manager, not of renters who left months prior! We responded with such to ALM via email on 12/3/2021. Again we heard nothing. Instead of talking to us, we get a letter, again, 2 1/2 months later, from a debt collecting company! What the heck!?!?

These people are NOT good folks to rent from. They will give you terrible service while there, not communicate with you, and cause you nothing but grief EVEN AFTER YOU LEAVE!!!

Rented a home from these people back in 2018. The maintenance "fixes" were poor workmanship and took a long time to respond, usually weeks at a time. Left the home 3 1/2 years later after clearing their inspection checklists (professional house cleaning, yard work etc) and 102 days later, I get an email from them asking to write a check for repainting the whole house, yardwork, and house cleaning that were performed over 2 months after we moved out. I responded back saying I was not responsible for maintaining the home after our lease had ended as well as the normal wear and tear on the home after having lived there over 3 years. I stated that my security deposit was more than enough to cover the minor damages and left it at that. Two months later, I got a letter from their debt collection lawyers adding on late fees totaling over $1100. This is outrageous that these people think they can force their former tenants to pay for upkeep of their homes while they are vacant. Additionally I find it odd that there are zero other reviews for this business. My wife had a review posted, but after a week it was taken down, and I guarantee there was no violation to Google's TOS. This review may also disappear, but I want to caution people who read this to stay clear of these real estate folks.
