This property manager Cheryl has changed her company name to RentalCare Property Management. We dealt with her and her passive aggressiveness for 5 years. Anytime there was a problem she would start by saying it was probably something we did or the dog did. Not the fact that the house was 20+ years old with original carpet, tile, HVAC, etc. When we moved out last month to go out of state she never got back with me to do a final walk through. I contacted her to see how much deposit we would get back after a small drywall repair and a door repair which I was happy to pay for since we didn’t have time to fix it before leaving. Then she sends us a bill for over $9000 trying to charge us to replace 20 year old WHITE carpet because it’s dirty and charging us to have the whole house painted, charged us for stuff like light bulbs. Disgusting morals and business ethics. My wife stopped dealing with her years ago because Cheryl would upset her so much so I had to take some deep breaths say a prayer and I’d still get upset and her little passive aggressive digs. If you have options between houses and property managers avoid having to deal with Cheryl Smith at all costs.

I agree , this is the most rude and cheap landlord I have ever had .. my gf rented a property from Cheryl smith and was nit picked to death as well... even for things out of my girlfriends control .. she never got anything in the house Fixed but would blame my gf like it was her fault that the poorly maintainced house was falling apart .. when my gf moved she cleaned the entire property and Cheryl along with owner Rodney bolles took her whole deposit .. my gf sued in court and won... I also agree that the people they did hire ,like lawn service , were some of the worst companies ever. Again I agree with the earlier post about this landlord being a rude nit picking slumlord of a nightmare... if I could give no stars on this review I would..she doesn’t even deserve one.
