The Oxmoor is a waste of money.
Throughout our two years living here, we have never known peace. Cars are broken into and stolen. The longest amount of time that the gate has actually worked was maybe 4 days. Gunshots are heard from cars driving by. Our bedroom window above our bed was shot, a bullet hole in the glass. When brought to the manager’s, Kaitlin Kimbrough’s, attention, she blamed it on landscaping and acted like it was no big deal. We live on the second floor, it was not landscaping. And it is a big deal.
I called the Regional Manager at Arlington Properties, Allison Wilson, and she never called me back. Careless. Kaitlin apologized to me AFTER I got upset at her fellow employee in the leasing office. It shouldn’t take raising my voice to be heard. After a series of car break ins, they hired a security officer for only a couple of weeks, and the gate was still never fixed. It is not safe to live here.
At one point, I noticed our hot water heater making a noise, but I couldn’t check to see for myself. (The water heaters are locked up in a closet with slats in the door for air flow. The closet stays locked and only maintenance or the office can open it. This closet is also where your air filter is.) I went into the office (under arlington management) and told them about it and my concerns. They assured me this was “no big deal” and “all the water heaters sound like that”. I took a video on my phone with the flash on through the slats of the door. The video showed my hot water heater leaking from multiple spots. Then they finally sent maintenance over. The maintenance worker said he had never seen a hot water heater that bad!
Please note that while living here for a little less than 2 years, we have cycled through 4 different property managers and 2 different management companies. If anything, things have gotten worse.
When we moved in, we filled out a move-in form with a list of damages. It was filled out extensively. An employee of Hawthorne Properties (the former property management company) in The Oxmoor office, assisted us and told us that the form was filed away for us. Upon moving out, we were told our form was actually turned in blank, with no listings of damages whatsoever. They take no responsibility, placing blame on us. And they did nothing in the moment to find a solution. Property management companies changed since we moved in, so it was obviously lost in the transition. The only way for us to get a solution was for me to, once again, raise my voice to be heard. After that, they offered to do a walk through with us upon our moving out. Since everything must be in writing, we emailed them about this. It took a week for us to get a response to that email.
The fees are excessive. You will pay extra for Valet Trash, it rarely gets picked up. You pay for a package acceptance locker, delivery companies never use it. Packages are constantly lost and stolen. The office will not accept packages for you. You pay for pest control every month, but you have to request it. You cannot opt out of these.
When we renewed our lease, we negotiated for rent NOT be raised by over $200. They let us renew for $100 more than our original lease. They failed to mention that they also raised the price of every single added on fee, totaling in an additional $100 every month. In the end, they still raised what we paid every month by over $200. They took advantage of us. They didn’t deserve more money.
Their prices on units are extremely inconsistent, new renters paying hundreds more than they should. They claim that “prices change daily”. For the crime that this area and community experiences, the prices are completely insane. You can pay these prices for a much safer home elsewhere.
If you ever have an issue and need to call or email the leasing office, do not expect a timely response. They are busy signing on new residents and posting giveaways on social media.

New edit 10/9/24: these people called the police on me AGAIN and lied to them to try and get me arrested. Luckily I have proof its a lie but wow, Arlington Properties is literally lying to get their tenants arrested. A tenant who has never missed rent, who holds a stable job. I was surrounded and interrogated by three police officers, two who remained silent and mean mugged me the entire time. The officer made sure at the end to say "we're not trying to force you out before your lease is up, just keep your head down." I think that says all you need to know about Arlington Properties. A lawsuit is guaranteed now, good job playing yourselves Arlington Properties! Edit again: I think things make sense now. Collingwood, where I live, was only recently acquired by Arlington Properties and has been on a steady decline. These people will rugpull the property owners for sure lol, feel bad for them getting scammed. I pay 1950 in rent and am on time every time, meanwhile the same style apartment is at most 1500 lol, these people took an L to try and own me and all they managed to do was push me to a nicer apartment for less money. Thanks I guess! Enjoy your kingdom of trash 🙂
Notice all the good reviews are from Arlington Properties employees... To highlight the level malice here, despite the PR lies in response to my review, they just gave me a non-renewal a couple months later! Wow, such a win-win! Luckily I was already planning on leaving, you can just find someone to rent to for less who will miss rent 🙂
Will cut this down. Definitely avoid any place ran by these people, they are extremely racist. I have paid rent on time every time and never had issues with anyone outside of an older man coming across the entire complex to threaten me. I left a 1 star review after a few months of management doing nothing and they gave me a lease violation in retaliation due to some cardboard boxes inside and various other lies. They then called the cops on me for the 1-star review. Now it's all culminated in them non-renwing my lease, which admittedly I was never going to do after they have shown this level of malice. I'm a six figure engineer who literally works for a non-profit helping low income communities and have never missed rent, so this isn't about business. This is personal. Given the non-renewal, I will be moving forward with a lawsuit over the ongoing harassment and the proven financial impact it has taken on me. Note, I was not threatening to sue over non-renewal, that's your prerogative, I was threatening to sue over harassment and this further proves my case. See you in court 🙂
Also, I want to highlight, they gave me the non-renewal letter after spewing the lies in this response.

Speaking about Avenue of Inverness Property. I’ve never left a review in my life but holy smokes. If you don’t care about inconsistent trash valet, mold problems, terrible management, moving into a dirty unit, leaks, and lastly ruuuuuude people to answer the phone to ignore all your concerns and issues, this is the place for you. They shortcut shortcuts. What a shame this place turned into so quickly. For the foreseeable time I’d stay clear of this property. If this is what the management company has to offer I’d stay clear of them as well. The picture attached in an example of mold they had just cleaned, ignored the leak causing the mold. I’ve been out the apartment for a couple days in a hotel on my own dime to get my sick 9 month old out the apartment that I’m RENTING. What a business model

Notice the only positive reviews are made by employees. Their job likely depends on it. Currently renting a “luxury” apartment while in transition. I own two commercial real estate condos. This company is utterly incompetent and will only hurt reputation of property owners. Would never hire.

Terrible management company ever. They keep raising the rent they say to allegedly keep up with market rates. What market? I live in Columbus Ohio and car's have been broken into and stolen, crime rate is high and AEP has raised their rates 100%! I live in a 681 square foot apartment and the stove and refrigerator are very old yet my electric bill is 137.00 per month. And now another rent increase. I don't have a washer and dryer and I already pay 1200 for this mini apartment and now it will go up to 1300 and they'll also increase the rent on the garage! If they're keeping up with inflation, they are doing a very poor job. Instead of rent increases maybe try a freeze because in this economy nobody can even afford to buy groceries! It's clear that the CEO is more interested in lining his golden pockets rather than watching the real world economy and how everything has gone up in price exponentially. And now you want a rent increase, for what?Companies like your's are clearly part of the problem and certainly not for low to middle class Americans. Thanks for renting me right out of this mini apartment.

I live at the V apartments currently and have spent the entire winter without heat and now the entire summer without proper working A/C .I’m told they are working on it when nothing ever changes and the windows not being updated doesn’t help either . I have had to dry my clothes with the vent hooked into a bucket of water which makes the apartment even more hot . I keep my air on 68 and I have not dropped below 78-81 all summer .I have spoken to other tenants here at the V whom all are experiencing a similar summer while living here . I am currently looking for new options and legal representation due to the fact they have violated Alabama Landlord laws by not providing proper heating and air conditioning but gladly take my rent without an off of a discount or anything whatsoever.. They gave me 3 space heaters in the winter to run and I have had a consistent bill over $200.00 for air I that doesn’t work and or can’t stay in the apartment due to windows. I had better A/c in worse conditions in Afghanistan, in a war zone when I wasn’t on missions . Almost $1700.00 a month to deal with no parking , no heat , no A/C , can’t dry clothes properly, extreme odor from dishwasher and food disposal, and no resolution for the 8 months I have lived here . Trash . Great location. Poor customer service and renovation. I sale flooring and renovations for a living, and do a lot of turnovers for multi family communities and this is one of the worse renovations I have seen between Mobile and Huntsville . I wish someone with Arlington properties would assist in helping me locate a new apartment within the Arlington property network due to the bad conditions I have had to be extremely patient with.
Highlights of location . Free fire pit and grill . Great location. Place for dogs to poop .
The One
Worst management company ever! Being falsely accused of garbage claims. Because I was told by three people that a terrible flood happened in my apartment. That's a pattern. Asked for the VP a month ago, settled for the wrong one. Laughed at by manager, suppressed information by staff members for months about plumber from June. I'm also a disabled veteran with multiple disabilities PTSD one of them. Had multiple flashbacks because of Reps not doing their jobs for me. They work for themselves and only want you money. Made a complaint to the AG office via NC Real estate commission! Have a ton of evidence sent to a regional rep in the organization at the higher level of VP. If someone lies once it's safe to say everything else out of there mouth is a lie.
You bullied a permanently disabled veteran from his home. And not only that, there's a whole lot I'm going to prove one day!
