**Warning to All Potential Renters!**

This review is about Barbra, the owner of AZ Residential Management. My wife and I, along with our four daughters, rented a home managed by her from 2022 to 2024 in Peoria. We never missed a payment, and to demonstrate our commitment, we even paid the first year upfront—$2,500 per month.

When it was time to move out, we made sure the home was in better condition than when we moved in. We cleaned all the rooms and bathrooms, patched any holes from wall pins, and even used the provided paint in the garage for touch-ups. Despite our efforts, Barbra deducted over $1,000 from our security deposit.

The itemized list provided was vague, only noting costs without any supporting invoices from the contractors they supposedly hired. When I requested these invoices, they admitted they didn’t have them yet. How can they justify charges without having the actual invoices? They billed us over $400 for paint touch-ups.

My advice: **stay away from this management company.** They will charge you whatever they feel they deserve, regardless of the actual condition you leave the property in. **DO NOT RENT FROM THEM.**

They used my money to fix the doorbell despite it being broken when we moved in.
Here are some picture's of what we discovered when we first moved in.

Everything from dog pee stains on the carpet to scorpions. I believe the property should be maintained before one moves in. Everything was a mess. We had to shampoo the carpet several times. That did not work. So my cousin said he would install vinyl for free for us. The owners approved and we had three rooms installed with vinyl.

PS. I also warned my wonderful neighbors that I built a friendship with, to warn any people looking to rent the home.

RENTERS I URGE YOU BEWARE OF THIS MANAGEMENT COMPANY.

Very, very pleased with our relationship with AZ Residential. We've had Barbara and her team manage our rental property for maybe 10 years. They are always prompt, detail oriented, polite, and offer different perspectives when decisions need to be made. We never feel pressured, even when they need to remind us that our decision/approval is needed. I have been using AZ Residential Management for several years and am delighted by their professionalism and the quality of service they provide. They apply rigorous approach to all aspects of work. They undertake inspections of properties before providing landlords with recommendations as to whether a tenancy agreement should be renewed.
The emphasis on property inspections motivates tenants to undertake regular maintenance of the house and landscaping. During inspections, they make sure that photos are taken of aspects of the property which require work, rate the seriousness of the issue, and provide a quote for the cost of the remedial work. It has been my experience that the cost of work quoted by the company is in line with market rates, which is not the case in many other management companies.
The conscientious and diligent approach to their work is consistent and the company does not allow its standards to fall, unlike some similar companies whose service levels tail off after the first year of engagement.
My faith in the company's commitment to looking after the interest of the landlord has been further cemented by the care and concern shown when addressing a safety issue and a problem tenancy issue at one of my properties.
