my boyfriend & I moved in 4 days ago and noticed our sink and bath tub was draining, but very slowly. I submitted a maintenance request at 10am today and within 3hrs they were here and fixed it within 5 minutes. everyone i’ve seen outside while walking my dog is very friendly. I feel extremely safe here as well. The application and move in process was a lot, but Miyah was super helpful and answered all of my questions and was really easy to work with! Also… the kitchen layout is to die for!!! So far, I love it here and highly recommend 😊

Our year-long stay at this apartment complex was disappointing. We had mold issues in the bathroom and bedroom closet that were never properly addressed, resulting in a musty smell throughout the apartment. We had to stop using the affected bathroom entirely, which was a serious health concern that went ignored.

The management was unprofessional and passive-aggressive, frequently sending threatening emails about lease violations. For example, after the holidays, we received multiple warnings about a $25 per day fee for leaving decorations on the deck, even though the complex had encouraged residents to decorate and even hosted a contest.

We also received an email stating that running in the hallways was prohibited. While we always ensured our toddler didn’t play in the hallways, he would occasionally run ahead of us when leaving. It was frustrating for this to be flagged as an issue, especially when it felt like management was nitpicking and threatening fines for minor actions, creating the impression that we were constantly being scrutinized.

During the final walkthrough, we were told the only charge would be a $30 fee for carpet cleaning. However, after moving out, we were hit with a $190 carpet cleaning charge, along with other unreasonable fees, totaling $340. Considering the carpet was over 7 years old, this charge felt excessive.

Overall, the mold, hidden fees, and constant threats of fines made our experience unpleasant. I would not recommend this complex to anyone.

The office has since reached out to me and solved the issue with the smell and the neighbors. My other points still stand, but the office has been very accommodating and nice.

Bonterra is overall a fantastic place to live! Some key takeaways for me are:

-Entire Apartment smells (and still smells) like BO from the day I moved in to now, and I've been here for almost 2 months. Whatever paint they used in the apartment gives off a pretty bad smell. It gets very potent if you smell the walls up close in any room. I have had to buy an air purifier, but it hasn't solved the issue. I have a feeling they know this too, because they give loads of air fresheners when you first move in.
-I have neighbors upstairs and you can pretty much hear every single footstep they take/their dog running around. If anyone raises their voice, you will also hear it. Lots of very loud thumping as well that can be a bit embarrassing for when I have people over. It has gotten more annoying over the last 2 weeks or so.
-I really wish that the streetlights outside weren't so bright to the point where you are almost forced to buy curtains. If not, your room will have streaks of light on the walls coming through the shades, and it makes the room pretty bright at night.
-Corners of the bathroom can be a bit cleaner, and parts of the floorboard don't match up leaving (small) gaps in the floor.
-It was an absolute PAIN to get an apartment here. I had to go through multiple different applications, and they needed so much proof of how I was going to pay to live here, that it nearly turned me away. Initially, they turned me down because I work on commission. Fine, I understand. I then provided a year and a half of my rent history from my last complex, proving that I have never made a late payment. That complex was only $200 cheaper, so it's not like I was making a massive jump in payments per month. At this point, the only way I was getting to live here is if I had a co-applicant that made 5 TIMES the monthly rent in one month. That is $6700 a MONTH. When we submitted that information, the office team told my co-applicant that they made $50 less than $6700 and that denied us from living here. They then requested my co-applicant to prove they had a certain amount of cash in a bank account, along with so many other verification checks on how much money we had. It would have been easier for me to apply for buying a $300,000+ house.

Overall, I love living here. It is very quiet at night, the maintenance team is fast and ready to help, the main office team is super accommodating, and amenities in the complex/apartment are great. I just wish they paid a bit more attention to how the apartment smells and how

They will bill you for random charges on move out. Billed us 121$ for chips on the corner of the blinds, on one blind that were there the day we moved in. Did not affect the function of the blinds at all. My guess is they haven’t replaced them and will bill the next person too. Also, got billed 80$ for “black traffic lanes” in the carpet. The carpet is original and the lanes were also there the day we moved in. Mind you this is after the walk though where they said it was the cleanest walk though they have seen and that they would try and keep the old carpet because we had kept is so clean. I specifically asked and they said we would not be billed for the lanes because it was there when we moved in and it was normal wear and tear for carpet that old. When we asked them about these charges they just kept saying we are responsible and will be sent to collections if we do not pay within 30 days. Super great customer service if you like to be ignored.
The pool is also always freezing in the summer so it’s not that fun.

DO NOT RENT HERE! They are liars and they tackle on extra hundreds of dollars worth of charges for basic cleaning services required by management in order to turnover a unit. They are not reasonable. DO NOT WASTE YOUR MONEY ON THE MOST EXPENSIVE RENTAL IN TOWN that nickel and dimes you at the end. You can find better options elsewhere.

In our two bedroom unit we could clearly hear even quiet conversations from the neighbors bedroom because the walls are so thin!

My daughter and I have lived at Bonterra for 4 years now and it is a great place to call home! We absolutely love the security and comfort of the complex. I cannot say enough about the awesome maintenance staff here! Eric and Sal are extremely quick to respond, very friendly and always do an amazing job! The leasing office staff are also very friendly and helpful as well!! We appreciate everything they do for us!!! THANK YOU! ☺️

BEWARE signing with this apartment complex. Though it appears friendly and brightly-colored, the manager Inessa is absolutely ruthless. She aims to find any possible violation in the lease and fines for it without warning or second chances. Do not email the given email if you want to leave feedback because Inessa simply provides her email. This will not solve any issues and should be addressed to corporate instead. My hope is that someone sees this and avoids the peril that I have been experiencing. Will not resign here.
