The onsite manager Beth is really unprofessional and unclear about how to do her job. When I moved out on July 21, which was two days before my lease ending date, Beth walked through the unit and asked me to sign a move-out form. On that form, I ONLY signed and confirmed $50 for cleaning the oven. After 19 days of the move-out date, I still haven’t received the deposit. I told her according to California rent law, I should receive the deposit within 21 days after moving out. She told me she found other dustings and my deposit was held. Also, she told me not to ā€œplay hardball with herā€ ā€œit is not smartā€! I cannot believe that she can change the fees after we signed the move-out agreement. So she can break the contract at her will? If she can charge me as much as she wants other than the amount on the move-out form, what’s the point of doing the walking through and signing the form? On July 21, if she told me there were other areas needs cleaning besides the oven, I still had two days to do the cleaning since my lease ended on 23rd. But she said me she would ONLY charge me $50 for the oven. She cannot went back and forth, and kept adding the cleaning fees. Also, the dusting could happen during the vacant three weeks or the showing with other people. I told her I wasn’t responsible for the dusting. Guess what she said? She threatened me! She said it is not smart to play hardball with her. Otherwise she will ask the cleaner found more cleaning duties and I will be responsible for all the fees. As a professional property management company, you really shouldn’t hire such an unprofessional onsite manager.

If you are considering renting the apartment on Duane Street on the website, this is a kindly reminder for you. The onsite manager Beth is not just irresponsible but also racist. If you are not American citizen, she will tell you ā€œthis is US, and this is how we do thisā€¦ā€ Basically, she will ā€œteachā€ you to follow her orders because you are an immigrant and she has the power to tell you how to do everything because she is American. For example, she will tell you this is her part-time job and you need to have ā€œboundariesā€ for not asking her questions about the unit. She will ask you to polish all the electrical appliances when you move out. Moreover, even though she walked through the unit when you move out and tell you everything is clean, she can still keep finding other ā€œdustingsā€ after two weeks of moving out and charging extra fees from your deposit based on herā€œassumptionsā€. Please also pay attention to the prorated rent when you move in. For example, you will move in on July 24, when the property manager calculates the prorated rent, he will divide the rent by 30 days and multiply by 8 days not 7 days, which means you will pay one day extra rent. And he cannot understand why this is wrong. I hope these reminders will help you have a good time living there!

Living there was fine. But afterwards, they took 1250 out of our 1500 deposit.
1. After getting the approval from the property manager, i had the apartment cleaned. Which afterwards ahe said was ok. Yet, CalBay still charged me additional 150 for cleaning.
2. They charged us 86 for extra day that we werent in the apartment. According to the manager who hung up on me, when you give your 30day notice, that same day doesnt count. The contract doesnt say that. Youre supoosed to know based on "regular business practice".
The property manager, who was nice, kept saying that we need to leave on the 30th, wich made sense. But now i learn that was a lie. Messed up ownership.
3. They charged us 1400 for repainting and patching of the 2bdr apartment. For regular screw holes, not even TV on the wall.

Of course all this would come to more than our deposit so they gave us a "discount".
The most interesting is that now they charge people only 1000 for deposit and yet they get so much more from us.

Unbelievable.
