Do NOT rent from them. They claim to be a Christian company, but they are definitely ran by the Devil! Leah Christensen herself! They attempted to charge over 5k in bogus charges after they gave me a 60 day notice to
Move out because they wanted to “demolish or remodel the premises “ after over 5 years in my unit, when in reality they just wanted to increase the rent on the unit. I was struggling with health issues and was not able to remove everything before my move out date. I was willing to pay for the removal and cleaning fees, but They literally tried to charge me for everything they remodeled! Took them to small Claims court and won! If you are currently renting from them make sure to document everything and anything when you move out. They tried to charge me for stuff they upgraded and stuff that was left in working order. They legit tried to charge me $300 For 3 smoke alarms in working order just missing batteries and $255 for 3 towel bars that were not missing and not replaced by them!! They are legit thieves! If they do this to you, take them to court! Leah is ignorant and ghetto. You will win.

This is the company to go with. They actually denied us at first but then they took a chance on us and put us in a beautiful well kept home. Mike was always there to fix stuff when needed and my favorite was his daughter Destiny. She helped us with the move in and move out, very respectable. We regret moving out and away from this company because the landlord we have now is a very difficult man that doesn’t maintain what he needs to on his property. And that’s how some landlords are. Not Capital Development, they are a great family owned company. Keep up the good work. Hopefully we can rent from you next year.

I paid my $40 and emailed my application along with my ID; SS; and paystubs on 5/12/21. I received a letter dated 5/12/21 on 5/17/21 reporting that my application had been denied.

On the letter it was reported that I had been denied due to a recent address that was not listed on my application. I have been living at my current address for over 7 years so I do not remember the address before then, but I know for a fact that I was not evicted so I’m not sure how they chose to use that as a reason to deny my application.

The second reason for denial was because of judgments. So I emailed them letters showing that everything had been paid off.

The last reason for denial was low credit score but the website specifically states that there is no set credit score for approval.

If they can explain to me how someone with a lower score can be approved I will change my rating but as of right now I definitely believe I have been denied due to my race.

I’m 16 points away from the credit score that they say they don’t base the approval or denial on. I showed proof that I don’t have judgements. I have been employed for over 12 years. I make 6x’s as much as the rent. And I’m being denied based on my “last
address”?

Capital Development is a great rental company. We first started renting one of their properties back in 2010. From the very beginning they have been a very professional and caring company. When we went in looking for a rental property they understood that we had limited time to find a new home due to our previous owners being foreclosed on. We had one month to move and limited time to look at homes. They were able to work around my busy schedule to see homes and found be a big enough home for my whole family. We were approved the next day and into a home in one week. They even went out of their way to get us in early and pro-rated the month. Since then they have been quick in getting things fixed in the house. We had our AC not work and there was a repairman in the next day. Same with our garage when it stopped working. They do have a house check twice a year but the inspection is relatively quick. You do get about two weeks advanced notice. If you need to change the date due to work etc... they will work with you. So far all of my exchanges with Capital Development have been good. When ever I e-mail I get a same day responce. Calling usually doesn't have the same response time. I suggest e-mail. I do also love being able to pay online. They even went out of their way to tell me to not use the credit card option because it cost more. I love that they had me in mind and let me know before hand.

If I could rate lower than 1 star I would! The "owner" Mike is the definition of rude! I pay on time every month and only call when necessary. We had two different appointments that were not met and he had the audacity to tell me he came to the door personally. We have a Ring doorbell that show's motion and the actual ring itself. I reviewed all of the motion sensors and never saw his face. When I called in upset about my visit, Destiny was very dismissive and couldn't wait to get me off the phone. Coming from a standpoint of home services, these people have a lot to learn. Mike's "worker" as he referred to him, was very polite and professional. The "owner" Mike should not be allowed to address the public. If any other owners can see this, rethink his position.

This company claims to be Christian, but they are nothing but money hungry crooks, in my opinion. We moved in with the place absolutely dirty, I highly doubt they have professional cleaners. There was so many things wrong with the place, the screen door to the back sliding glass door was lying on the ground outside, the light switches don't work, one of the shower heads is literally coming out of the wall (which I'm sure we will have to pay for), one of the toilets wouldn't flush, which we had to pay to fix! Even though, when the plumber came, he told me this place is a dump and he's always here for plumbing problems. But, of course, we caused the blockage. They clearly don't want to fix what they need to. Let someone move in, then you can blame all of the problems on them!

It is so sad that people use Christianity to scam people. But, that's exactly what these people do. They seem like what you call Christian crooks. The worst kind of con artist there is. Unfortunately, I am only 3 months into my 2 year lease. I can't WAIT to be out of here!!

I used this company to manage 3 properties. They are mediocre at best. Their accounting software is the cutting edge of 1970s technology, so good luck figuring out where the money is. For example, if a tenant pays $1000, the software will break the payment up into 4-5 chunks with no apparent logic. It doesn't help that the statements aren't always done at the same time either, so I've found missing weeks here and there and had to get new statements. I also didn't appreciate when they taped a "For Rent" sign to a garage door, leaving a wonderful residue and 2 hours of scrubbing for me. Perhaps the best story is when a perspective tenant called me to complain about the poor showing she had received. After arriving late, the Cap Dev representative couldn't answer most questions because, "she had never been to this property before." So overall, any positive experiences I've had with them are completely overshadowed by the repeated frustration and disappointment I've had with them.

Excellent service. Responded in a timely manner on questions I had. Used them for a sale of a house we had. Went very smoothly and very quickly. They take care of our other rental property and we never have any problems with issues that come up. Would definitely use them again.
