I hate to leave bad reviews, but this company is truly awful. Please, please save yourself the stress and go with another leasing agency. Work orders take forever, that is if they even decide to get around to it at all. They often schedule tours with little to no notice. They are extremely unorganized. There has been a massive decline in cleanliness on the property I live in since cobblestone took over. I was told there would not be a late fee for the first month. There was. The units were left in horrible shape (dirty, many broken features, water wouldn’t get hot in one bathroom until recently. AC issues, etc.) And, they are very difficult to get a hold of, and their offices are located in a gated community, With a code to get in. Not all of the employees here are bad. Most try their best, but management is awful.

Horrible company. Do not recommend.

I’ve lived here for three years and management has gone downhill significantly. I tried to turn in my keys when moving out but was given no instruction on how to do so on the weekends despite calling and going in person (they said they would text me with instructions but never did). I intended on turning in my keys in the rent box because there was no other safe way to do it on the weekends. However, I had to shove my keys through a small crack in the clubhouse door and hope they wouldn’t get stolen for two days because using the clubhouse ID card to scan in didn’t unlock the front or back gym door. I called an emergency line they have and texted but never heard anything. They then asked if my roommates would turn in my gate clicker even though everyone has gone home for the holidays, and I had to leave it on the kitchen counter because it couldn’t fit through the door crack. There’s a failure of responsibility and guidance, and no one will be on call to help you in case of situations like this.

If you plan on leasing here please go through a private party. The apartments are nice and the area is a good living area. However, when I moved in there were a couple major things that needed to be repaired which is why I thought we couldn’t move in until 2 weeks into August. These problems had no solutions until I had lived here for 5 months…halfway through my lease. If you ever have any major issues here they will tell you they are working on it everytime you ask but nothing will ever be done. Please do with this information as you will. Both my roommates and I have decided to move out just due to the fact of how long it takes to get anything in motion. Also, I believed when I moved in that amenities such as the gym were included but now the gym is not even accessible after 5 P.M. This makes it kind of hard for someone to use when they don’t get off work until 5:30 like myself. If and when the office is open there is always dogs in there. This makes it stressful for me when paying my rent as I am allergic to both cats and dogs so I must carry my EpiPen in with me everytime just to pay my rent.

4 stars if enough for this place. First of all, when you move in, there’s not a a lot of flaws you’re gonna see. However, once you get situated, you’ll notice that the apartment itself is quite old. primarily, i have been having issues with 2/3 toilets in the house. they’ve been ā€˜leaking’ ever since i moved in, but continue to leak after calling maintenance (2 times) to ā€˜fix’ the ā€˜leaks’. next, you’ll realize that the management group hardly does anything, but just enough to cover their asses. either way, they don’t have pest control for the entire (Brookwood Mill) complex (I see roaches crawling EVERYWHERE outside, every time I walk outside at night), they barely care about tenants, and they only do enough to where they’re making as much money as possible, by regarding all tenant’s feelings

I’ve lived at a property managed by CPM for two years now, and I have never experienced this ridiculousness until now.

Every month since August of this year, they have lost my rent checks for me and my sibling and made the whole ordeal a nightmare to deal with. Without telling us there was an address change for posted checks, they communicated missing our rent checks by text message in what I can only describe as the most passive aggressive and unprofessional way possible. I have never felt the need to write a negative review in my life, but this has truly been a miserable experience. Not only did they realize that nobody was checking their mailbox to receive our rent checks, they actually just lost some altogether which resulted in us having to freeze the lost checks. Their management is so unpleasant (with the exception of literally one person) and they have hounded us for their own problems nonstop. I have received emails with words typed in all caps as if I cannot understand English, and even my mother had to step in because they simply wouldn’t listen or rectify the situation themselves. It seems management at this company has changed recently, and I can only say obviously for the worst. Please figure out why management is hounding long term residents for rent that they lose themselves. That being said, I think the service team that does maintenance is lovely and prompt, and quite honestly the only bright spot in all this.

Be aware cobblestone changed ownership within the last few months, so the old reviews are deceiving. I agree with the review before mine about feeling like an animal in a zoo. The number of tours in our unit with very little notice is absurd. I am in Woodlands. We are currently at 8 tours most of which have been with very little notice and an expectation that we clean. I was in the middle of writing a 20 page paper when I was notified at 4:30 pm a tour was coming at 10:30 the next day and was asked to have my property clean. I understand the property management can legally enter without warning, but you don’t provide enough time to meet the expectations you have. I have also had tours show up at a different time than I was told or not show up at all with no notice. One time I was in the bathroom and people entered my home an hour before I expected them which as a woman is quite concerning. I understand you have to show the units and can’t help if it doesn’t get signed, but a little respect towards your tenants would go a long way. If you gave us enough notice, we may even have time to make the place more presentable and help get it signed. This used to be a property I would recommend to people but the new owners at cobblestone have ruined it. Now we are getting emails threatening fines over some folding chairs and pots on our patio. The rules and regulations are so vague they can threaten fines over a lot of nit-picky things.

Edit for clarification: the poor communication and excessive tours were before the owner put the unit up for sale. Once it went up for sale, all tours went through a realtor and not cobblestone. The realtor who toured the unit after it was put up for sale was very kind and gave us plenty of notice which is all we asked from cobblestone multiple times.

I’ve lived in many apartment complexes and this is by far the best place I have lived in. The management team is very responsive, kind. Maintenance teams usually handle your issue the day or the following day. The best!!!
