It's with a mix of joy and sadness that Collins has sold our last rental property. I will certainly miss interacting with Kathline, Jared and Zach as they expertly managed our properties over the last 6 years. As a sign of just how good they are, the last two of our former properties will still be managed by them as the new owner decided to stick with them to take care of their new investment! Collins Property Group is professional, expert and efficient in their management. My tenants liked them and cooperated with their twice a year inspections, taking good care of their home and my property. Whenever their was a maintenance or repair problem I could be completely confident that it would be taken care of economically and efficiently. And year end paperwork was simple with their income/expense reports and 1099 misc. Thank you Kathline, Jared and Zach for many years of service and making my life so much easier!

We were interested in renting one of their properties. Their representative Jared was very unhelpful when we asked to see the property. We were told they would not process our applications quickly if we wanted to see the rental. He said there were plenty of people who wanted the rental sight unseen. Only after we told him we were no longer interested did he say they were going to try and let us see the rental.

They were excellent managers, with high marks for professionalism, communication and attention to detail. We slept better at night knowing that the property and our tenants were in good hands. Collins Property Group is fantastically responsive (even when I’m not), professional, and takes most of the hassle out of owning rental properties. The ~10% spent on management fees is far outweighed by the 95% of issues that arise with my rentals in Athens, so it’s a cost I’m happy to pay.

Most importantly, they have been extremely good about keeping my properties occupied with high quality renters that keep them in good condition, which hasn’t always been my experience with other rental management companies.

EDIT: The issue with the security deposit was resolved and we were not forced to pay for past tenants poor treatment of property. I am mainly editing this post because of the helpfulness and responsiveness of Jared and his willingness to listen to our side and come to an agreement.

As always though I recommend buyers beware, be sure the move in inspections have accounted for every detail, take picture before, etc.

ORIGINAL: Worst experience I have ever had with a property management group in Athens by far. Many property managers get a bad wrap, but this company lives up to the stereotypes and then some. From move in we had issues getting maintenance out to Athens to handle any requests. There were two issues that we had left maintenance requests for that went unaddressed until our lease term ended.

Jared is the only employee of theirs that has shown any customer service skills whatsoever and while he was generally helpful, it is still very hard to get in contact with their office.

When our lease was drawing to an end and they were bringing in people for visits, they would never reach out to all tenants, rather just one of us and sometimes giving less than 24 hours notice for visits. Adding to the inconvenience was the fact that the Collins employee and many of the visitors did not have masks on which was during the height of the COVID pandemic, showing an utter lack of respect for their tenants. While none of us were at risk health wise, it is still shocking that we were never asked if we would like the visitors or employee to have masks on.

We were kept in the dark about our security deposit until after we saw all the charges they made and it still has not been addressed.

It is very obvious they have limited experience in the Athens market and stretched themselves too thin as we never felt like valued tenants. Save yourself the headache and look elsewhere
