If 0 stars were a possibility, they would have zero. I was charged $350 for pre-existing damage. I knew this apartment wasn't perfect when I rented, but as a graduate student on a $1300 stipend/month, you work with what you have so you don't have to take out loans. On top of all of this, the communication was horrendous. There is no email to contact, and after making over 10 recorded attempts to get ahold of someone in the office, someone claims to have written down my comments about the pre-existing damage. Multiple packages were stolen from my doorstep that requires one to walk up a stairwell. On top of all this, the electric bill in the winter is upward of $300 for the heat for a studio apartment. If I could go back in time I would rather have taken on the anxiety of taking out a loan instead of taking on this apartment. I highly advise that anyone who rents this address. 119 SOUTH 7TH STREET, LAFAYETTE, IN 47901. I will continue to make complaints on every website. Taking advantage of graduate students is unacceptable and I will continue to make reviews until this is rectified.

Absolutely horrible management company. If I could give 0 I would. They don't care about their properties, they will not do maintenance on anything until it's an emergency that affects more than your apartment or you threaten them with the health department. They wouldn't fix our front door that had been broken since we had moved in, you could gently push on it and it would open. They wouldn't fix our broken AC until I told them I planned to talk to the county due to our apartment hitting 115 degrees during the summer. We had mold in the apartment the entire 2.5 years we lived there, they knew this and refused to do anything. Trying to talk to someone is a nightmare, they lie through their teeth. Please for the love of everything avoid them! It's not worth it.

I had a short-term, 3-month lease with them so that I had a place to stay while finishing up a summer semester at Purdue. I was honestly desperate to find a short lease, so I was happy at first. When I moved in, the floors had a layer of grim on them and the carpet smelled like cigarette smoke and wet dog. Upon moving out I was slapped with a $130 carpet cleaning fee and a $15 cleaning fee even though I definitely left the place cleaner than when I moved in.

They don't send the refundable security deposit until months after you move out, so of course I could only speak with the rude, terse woman that other reviewers have mentioned. I questioned the carpet cleaning fee since only the bedroom had carpet, and I was there for only three months--aside from my attempts to remove the odor, what could I have possibly done to carpet in a low traffic area that warranted a cleaning? Furthermore, the security deposit return did not describe the carpet cleaning as a "non-refundable" expense; this is unlike the "non-refundable administrative expense" of $150 that was truly stated in the lease.

The woman at reception informed me that carpet cleaning/repair is a standard expense, and it is performed after tenants move out of their units. When I explained the ambiguity of the deposit return statement, and that there is no mention of standard carpet cleaning in my lease, she firmly insisted that was there; she never did tell me where though.

I realized that this battle would be more trouble than it was worth, and I was across the country at that point. I politely ended the conversation with the ill-mannered woman by suggesting that they make this clearer for future tenants, and that they invest in a better carpet cleaning service because whatever standard cleaning/repair they did before I moved in was clearly poor quality.

The verdict: Avoid if possible and hold them to whatever is in the lease (if they don't amend it to include carpet cleaning by the time you read this). Graduate school is hard enough without being taken advantage of by callous property management companies. Yes, I can survive the monetary loss, but I truly believe that these cleaning charges were not justified--it's the disingenuous nature of my experience with Consolidated Property Management that left a bad taste in my mouth. Do a better job.

🗣🗣🗣🗣 DO NOT IN I REPEAT DO NOT RENT FROM HERE!!!!! I would never Recommend this property management to a dead dog!!! When I first went to see the apartment I was in loved in I knew I had to have it, so I pulled out my check book out in wrote her a check for 60 dollars. The 60 dollars was for me in my boyfriend application fee. After we looked at the apartment we talked outside in she told us how everything was going to be remodeled, but that was a lie!! When we moved in wasn’t nothing done. I called in email in let them know that I was having problems in the apartment. Mirrors was broke, refrigerator and toilet was leaking REALLY BAD. A week later I find out the whole apartment had mold really bad in everything I own was damaged. The landlord was going to replace the things that was damaged. They called me in a week later to tell me that I should have rental insurance so he not going to pay for my property. I had to threaten them with a lawyer in order for them to move me out the house in when they finally moved me out they told me they was going to work with me because I had to replace some of my son clothes, coat, and shoes for school, in a week later they put a eviction later on my door so I moved out.

I Would not recommend this company to anyone looking to rent. They will charge you for things that aren’t even in the lease agreement. I put in my 30 day notice to vacate. I Was told I was “breaking” my month to month lease and that I had to pay a fee for lease termination as well as an extra months rent. Then when we moved out we were charge a couple hundred for carpet cleaning that also wasn’t required in the lease agreement.... Maybe read the lease agreement before charging tenants? Thankfully I didn’t have to pay those charges. We also had an inspection done during our lease. I mentioned things like a leaking toilet that needed fixed and hole in the siding of the house where birds and bats fly in. They never came back to fix it.

NEVER RENT FROM THEM!!! I have three evictions on my name thanks to this joke of a company. First time my brother took off with our rent and we didn’t know it wasn’t paid until there was a notice on our door. When we begged and explained our situation they said as long as we paid they wouldn’t file it. We paid and continued living there for 5 months but when moving we found out we did have an eviction on our name. Second time they bought our rental company out 5 months before our lease ended. They then tried raising the rent and/or finding things to charge us with. Once we moved they charged us to replace all the carpet even though we were told the carpet in our unit was older than any others (meaning it should’ve been replaced anyways.) They pretty much charged us to fix the place us so they could raise the rent from $650 to $850. THEY ARE A RIP OFF COMPANY!!!

They kept our deposit fee, charging us for cleaning and carpet cleaning. We tried to discuss about that, but the management has not been collaborative. Note: I was there in 2021, I don't know if now things are changed. But I tried to solve the issue several times in 2022 and nobody seems interested to clarify.

I had the pleasure of renting and purchasing my home from consolidated, they are truly a great group! They went out of their way to get me into my home. We had 1 minor issue with our washer which was resolved quickly. My home is lovely and I'm happy to not be moving again. I've recommended consolidated to.a few friends now.
