Douglas property management does not operate with the appropriate integrity to manage the property.

#1 During an annual zoom meeting, the Treasurer and Vice President of my HOA admitted to paying over $100,000 in cash to contractors without receiving any receipt or proof of project completeness.
Then when everything transferred to the new board, the Treasurer of the HOA closed her bank account so that nobody could see or investigate.
No one can get access to the bank account records because they were in her name.
Jay, the leader of this management company, saw no red flags or anything to cause concern in these actions.
Jay, at the management company, ran the February 2024 election and allowed people to gain a seat on the board when they did not own their property at the time of the election.
By Georgia law, board members are required to own their property at the time that they are sworn in. If that individual did not own their property at the time of the election, then legally they should have to wait until the next election to run as board member according to Georgia law.
Jay, the leader of the management company, acknowledges zero liability or accountability for any of these issues in regards to the financials and board elections.
To respond to your statement below.
#1 I never sued the board , #2 I never assaulted anyone , no police report or evidence found, #3 This HOA board is a bunch of bullies i refuse to let bully me.
#4 what you just said is on public grounds for slander !
#5 I left the board because of Mental abuse and stated that in my resignation.
The fact you publicly slander people that challenge your leadership says everything about your lack of integrity!

"Extremely disappointing experience with [DPM]! I’ve seen my property manager take pictures of my property and then when I ask her what she’s doing, she states that she is doing nothing and she did not. In fact, take a picture. Her latest antic absolutely disgusted me. Despite following all rules and regulations, I was targeted with a tow sticker on my legally parked car in front of my own house! A spot my property manager ASKED me to move it to and the only reason I didn’t move it to the spot immediately was because she was parked there despite it being a resident parking spot -_-

The tow sticker had no contact information as to what tow company they work with, but stated my car will be towed because it was inoperable….. I was driving the car around perfectly fine less than five hours before they put the sticker on my car around 11 pm.. I happened to get the car serviced the day the sticker was placed so I have proof the it is definitely operable but that has been ignored, and it's clear that the management is more interested in harassing residents than actually managing the community.

Unacceptable behavior and abuse of power! Beware of this HOA management company if you value your time and sanity.

I'm unable to respond directly to the business owner's dismissive response, so I'm adding this update. I've included a photo of the sticker placed on my car, which WAS NOT THERE When I got home from driving it at 9pm but was there when I went outside at midnight The property manager admitted to having it placed there.

Due to ongoing harassment and unfair charges ($1100 for a flower pot on my patio!), I've retained an attorney and involved investigative reporters. I won't publicly name my neighborhood, but I warn others against doing business with this predatory management company. They've treated me poorly, and I hope no one else suffers the same experience."

I had a similar experience with DPM as a previous reviewer who posted. It seems to be a normal way of doing business for them. There was a violation on my home which was promptly resolved. Proof of it being resolved was sent to DPM and they acknowledged and thanked us for resolving it quickly. A couple of months pass and a similar violation occurs. Logically (and legally) speaking this should be either a separate violation or a repeated violation. Apparently they decided it was a continuous violation and charged for every day in between. I say apparently because they also refuse to explain why the violation incurred a daily charge when asked multiple times.

We didn't want to pay without some explanation so they threatened us multiple times, eventually put a lien on the house, and then threatened lawsuits all over a fairly small amount of money and all while refusing to even discuss the fine outside of letters in the mail. It was eventually a decision to either fight them in court or just pay them to go away. We paid them to go away as the amount of money wasn't worth the time or effort. Needless to say though, this isn't an ethical organization and if you are shopping for community management, you can do better.

STAY AWAY FROM THESE GUYS AT ALL COSTS

They say pressure wash your house. You do it. A month later they say they've been charging you $25 a day for not pressure washing. You pressure wash again. Another month goes by, you find out they've charged you another $25 a day. You hire a professional. You think, maybe I'm not doing a good job or something. Another month goes by. They're charging you $25 a day. You say to yourself, this is insanity. I've done what they have asked each time as soon as they have said something. You email them and they say you have not pressure washed and it is your fault for not communicating with them. So you paint your entire house and you email them back so they can remove the charges. They refuse to remove the charges, as if $25 a day is reasonable, even if you weren't pressure washing your house 3 months in a row and then eventually going above and beyond to get the whole house painted, all the while 50% of the houses in the neighborhood are in dire need of pressure washing.

Then they do this same thing with 2 or 3 other seemingly arbitrary things. You do them, they say they're still charging you. You do it again. They say they're still charging you. You do it a 3rd time. They're still charging you, and now they've filed an $8,000 lien on your house. As if they somehow are based in reality and that's a reasonable thing to do when you've even gone and communicated with them and they have ignored your emails, dodged your phone calls, refuse to meet with you in any capacity, and all the while you've done everything they have asked 3 or 4 times over, and half the neighborhood has all of the issues they have brought to you still existing, not addressed at all.

I contacted Douglas Property Management, Inc. because HOA is supposed to have the grass cut on the residents' property. The grass was above ankle deep. When contacted with photos, the grass was cut a week later but a five year old could have done a better job. Pictures were sent to Douglas PM via email and read by Jay Brack and Doug Grice, but there was no reply or follow-up, like they just didn't care. The grass again is tall. So far, not impressed with this new management company.

Update: Received a reply stating "Please be aware we work for the Board of Directors for the community and your concern was forwarded to them as they hired the lawn service to stay in budget for the community."

Had I received a reply to my initial email to DPR stating that the concern was forwarded, I would have not blamed them, but I never heard from anyone.

This company does a poor job managing our property (Callaway Crossings on Callaway Road in Marietta). The lawn service was fired & they have not hired a replacement. Hedges are high, lawns need cutting. When I complained to Jay, our representative, he hung up on me! The townhome next door to me has an old disabled car in the driveway with an expired tag + the yard is a disaster…nothing has been done about it! I would not recommend them to any community complex looking for a conscientious management company.
