I haven’t rented much, but over the years this is by far THE BEST rental company there is! They are so professional, respectful, honest, and every time I place a work order it’s unbelievable how fast the repair companies are calling me! There just isn’t a better company out there. They work with me on everything. If my hours at work are short, they will refund my late fee on rent without even saying anything. They don’t have to do this; they’re just very kind people. They understand life isn’t easy today. I’ve only had them since January, but I’m very grateful because the last one I had literally ignored me. I HIGHLY RECOMMEND!

Teri confirmed our appt for Sunday the 26th with someone named Brandt. They were supposed to call or text an hour before the appt and they never did. We showed up at the property and sat and waited for 15 minutes. Nobody showed. I texted thru Zillow for a second time, no reply. I called the company number and they're closed. REAL professional.

I never done a review before but this one I had to. I am still in shock and at a loss for words. So, I was in contact with a lady named Teri. I poured my heart out to her about my situation. She agreed to work with me. We were in daily contact for over a week long. Finally the approval went through on a Monday. I had an appointment to view the home the same day at 4pm. So I arrived early shortly after another family comes in and I didnt know nor was I told yeah another family will be viewing the home as well. I was the first view the home. She knew that if I was approved I was moving forward with the home no questions asked. So, After viewing the home I told her I liked it she said that I could bring my security deposit to the office in carmel. We agreed that I would bring the full security deposit wednesday. I called her tuesday and she told me we was still a go., I call everyday because of my anxiety. I told her I will be there like agreed before close of business day wednesday. I get money the order tuesday evening. Upon arriving wednesday after literally having a conversation with them first thing in the morning she says oh i have some bad news i took someone elses deposit. Im so hurt and confused at this point so i could do nothing but just cry in the bathroom and then tell my kids we have no where to live. She knew I was a 100% Disabled Army Combat Veteran with PTSD and TBI and I have a disabled son i told her she was all I had and i was counting on her this wasnt just a basic conversation like we really talked. and for me trust her and for to do me like this is hurtful. I guess this is how veterans are being treated. #pendinghomelessness with a disabled child in 2 weeks. I will never be the same after this. Like where is the intergrity. I could see if I didnt show up wednesday and then u moved forward with the next applicant. Now mind you as of Monday at 4pm I was the only applicant. How do you tell someone they are approved and then less than 48 hours of seeing the home you flip the switch. Update 3 months later the home was still available which is crazy . I had 10 different people call multiple times since I was told someone else had the property and property was still available.

I would give a zero if I could. A mismanaged mess from the start only begins to scratch the surface of how awful this experience was. Student loan service providers are easier to get a hold of and get things done with.
45 minutes late to a scheduled showing because we didn't confirm within 24 hours that we would show up. Did they tell us we would need to do this? No. We had also scheduled the showing just a few days prior.
Sent them 500+ photos of the house on the day of signing the lease and listed 13 concerns/findings of repairs needed for the house 2 days after signing and within 7 day period for them to fix prior damages reported. They said they would fix 3 of them that were the most serious. They never did.
One repair needed were damaged blinds. They never came to fix them though they said they would. When we used them and they broke, the owner and company refused to pay for repairs, and initially said the repairs would be on us. When we pushed back, they would only pay for half of the cost. We paid, and it took 7 months to get blinds. More than half the lease period.
From the signing of lease, they had a key to the house. However, they needed to get a copy. This took them 5 months to complete. Once, a man unlocked the door and walked into the house, saw me, and walked out with no explanation. Obviously startled, I rush out, and one of the workers there in the most annoyed voice said "We're getting a copy" after I asked who they were. This was 2 months after signing, and we received no notice that they were coming to do this. They also finally sent a nonchalant email telling us to pick up the key. We had a keypad to get in the door and garage door clickers, but for almost half the lease period we had no key. And it was just a key to the front door. A key to the back door was never supplied.
They refused to show us a bill for our trash/wastewater bill, which is illegal. Their reasoning was that the bill had identifying information of the owner on it. When I specified all needed was a line item name and a dollar amount (something to the effect of "Trash: $15.67; Sewage: $20.82), they still refused and said it was personal information. Somehow a bill we have to pay was too personal to see. They could have put any number on that bill and made us pay. It didn't help that the bills were completely inconsistently priced, which is something standardized where we lived.
They were nigh impossible to get in contact with at the best of times. I found it easier to go to their office or CC as many people that I knew worked there to get a response.
The house was beautiful, the area was great, and everything electric, plumbing, and what not worked. But we always had this utter lack of management ability looming over our heads. What if there was an electric emergency? Or a plumbing leak? From our experience, maintenance did not exist.
They also took our a third of our deposit for "carpet cleaning". So consider that hefty fee.

If you like roaches in your place and substandard heating and air conditioning that breaks down on a regular basis, this is the place for you. I don’t hate anyone enough to recommend doing business with this company. Stay away!
They held 1/3 of my deposit for cleaning and left the place cleaner than when I moved in

Do not rent from this company. They are dismissive whenever their is a concern with one of their properties. They have some of the worst communication I have experience from any property manager/landlord. You could put in a maintenance request and never hear back from them. You have to continuously call and bother them to get anything done with them. Even then, that might not work. For example, our duplex has a front and back door. The keys we were handed only worked on the front door. It took nearly 3 weeks of bothering this company to send someone out to get our keys working on the back door. Maintenance has also showed up announced and did not schedule a time to meet. Just an overall horrible and unprofessional experience with this company.

The ladies in the office are truly the NICEST people you’ve ever met. They made my move in process easy, any issue I had has been handled the same day, I couldn’t ask for a better property management company to lease my home through. If you’re looking to work with this company just know you’ll actually be treated fairly!

Unorganized, unprofessional and unapologetic.
The service that I received from this company was disgraceful. I applied for a home through Equity Management Services (EMS). Lindsay, the broker of EMS, told me the next week I was approved for the home. When I ask about deposit amounts Lindsay did not have the correct information nor the correct home. After confirming the correct address I asked her to double check that I was approved, and she informed me that I was. During that conversation I asked about the pet deposit. Lindsay missed the fact that I have a dog (which I stated clearly on the application). Lindsay said she would call me back that day and never did. I called back three days later, and she finally tells me we are not approved for the home due to the breed of my dog. Throughout the entire experience there was no apology on her lack of follow up, lack of reading the information on my application clearly, or even her being incorrect on my approval for the application. She simply said “yeah, unfortunately your denied.”
I paid $80 to apply for a home managed by this company and was extremely upset when they told me I was approved and then told me I was declined. I spoke to Brandt, the owner, about the lack of professionalism and the experience that I went through with his company. Brandt told me it was “not his problem.” He offered me no apology and no way to make the situation right. He did not even offer a partial refund. I will never rent a home that is managed by Brandt’s company. The way Brandt dismissed me and my concerns over his company treated me was completely unacceptable. I hope Brandt thinks a little bit harder about his responsibilities as an owner and learns not to brush off and disregard those responsibilities.
