Do not hire them for property management purposes. Find another company. Grossly negligent in vetting potential tenants for homeowners. They did not verify my tenants income. They, evidently, accepted false tax documents ( a schedule c and a profit and loss statement, only 1 page of tax documentation per year for the two previous years. lol) at face value without checking to see if they had been filed. Subsequent court filing uncovered by my attorney found that the tax documents were never filed. However, because Fickling failed to do their due diligence the tenant was placed in my home. The tenant had a prior forced eviction that Fickling failed to uncover. According to Fickling's own documentation, an applicant will be denied placement in a home if they have had an eviction within the last 10 years. However, once again, Fickling did not do their due diligence. If my team could discover this with a 5 minute search, why did Fickling not uncover it? Fickling also failed to get the tenants real SSN on the rental application. They allowed the tenant to give them the same ITN that was on the profit and loss document. Therefore, it should have been obvious that it was not a SSN. The tenant application for housing was in a personal name not a business name so the ITN for the so called company should not have been allowed to be used for home rental purposes.
This is a horrible company and I will be going after them in court. I will be sure to let social media know how Fickling & Company handles their failure to follow their own professional standards. I incurred substantial losses based on the negligence of Fickling and Company and I hold them wholly responsible. I can't even get proof from them that they are trying to collect from the tenant. Do not hire this crew under any circumstances.
