Lived at a property that was originally managed by Cogburn Smart Realty Company. A few years in was taken over by Gentoo. I lived there for 8 years. Rent always paid on time.

Cogburn would credit my account when I wasn’t able to stay at my place for maintenance like a plumbing issue etc. If I had a short month I would write a lesser check and my credits would cover the remainders.

Gentoo came along. We had consistent plumbing issues in my unit and I was unable to stay in my place multiple nights, I was verbally given an ok to stay somewhere else and offered a dollar amount off my rent. Again, thought it would be on the books and never was. They also increased rent $150 a year which Cogburn never did.

We eventually grew out of this place, gave two weeks notice and when I moved I was never issued my credits or deposit back and was told my money was taken for not giving 30 days notice.

I’ve asked for multiple looks into this issue and get the run around, acting like they need proof? This place is a scam, taking from people when they’ve loyally held up their end of the bargain. Taking money from people with no money to begin with is criminal.

The owner of my property made a grave mistake moving over to Gentoo. I would go with HPK or Cogburn if you’re looking in the area.

Call Kris at HPK, she’ll help you find a rental and a reasonably priced one.

Oh and they also ILLEGALLY entered my place and blamed it on a plumbing leak. Which was a dribble. And when my AC broke replaced it with JUNK when I had a 6 week old. Also, had the same carpet for the 8 years I was there which was used carpet from the previous tenant who smoked.

Pass on Gentoo ?

If I could give a negative star, I would. This company just took over our property and has been unprofessional from the beginning. Trevor appeared unannounced and got into my personal space; I had to ask him to move away. They have failed to properly notify tenants with proper notice and all paperwork sent is ambiguous. This company lacks professionalism and fails to oblige by housing rules. All paperwork is ambiguous and they fail to comply with my contract. They fail to understand anything basic having to do with with property management. This company's building is a home, not professional and seems very suspicious. If you are looking for a professional company contact Berkshire Hathaway property management.

This company is UNPROFESSIONAL! Trevor pulled up to our property at 11:56 am, BLARING MUSIC. He stayed inside his truck with his music blaring for up to 5 minutes. When he was creeping around my apartment, I opened the door and asked if i could help him and asked him, "WHEN OUR property's water would be turned on again?" as it had been an hour. Trevor proceeds to ignore me and walk to the neighbor next door who is not a tenant to ask them question. Trevor then continued to IGNORE ME (which I have on my camera). I had to ask him a third time, when the water would be coming on, if there was an ETA. Which to he responded, "he was not talking to me" He didn't know which apartments were tenants, nor where any of the meters where. Trevor then told me that he would NOT speak to me (a tenant) and that he was "not bothering me". I had to explain to him that he INDEED was bothering me. Especially, when he pulls up to the property blaring music and disrespecting the tenants. Trevor blatantly stated to me and other tenants, "IT WAS NOT ME." Mind you this is on camera and witnessed by 3 tenants, as well. He continued to disregard me. It turns out that Gentoo failed to pay our water and all properties were out of water for over 4 hours. I called and reported this to Garret, who fails to have straight or honest answers either. For example, they "confirmed," that everyone's water was working, Only to find out they were not speaking to the right tenants. What a mess. Stay away from this unprofessional, so called "property management." They continue to send out men to our location only to turn out that they made an error and putting us in danger.

I spoke with Trevor to schedule a tour of an apartment. We agreed to meet at 6:30pm the following day. My wife left work early so we can make it on time. We arrived at the location 15 minutes early. We waited about 30 minutes and nobody showed up. I called Trevor and no answer. It’s Unprofessional and disrespectful to leave a potential tenant waiting. I understand things happen but a courtesy call saying no one was going to show up would’ve been appreciated.

Came here to check out some property (although I didn’t have high expectations based on things I read off a previous review ). Met an employee named Trevor and was blown away by his awesome customer service. I would highly recommend giving that guy a raise or something and I will definitely be back to see some more units.
