We are so disappointed. We as tenants pay our rent every month and feel like that we give us some respect from our landlords. Me and my family moved here at Monterey pines a year ago. A few months later there was a leak in the air conditioner that caused our carpets to become wet in both bedrooms. They fixed the leak by gutting out of the bathroom and not even putting the baseboards back. Then a month later there was a bad musty order. We just knew it was mold but the landlord didn't take us seriously even though I explained the illness we were experiencing. They finally did an air test gave us the results over the phone without us seeing the reports ourselves that there was absolutely no mold. Fast forward a few months later and me being pregnant with our 3rd child. I started feeling sick and short of breath. Our son was even worse. He had respitory illness for months on and off. We put in our 60 day notice because I knew something was wrong with this apartment and didn't want to bring our newborn baby here. Well our son symptoms got worst and my mom demanded to see the mold test and they said they don't have it but the supervisor does. So we paid $400 to get a mold test. We got a positive test for 8 molds and one of them being toxic in the air ducts (hint the air conditioner leak). My kids had to go stay with my mom and I have to leave during the day so I can keep my unborn baby safe. We will be taking legal matters. It's so upsetting that I exposed my kids to this and trusting the landlords word and them ignoring our multiple request of the problems we suffered here. The inspector also said there is high amount of moisture under our kids carpets, so there is a leak somewhere underground. Can't wait to get out of here and I will never rent another apartment from GSF again

Save your money and time if you are questioning if you want to live at a rental property run by GSF. This is the post you have been looking for do NOT sign the lease.

I have lived at two properties run by GSF.
Different complexes same issues.

Apartment management does not listen to the tenant's concerns regarding noise complaints, cars broken into, etc.
You talk on the phone with them, send emails, and visit them in the office, and nothing changes.

They always respond with "Did you call security?" or "Did you call non-emergency?" You know we also have on-site maintenance staff that you can contact. Why would I call maintenance at 4 am to stop a noise complaint? This is by far the most inconsiderate suggestion I have received.

An apartment feature will be that it is a gated community but the gates are left wide open from 6 am to 8 pm.

And yes they increase your rent every year. Even when you have reported noise complaints, cars were broken into, front gates never closed, multiple times throughout the year.

PLEASE!!!!!! Trust me when I say this is one of the most absolute pathetic,dishonest, and disreputable companies in this entire state. Just look at the reviews. Has anyone EVER seen a 2.1 rating!! Probably not. This is not an idle random post. I have lived here for 15 years and never had a single issue before they came into the picture. Now it's never ending. If I am able to keep even one prospective tenant from having to deal with this incompetent and quite frankly sad excuse of a "company" then job well done. BEWARE. CONSIDER BEFORE MOVING INTO A GSF PROPERTIES PROPERTY.

From the day I moved into one of their properties I have regretted it. The manager and staff at the GSF property I live at have been nothing but hostile. When I reach out to the corporate office for help, at first I would atheist have someone to file a complaint with. Now, I can't get them to answer my calls at the corporate office or the property office. There is an active leak in my unit that the manager is aware of but is doing nothing to fix and it has been going on from 12/23 to 2/24 without resolution. I have left messages for Jocelyn Golden at the corporate office, but she hasn't returned my calls.

Photos show how it was left by Maintenance, with my carpet ripped up and a dehumidifier that makes it 90° in my apt and a fan that is louder than a 747 when you work from home like I do. It also impeded our ability to exit in case of an emergency.

UNLESS YOU HAVE NO OTHER OPTION, AVOID AT ALL COSTs

EDIT: The "owner " of gsf seems misinformed.
NO.1 Jocelyn has not engaged with me 1 single time on this. I have tried every way I know how yo reach her. I haven't spoken to her since before all this began and so I can't imagine what kind of temperature my language could have been in made up conversation, but I'd love to hear what you think happened.

The truth is he has no idea how this company is being run for him. I have been ignored and intimidated, retaliated against and insulted by the people empowered to manage JPP. And now I come to find out Jocelyn has made up some conversation we never had to explain why this whole damn company is ignoring me.

You don't care about your customers, as soon as we signed our lease you stopped caring about anything other than us paying our rent. Which we do on time without problem. Your property managers are bullies who act like autocrats who rule over the properties they manage with impunity.

I literally left this review as a last try to get some help from you people and you say I can email you? I think your response speaks for itself.

This is how much GSF "cares" about their residents. I am at my wits end, the warrant of habitability on my apartment has been breached since December. Its now March and he is OK with them ignoring my calls and I am welcome to Email them. I am one of their customers. Does it look like they care about me?

This is the most UNPROFESSIONAL company I've ever dealt with! I live at one of these unkept, infested apartments. The manager or lack thereof, her manager is absolutely horrible! They don't acknowledge or fix problems they swept issues under the building. Claim they always so busy but there is never any changes in anything, always making excuses for issues.. it's always someone else's fought... this company hire a bunch of ppl who have no idea what they are doing, no idea how to be a success, could care less about the tenants. This job is just a free apartment for them. You can tell that's all that matter due to their lack of effort, concern, or simply care!

Horrific property management company. GSF took over property management for our apartments a few years ago and it has been a steady decline ever since. They are wildly incompetent but also hostile towards tenants. Avoid renting anywhere managed by GSF Properties.
