Hayes Gibson took over Lange apartments in Terre Haute. I rented from a woman who had her foot out the door. Since then I have found that a good part of management steals and cons cash out of you. They let animals in without shots and fixing. My building hasn’t fallen apart but I trust no one in management. They have no idea what a crisis is. I have begun to pack because I have no security and I have been conned for the last time. The housekeeper is gone and so I expect the worst. Section 8 in Vigo County is not all there. I need to settle my issues and get going into some safety. I am preparing to make my second police report; the big problem is theft and then management starts pushing you around

I could spend hours listing the things wrong with the property, how things never got fixed, how many times the leasing agents broke my lease, how many times they coaxed me to break my own lease, how they’ve tried to scam countless tenants out of money, and how the lease breaks state law in multiple places. But I must say, my absolute favorite interaction with them was when I asked to break my lease because of a domestic violence situation. They informed me there were no circumstances in which I could break my lease. I offered to provide a copy of the protection order I had in place against the abuser, and they again told me I wouldn’t be able to break my lease.
Thank you, Hayes Gibson, for making me suffer nearly a year of constant panic because my abuser knew where I lived and you wouldn’t allow me to leave.

This is the nastiest most unorganized place I've ever lived in my life, I was moved into three different apartments in a months time, all of which was disgusting, nothing worked and they were full of roaches.....the office is rude and would never return my calls, I had to call the fire department to get their attention and I had to spend Christmas and thanksgiving with no stove and no heat.

Terrible staff and poor policies for dealing with issues such as letting residents have non -residents tell trespassed, even if they live there but are not on the lease. They have a list with about 75 to 100 names posted, and once you are on they will never take you off... Even after years. Also so many lease violations such as entering apartments without permission or a written notice in advance.

I live in one of their properties, I have no hot water, it rains into my unit, floors are falling in, cabinets are coming off wall. And to make matters worse the only REAL maintenance Derrick as been let go, so now we don't even have any maintenance. THE grounds are filthy and there is no security, oh did I say the trash compactor is broken? Because it is trash everywhere! Warning DO NOT RENT FROM THESE PEOPLE!

Do NOT rent from any of their properties, they send out notices every month to people who are always paying their rent threatening eviction, no maintenance is ever done when needed and they promised so much change but have been worse than any other property management I've ever seen. They do NOT use your money to maintain properties so PLEASE be aware of that when you apply to live in one of their properties. They're abusing my family members and belittling her every chance they get and have fired those who actually wanna help the tenants. They're only in it to raise prices and cash out.

Do not rent from them. Seriously.

I lived in Summit Point for two years: 2020-2022. Until Hayes Gibson took over, Summit Pointe was my favorite place I’ve lived in Bloomington. But Hayes Gibson has been the absolute worst property manager.

First, they entered my apartment illegally to do what they called an ‘early checkout inspection’ a week before I moved out. They did not give any notice that they were entering the apartment despite Bloomington requiring reasonable notice before a landlord enters the property. When asked about this, they said it is too inconvenient to give people a notice (direct quote). I emailed the property manager numerous times to confirm that they sent someone to my apartment, and they did not respond which is a huge safety concern – that could have been someone who wasn’t associated with the company at all, and I had no way of knowing because they would not respond to my requests for information.

It is also impossible to get in contact with anyone at this company. No one answers the phone, no one responds to emails, I had to call 4 separate numbers on the Hayes Gibson website before anyone would even give me an email address because they didn’t want to give out the email address for the property (I have no idea why, that’s one of the easiest ways to communicate with your tenants). When I finally got someone on the phone to get an email address, they gave me a personal address because they didn’t want to give out the email for the property. Every time I go to the office (during hours that are posted as open), no one is there.

I can't speak to the accuracy of the information, but I also spoke to a neighbor who said they had been without air conditioning for months (in June and July). And the property manager said they couldn’t fix it because they had to fix air conditioners in apartments with children and elderly first. Which is understandable, but how many apartments are having air conditioning maintenance issues if it takes more than two months to fix them all?

The maintenance people and those I have interacted with in the office have always been really kind and patient, and I think they are probably understaffed. My primary issue was that many of my maintenance requests sent via email or through the website's online portal were ignored, or I never received a response back. When I didn’t have heat in my apartment in December, I couldn’t get ahold of the property manager, no response to my voicemail, and had to keep calling before it was fixed a week later.

My apartment, while spacious, had issues with the heat, a sink that was broken, and a dishwasher that didn’t work no matter how many times maintenance worked on it. Despite this, somehow they were trying to raise rent - I saw my apartment posted online for $100 more than my rent. Absolutely do not rent here or from any Hayes Gibson property. My apartment was absolutely lovely before they took over, and then I couldn’t wait to leave. If I could leave negative stars on this review I would.

The (very few) Pro’s: Spacious one-bed apartments, reasonable price (well, they were a reasonable price), quiet area, and the small pond & walking trail around the property always has wildlife.

Lived at summit point, before this property management company took over it was great, when the transition happened they lost both my and my roomates security deposit, lost an advance payment in rent, and did not honor an agreement that was made 3 months before Hayes started leasing. They also called me saying I had to move out immediately when I was out of town. Was able to get a 3 day extension. And when we were going to move they said the apartment you signed a lease for is already occupied, so here is another one. But it took them months to rectify the issue with our lease showing a different address. And now the water is out and was told that would be happening yesterday not today. Not happy with this new management firm.
