Terrible rental company. They’re a scam and will make you apply for it just to deny you with no reason at all. My husband and I made 3x over the rent 720+ credit score and still got denied on a 1900 apartment. What a joke. It’s been 7 months and that apartment is STILL on the market those poor owners missing out on all that rent because they don’t want to approve people! I’ve been living in my new rental for about 6 months and the rent is 2600…. Definitely more remodeled, laundry in unit, not on the second story so it was a WIN for us we didn’t get it BUT still what a terrible company for Renters and OWNERS!!! Save your application FEE!

Hedgerow managed my property in Napa for 4 years while I lived abroad, and I couldn't be happier. Jim Wisinger was extremely professional, experienced, and responsive. My house, unfortunately, needed many repairs along the way and he helped me resolve them all with as little pain to me as possible, including overseeing major projects like HVAC and roofing, all within the scope of their normal fee. He even helped me get multiple bids for the big jobs, to be sure I selected a contractor I was comfortable with. Maybe I got lucky, but they placed me with tenants who stayed for all 4 years, paid on time, took good care of the place, and would have stayed longer if I hadn't decided to reoccupy the property. Tenants were not without issues- they contested the deposit claim I made and threatened small claims court, but Jim had all of the documented evidence needed for the claim (he was very careful) and even offered to accompany me in court if the tenants followed through (which they didn't). I have another property in Sacramento being managed by another property manager. Hedgerow's fee is much higher, but the level of service is substantially better. I would work with Jim and Hedgerow again.

Listen to the reviews and do not apply unless you have a freaking credit score of 1000 ?. They are a terrible scamming company that will ask you to fill out a huge application just to VIEW the unit. They do not communicate efficiently either. My husband and I had triple the income and have reliable sources and good jobs! Do not waste your time!!!

I had a spotless renting history moving in... Hedgerow was the worst agency I have ever rented from. I would recommend crown property management or anything else. I now own a home with my wife and have to thank hedgerow for that because after renting from them I would never rent again. These people are sumbags... you will definitely regret renting with them.

Avoid them at all costs. They make you pay for the application BEFORE showing you the property. That’s unethical. Also, applicants in California must receive an itemized receipt showing the screening fee and other costs included in the screening fee charged by the rental property management. (See Civil Code §1950.6(d) and (f)). If they reject an applicant after they’ve collected an application screening fee, but before completing the screening process, then they need to return the portion of the application fee that was not used. These people are making a huge profit just by posting vacancies and collecting rental applications without showing the property!

I rented from this company for about two years. The house was amazing. The rental agency was terrible.

Upon moving in, we were told that the blind in the living room, which had an amazing view, was broken, but would be fixed "soon". It was not fixed for about eight months. Additionally, the back wall of the house wasn't painted, but we were told that "would be fixed". More on this later.

Immediately after moving in, the dishwasher stopped working, and we were told it would be replaced "soon". It was over a year before it was replaced, and it was replaced with a model that didn't quite fit, and required the baseboards of the kitchen cabinets to be removed. The Hedgerow representative who observed the installation said "that looks fine".

About a year after moving in, the washing machine flooded the entire back of the house on a Friday, and the response of the emergency maintenance line was "put some towels down, and we'll see if we can get it fixed on Tuesday."

About three months after the dishwasher was finally replaced, it stopped working again, and when that was finally addressed (about three months later) it turned out that the wiring had been eaten by rats. After that assessment, the rats began invading the rest of the house, and actually chewed a hole in the hardwood floor, as well as ruining several hundred dollars worth of rugs. After complaining about the rats, we were told that it was our fault for having a bird feeder outside. The bird feeder hadn't been a problem for the preceding eighteen months, but apparently it suddenly was, and apparently bird seed outside= rats inside.

Additionally, they will ask to know if you are out of town for more than a few days. On one such occasion, our alarm system went off while we were at the airport, literally on the jetbridge of a plane, ready to fly out of the country. I called the after hours emergency line and asked if someone could meet the police at the house in case they needed to check it out and the response was "we don't do that."

On moving out, and after paying a private company $300 for (an amazingly thorough) cleaning, we were still charged $250 for "cleaning we missed". In addition to being charged for the damage to the floor by the rats. And $510 to "repair the back wall" that they had left unpainted for two years. The rats were arguably my fault because of the bird feeder, but that's pretty slim reasoning. But fair is fair, and maybe that contributed. The cleaning? Again, maybe our company wasn't thorough enough. But over 500 dollars for a paint job they left undone from the beginning? That's pretty egregious abuse of the deposit.

After moving out, several packages were mistakenly delivered to our old address, and at least one payroll check, despite having informed the post office of the new address. When Hedgerow was contacted, and asked if they could swing by the house, pick up the packages and forward them, we were told "we don't have anyone who can do that".

I would not recommend renting from this company if it can be avoided at all. If you do rent from them, don't bother with paying a cleaning service, they'll charge you anyway from the deposit.

Not recommended at all.
