Rented from Hill Valley for a year. Anytime we had a problem, we reported to maintenance and they were there in a timely manner. You choose the days and time that works best for you, which is really helpful. If we had any issues or questions, we always felt comfortable enough to reach out to Hill Valley. They were there every step of the way! I highly recommend renting from them!

I would never move with this company the house had roaches before we moved in and we didnât notice until after battle roaches for the entire time went without water for half of the first month moving in because something messed up when we got in there and rent was still expensive got threaten to be kicked out because they didnât tell us when we moved in the thermostat controls the entire house so we had to accommodate other people regardless of we were hot or cold this company doesnât care about your concerns and they over charge your security deposit to clean things that arenât even a mess !

I donât typically leave rental reviews until a year so I can see how everything plays out, but I genuinely have been nothing but happy with leasing through them. I lived at a local âluxuryâ rental company condo for 5 years , and Hill Valley has FAR exceeded them on every level. Every single maintenance request is fulfilled fast, my area had a pest problem and they had pest control out within days and have continued monthly services to prevent future issues for the 15? Months Iâve lived here. They are easy to communicate with and always extremely helpful. My AC stopped working and they had a repairman there within 2 hours. At my âluxuryâ condo, I went 4 years having barely working AC and they never once fixed it. I recommend Hill Valley to anyone looking to lease because I canât think of a negative thing to say about them.

DO NOT...I REPEAT DO NOT APPLY WITH THIS COMPANY. My wife and I were denied SOLO based on my credit. What is that credit, medical bills. I am disabled. I've been in the hospital more times than I can count. When I called to enquire about us being denied based on my credit. She said and I quote..."I understand you're disabled and your medical bad credit is because of that and 99% off your bed credit we seen is medical. " Yes I recorded the lady on the phone. The young man that showed us 2 properties said they only do a soft check looking for evictions and past utility bills. That wasn't the case here. I hope they know the law because denying someone based on disability is against the law and the fair housing law. I WILL be seeing you in court. Do not try and deny it because I have it recorded. Please look at the reviews before applying. It was a waste of $70. But I'll get that back and more.
In response to the companies response back. I have the conversation recorded that you said it was based on my medical records on my credit and that you know that I'm disabled. You DIDN'T base it on previous landlords or any other factors because I called everyone of my landlords and you didn't even bother calling ANYONE of them. I have that proof as well. And you didn't call References either. The only thing you talked about was my medical on my credit and my disability. AGAIN I recorded the conversation knowing you didn't check ANYTHING but my credit. So you didn't go by the Fair housing Act. I've already called them and they've heard the conversation. They said they will be getting back with me and said I have a case based on the conversation I had with you!

I rented from them for three years and never had a single issue. They are easy going, down to earth, and respectful. Any maintenance request submitted for my apartment was efficiently serviced in a timely manner. Before my lease had ended I was always sent a text when a showing was scheduled for my apartment so I had plenty of time to make sure I was prepared. Same for maintenance, I was always given a heads up. As long as you > follow the rules for the lease you sign < and act as a reasonable, responsible tenant you will not have any issues with the company. I refer people to them all the time and know current tenants of theirs and have never heard anyone complain.

Can pay our rent because we make 3 times over what we applied for, two small dogs which were allowed in the rental we applied for, glowing references from past landlords, but because our credit score isnât the best we got denied. $60 down the drain we could have used to a place that would have actually accepted us. Maybe we dodged a bullet with all the terrible reviews though. Donât waste your hard earned money applying for a place from here if your credit is even a single point under 650.
Editing to add since they want to reply. I did not apply for one but my sister did and got denied. Something is wrong when two people making over $50,000 per year with no kids and only one car payment, is denied because of credit. Then they get away with basically stealing $30 from you if only one person fills out an application. Save yourself the money if your credit isnât perfect and avoid this place.

Take advantage of college students. When we moved into our apartment, the walls needed painted and the floors needed completely redone. We had mentioned it before move in, and they claimed they wouldnât charge us for that by the time we moved out. Two years later, we moved out and are getting charged for walls needing painted, $400 btw, and $225 for carpets being cleaned (which we had asked for and mentioned before moving in). They said they canât do anything about it now because they have already painted and cleaned the carpet, and moved in the next tenants that same day, with wet paint and wet carpets.....
They also claimed our deposit was only $837, when we paid $900. The maintenance men were also nice and respectful, but besides that point, there were many issues over the two years and now we are getting billed for issues that shouldâve been resolved when mentioned two years ago. Definitely learned a lesson and will have to take more notes and more pictures to be sure the next landlord wonât screw us over again in the end.

Rented from them for a year back in 2020. Mice, flies, gnats and fleas. It was one infestation after another. When we moved out and received our charges for repairs we had to pay for damages that were already there on the property when we moved in. Ex: a broken window in the kitchen that we were told would be fixed. Right after we moved in covid put everything on lock down so we were unable to do the initial maintenance check on the house. There was a broken window in the upstairs bedroom that I personally put a piece of cardboard over with some packing tape. We provided them a piece of a glass to fix the window but since it wasn't cut to the exact size they never used it. That window still has the cardboard on it that I put up in 2020. Also, the bottom bedroom had no actual heat or ac getting to it despite a vent being there so you needed a space heater in the winter to even sleep in there. Highly advise renting elsewhere.
