Absolute trash! And that's what I found on this property in Phoenix off Camelback! The day I go pick up keys, I find out that there were homeless people camped out in the back. Called up HRG, all I get is "oh, so sorry sir." 1st day renting, and I had to call the cops 2 TIMES!! YES, I'm aware of the area and it's inhabitants, but having to call the cops because of an encampment in the backyard AND a homeless lady was about to fire up a crack pipe right next to the house? Not a great start. Then some stranger walks by and claims he's protecting her cause she family and he looks out for the street. He tells me to call the cops if I see anything illegal going on. I told him, don't worry, I'm sure I'll have to call them more then once a week. Buy on the bright side, he helped throw the bed mattresses (there was 3) over the wall. Can't seem to get the actual owner's of the house on the phone, and city of Phoenix said the water couldn't be turned on because HRG isn't authorized to sign as landlord. Plot thickens.....

UPDATE***: So, they get to keep their one star, but if I had it my way, they would get none. Beware when you pay your rent, especially if it's even a day late, they will charge you late fees until the check clears, then ask for payment on the late fees..... How are you guys still even a business Maybe you should change the name to Home River Slumlords Group!

****UPDATE NUMBER TWO**** : I don't know how many bad reviews I can give this garbage company! I paid my rent for the third time this month, and they kicked back our rent check for "insufficient funds", when there was more than enough money in the account...... You guys must really love people yelling at your call center. I've never wanted to move out of a house so badly, you guys make this whole process the worst experience for anyone trying to pay their rent.

****UPDATE NUMBER THREE****
So, of you try to pay your rent, they bounce your check back again, even if your bank has enough. If you want to speak to a manager, they say they will have them call you back. But their management team are afraid to call you back for some reason. The five star reviews you see on Google are mostly fake probably. Any reason why your Google rating is 3.8 and the Better Business Bureau customer rating is 1.05 More updates to come, friends!

This company is Terrible with a capital T !! We were not able to talk to anybody except their support (from out of the country)
We were denied to rent a house.
We have not been able to talk to anybody in person, they just keep forwarding us to support, people from another country ,that
don't know anything about anything that has to do with rental,and then ask for a 5☆review.
We put in an application for a house, payed the very high application Fees. We have plenty income of have great credit, good rental history
(PUT ALL OF OUR PERSONAL INFORMATION)AND WHEN WE CALL" SUPPORT "( Support
there is no way to talk to anybody. I am not at all pleased with this 3.? Company.

Horrible company!! Absolutely worthless in every regard. Hope you don’t need to speak to anyone as they don’t know how to answer phones. Their system for maintenance and rent payments doesn’t work half the time, they don’t respond and they don’t care about tenants at all. Guess owners like being screwed financially as they haven’t failed yet. Oh wait, their contracts must screw them over too. This is not just from one bad experience. It’s from every experience. Avoid renting from this company at all costs or you will have regrets. Guaranteed. If I could give negative stars I would.

Horrible place to rent from, incompetent, disrespectful, slow, and unprofessional property manager Chris. No one gets back to you in a reasonable amount of time, say 48hrs, if it's something they just don't feel like responding to. It took months to get the filthy HVAC ducts cleaned. They won't provide estimates for normal grounds maintenance or emergency repairs, they just say they're looking into it and don't get back to you until you check in multiple times. I have never met a single maintenance person, nor the property managers, and they rarely clean the grounds, so there is glass and trash all over a heavily populated parking lot. The units haven't been updated since the 80's, they can't even bother to put in a dishwasher (surprising thing not to notice until it's too late), but still charge on the high end for rent.

When I discovered a rat infestation in the back utility closet and the attic that was coming inside the house and crawling around my towels in my linen closet, they repeatedly closed my maintenance request, told me it was my responsibility, and then told me it was just the non-existent branches scratching my roof. They didn't care that I had pictures of their droppings, that my connected duplex neighbor saw the rats himself, or that I had statements from the previous tenant of my unit confirming that they also struggled to keep the rats out. I had to send them a screenshot of my lease that they didn't read where it clearly states that pest control is the landlord's responsibility and financial burden. It still took days to get someone out and they only came once, now I just can't use the closet and AZ tenant protections are weak af.

I don't call often but when the PM chooses to answer the phone, he blurts out "what" and interrupts me. Must be hard doing nothing all day. No service is provided here, I'm doing them a favor by maintaining their property, paying their mortgage, and paying them for a job they are unwilling to do. If it weren't so expensive to move and find a rental with a yard, I would have.

They include a "Resident Benefits Package" (RBP) that costs about $45-50/mo for a concierge service that you have to hand-hold and is only practical for the first month to get everything connected. They're supposed send a new air filter every 60 days, they sent me the wrong size, and the filters were bent/folded/crushed in a small box. The concierge service couldn't do anything without having me on the phone, so it just added a middle person to the process and I ended up getting everything connected on my own. The supposed benefits to credit building and cheap monthly perks and prizes were not worth the added cost, so I had them remove it, PIA.

When I had that package removed, I agreed to purchase my own rental insurance. Due to the delay in this after trying out the RBP for the first month, my rental insurance policy started and later renewed a month after my annual lease. Instead of lifting a single finger to confirm the rental policy term that they already had on file (I have extensive proof of this that they chose to ignore), they decided to just charge me a for rental insurance anyway. They then told me I had to contact their third party insurance verification company to tell them my policy was still active. After jumping through several hoops and getting a confirmation, HRG still charged me and told me that I needed to contact THEIR vendor and get THEIR vendor to contact THEM, because none of these people want to communicate. They didn't even bother to tell me the contact information for any of the internal departments between HRG and the third party vendor I was supposed to go out of my way to connect, like they didn't have a vendor contract and communication on file already.

They claimed this was all my fault for not reading the lease, they claimed that regardless of their records showing my active policy still on my tenant profile in their records, that I needed to duplicate the effort and upload it again before it even renewed, just so they would agree not to charge me again.

Run.

Do not rent from this property management company. They will keep ½ of your deposit even though you clean when you move out. Touch up paint , trash removal is bull. The city picks up bulk items at the curb. They charged me 350 for trash removal. 300 for touch up paint. Burnt out lightbulb, batteries in smoke detectors, ..

This firm is not verry nice.
Anytime you call you speek to people in a call center not even in AZ...

ALL IN ALL. DONT RENT FROM THEM...
THEY WILL RAISE YOUR RENT AND TREAT YOU LIKE A SECOND CLASS CITIZEN..

Not to mention this guy down the street who watches your house then brakes in as he sees you drive away to work.

Extremely Unprofessional and Unresponsive

(They shouldn't even get the 1star)

I have been renting through Home River Group for 2 years now, and my experience with their property management has been nothing short of frustrating. For 8 months, they failed to add property taxes to my rent without informing me. Then, out of nowhere, I receive an email saying I am 7 days delinquent on payments I had no idea about. The email stated I could call and work something out, but no one answers emails, and when I call, I'm told someone will call me back within 24 to 48 hours—which has never happened.

To make matters worse, they are now charging me admin fees (almost $200) to coordinate the tax payments, which they completely failed to do for 8 months. So, how am I being charged for something they didn't even do? Now they are starting to add late fees on top of this and are even threatening eviction if I don’t pay.

I’m not trying to avoid paying what I owe, but I have legitimate questions and am trying to work out a reasonable payment plan. However, they are completely unresponsive and seem to be mishandling the situation at every turn. This is unfair and shows a lack of professionalism.

Don't like how everything is 24 to 48 wait for a response.
I need to know what happened to my free month for this lease 4901 w Sierra Vista Dr Glendale Az . I like to hear from anyone ASAP!!!
Before I take my next step to my LAWYER AND COURT. Still no answer 1 week ago I'm call homeriver they need call me or the second week of 2025 is only business I'll be calling back.
After talking to Maurice Martin I was helped with out being tranfer few times and no answer or resolve this now I feel like this has been resolved by Maurice Martin crossing my fingers.
