If I could give zero stars I would. This company took over half way thru our lease in danville. They stopped taking care of the property. Tried charging us for a water bill that was not ours to pay. They took a whole year to realize that our water meter was broken and then tried charging us for the water that they couldn’t prove was from us or the last tenant. I will never recommend them nor will I ever rent from them again. The worst experience I’ve ever had!

We lived at Parkside Apartments for almost 15 years.
The original owners (Wells) were good to us and the community. At year 13 of living there, the apartments were then sold to Hometown Property Group.
They increased our rent, uncomfortably, and did zero updates to our unit. Which was last updated in the mid to late 90s. Extremely outdated, bad windows, old carpeting, old linoleum, etc.
They said they were increasing it because of market value, the fact that we had a 1 car garage and because we lived by Hummel Park (the creeks are littered with dirty diapers these days).
Also, that "They have to make money too". When you are swooping in, raising the rent well past people's means...why would you tell them that you need to make money too?! Meanwhile, over half of the elderly community had to leave because noone could afford it any more.
No pool, no clubhouse, no laundry, etc.
The apartments are definitely not sound proof as advertised. After the new landlords took over and I lost my quiet neighbors, my new neighbors played hand drums anywhere from 8pm-midnight most nights of the week.
You can hear absolutely everything if you don't have a polite neighbor...don't bank on having one.
I had to fill out maintenance requests a couple of times online, where you pick 2-3 days and times that work for you.
One of the times, I picked my days and Tyler showed up (not on a day I chose, and it was not an emergency).
He did not give me a heads up. I was running a bath in only my robe. Of course, I was pretty irritated. I was probably super short, and stated to him that we had to get ready for work. Immediately after he left, a mass email was sent from the office that we do not get to pick our times for maintenance.
Of course, that's how that works when I get my private time invaded, it was my fault.
I will say this, bringing in Leslie for the office was probably the best thing that they have done. She seemed kind and personable in comparison to the previous office staff, Jenna and Tyler.
I really wish she had been there from the beginning, it might of eased the transition by actually having a kind person talk to us, instead of people treating us like just numbers.

We have rented from HTPG for a year now and have had a very pleasant experience 😋 They have been working very hard to update the townhomes in Danville and they look great! It’s nice and quiet corner of Danville and close enough to all the shopping/dining options. We have been very happy with the maintenance team and their efforts to keep things moving. We would absolutely recommend to anyone who is wanting to get a nice place in a nice town, for a nice price. 😊

Parkside Apartments was not without faults, but it was better before Hometown Property Group took over. The apartments were built by a family in Plainfield and they managed it for over 30 years. They were well cared for, quiet, and a place to call home. When the original owners sold, Hometown took over, and slowly, things stopped happening. No more mulch for flower beds, no updates on things happening, and longer response times. The clubhouse stopped having people in to play cards and even now it feels cold and empty. Rents were raised and the only explanation was that it was close to Hummel Park. Some rents for people went from $840 to $1300. Tenants were told during meetings if they don’t like it they could leave or go month to month for a higher price. A USPS package locker fell over and it was never replaced. Tenants that live there now are afraid to say anything because they are already struggling to afford a rent increase of hundreds of dollars. It’s very clear to me that Hometown thrives on friends posting positive reviews, and I’m sure if it was a single-family home it might be a different story. I would not rent from them, and in good faith, I can’t recommend anyone else to do so either.

They are not equipped to handle a large apartment complex like Parkside and it shows.

TLDR don’t rent an apartment from this company. I’m assuming all of the 5 star reviews are from employees, friends, and family members.

My husband and I had our apartment at Parkside from April 2019- April 2023 and it was a wonderful place to live until Hometown Property group took over. After the complex was bought by them, they wanted to increase our rent by almost $500 with no justifiable means. We had neighbors who were asked to pay double their current rent to continue with monthly leases. The only explanation was that it was a nice location across from Hummel Park. They offer no amenities (pool, gym, lounge, etc) and they were not going to provide us updates to the outdated unit while we lived there if we decided to sign for another year. They would only be updating the units as the tenants moved out. We made the decision to leave and afterwards we were curious what “updates” they had done to our apartment. The pictures they had posted of the address we lived at were not even pictures of the correct apartment. The pictures we saw of other units were hardly updated. Some of them still had the old nasty carpet, some of them only had the cabinets painted white, and some of them still had linoleum flooring in the kitchen and bathroom. The “updates” they are providing are not justifying the prices they are asking for these units.

They were also not going to give us our security deposit back before the 45 day limit of the move out date which is required by law. We were promised that we were getting the full amount. On the 45th day my husband had to send an email asking where it was and they said they could mail it. It’s clear to me that they excel at renting out single family homes and are not well versed in managing larger apartment complexes.
