They charged us a cleaning fee after we cleaned per the list they provided (almost $800 in total). We used a leaf blower to clean out any remaining dust in the garage and were charged for someone to sweep the garage. We were also charged for additional supplies that were on the property already and were new or in like new condition (paint, working lightbulbs, fridge parts). The ceiling fan was broken upon move in and it took them until the end of summer to replace it (after numerous documented requests). They advised us not to repair any marks in the wall as they will repaint. We were charged for thumb tacks marks and the cost to repaint the entire wall. Also charged for unknown repairs to the walls, spare bedroom ceiling, stairwell, prior pet damaged from previous tenants, and sales tax on the repairs. Their hourly repair rate is $105. Their hours and key drop off differ from their lease agreement and move out letter.

Incredibly easy, pleasant experience! From the tour setup, to documentation, to property management, they made everything clear and understandable. Very reliable company and great rental property! The property was in great condition and details were well outlined in listing. No surprises. Responsive team that is helpful in solving any issues that arise. Reasonable pricing as well.

If you have a fetish for getting your time and money wasted, Impact Property Management is a top class service. From keeping old listings up, to scheduling tours just to have them canceled, to absurd application fees, Impact tries their best to make sure finding a place to live is as unenjoyable as possible. Truly impressive work by them. You got to give them some props, I don't think they could be any worse if they tried.

Probably the worst place to rent from! Never able to get anything fixed. 1 year wait time after moving In to repair a fence that was supposed to be repaired before moving in because we have a dog. Smelt gas a was told to just call the gas company. After they fixed the fence it blew over because the company they had fix it did a shotty job. Had to fix it Our self. Never did a walk thru with us so make sure you do one because after 4 year of being in the house an taking care of it they are charging us to fix stuff that was messed up before moving in. All in all a horrible company to deal with.

This leasing office makes no sense. Their move out letter specifies that keys can be returned after office hours in an interior drop box yet the doors are locked, making the interior drop box unaccessable. Their properites are okay at best, there are much better property companies to rent from. Also maitence requests arent answered promptly so pray nothing goes wrong in your apartment. My property also had no on sight property manager, our mailbox got crashed into over a month ago and no repairs have been started so I also hope you dont like recieving your mail. Also car burglaries were a regular occurance and no protective measure were put into place, no cameras! Just a bulletin warning about theft and also not enough parking for tennants!

One of the worst rental companies in Snohomish county. The office staff is super nice but aren’t great at communicating with tenants. They will charge you for anything and everything. The entire foundation of the unit I was staying at was sinking into the ground and according the contractor we hired to take a look at it was completely unsafe to live in. The carpets in the rooms were at least 15yrs old. You’re better off renting from an individual rather than this greedy spineless company. Steer clear.

I don't usually take the time to write reviews but after having the pleasure of dealing with Mike and the rest of the team at Impact Property Management, I decided to sit down and write one. From the beginning of the process all the way through to getting my keys and having a few minor situations fixed after the move in, Mike has been very open with communication and respectful with his interactions with me. I had several small issues with my rental when I moved in but they were quickly resolved. The team got me into my rental quickly and followed through on all of the promises and guarantees that were given. I will hopefully be able to rent from Impact Property Management for as long as I am a renter and definitely recommend them to family, friends, and anyone looking for a rental that comes without the pain and harassment of dealing with most property management groups out there.

We've had Mike Herman and Impact Property Management as our property managers since 2009. We've always had 1 or 2 homes under management and have always been exceptionally impressed with how the homes and renters have been handled. Mike has always made sure our home has been taken care of and rented out in a timely manner, as well as with good renters. If you have a rental home I would highly recommend Mike and Impact Property Management to be your property managers. If you need to rent a home, I would expect the same great service in being able to find one. Thanks Mike & the Impact Property Management team.
