These guys will do anything they can to scam you. Do not rent properties from these scum. If you do, take pictures of everything wrong, and save receipts. They will say you didn't pay them, and try to make you pay them again. They will rent out properties with Broken appliances and then charge you for it when you move out. These people suck.

We rented from them for 3 years and had a horrible experience from start to finish. Good luck if anything breaks or needs repairs, you will have to pay. They will automatically take your whole deposit as well so be ready to fight for it. We had to threaten legal action when they tried to charge us almost $2000 more than our deposit when we moved out. But of course, as soon as push came to shove they just backed down, because they were simply trying to scam us.

Not too excited about them.
Office is never open, and the staff doesn't deal with real issues. Maintenance issues are dealt with in a timely manner.

We have been using IPM to manage our rental for about 4 years. Our house is very old even by Chico's standards; so theres always maintenance complaints to be had by tenants. They usually take care of all the requests quickly and have had no issue renewing tenant's lease for the last 2 years. Would highly recommend!

I used to love to move so I've lived in a lot of different places all over California and dealt with a lot of different property managers and property management companies. IPM has been great. Everyone that I've spoken to at IPM has been kind considerate knowledgeable and professional. If I put in a request or leave a voicemail the response time is quick and the follow thru has been impressive. I'm happy. Thank you IPM
