1151 daisy ave apartments have a terrible black mold issue that jms refuses to fix.
I reported the issue, it was denied, and I was told I could pay for a mold test out of pocket.

I did and it was positive for black mold.
It took then weeks to "fix" the issue which caused black mold to spread around the apartment as the work wasn't done professionally or completely.
Only half of the mold infested dry wall was taken out and when it was, it was left open and exposed overnight.
My child has been extremely sick with fevers hitting 105.
Eventually they tried to evict me due to unpaid rent which was due to my son being constantly sick.

Please save yourself the hassle and find another place.
If you do tour the location, pay attention to the windows of other tenants as you can see the black mold very easily.

I was renting from the property in Tempe, AZ, and they took over and raised rent by a 100 dollars, while doing nothing to improve the living spaces. I moved and when I did the walkthrough with the new management, she said everything was good except the door lock needed to be replaced which was 50$. I finally get my deposit over 2 weeks later, and they added a bunch of charges that took more than half. These added charges were things I know for a fact werent an issue, and I think they just wanted to fix the place up off of my dime cause it wasn't the best in the first place. I would not trust them, and at the least would not recommend staying at the property on 1433 S Kenneth Place, Tempe, AZ.

This "property management company" is basically a slum lord that only cares about lining their own pockets. The roofs all leak, roaches are everywhere and one of my neighbors had a sewage leak under the floor due to poor construction. The pipes are always backing up and the maintenance crew can only do so much because they are not equipped to handle the magnitude of issues plaguing these buildings. My roof has been tarped for months now and it seems that even with units that have had the roof cave in there is no plan at all to actually repair the roof. Yet every 6 months they are willing to hand out rent increases. They only person that is ever helpful in the office is Al, the rest are rude and condescending and could care less about the issues. Especially Jasmine and Daisy, if they answer the phone you might as well hang up because they will in fact treat you like dirt. The units come with no appliances and they charge late fees on the 2nd without fail but it often takes 2 weeks even hear back from someone on a maintenance request. I do not know anyone who has EVER received even part of their security deposit back from them. Honestly if it were a choice between living in a Motel 6 and living in one of the apartments offered by JMSred I would choose the Motel 6 everyday of the week. If I could leave negative stars for a rating I would because there is simply nothing positive about what you will experience dealing with these people.

What's up with the professionalism of this place? Or lack thereof? Call #1 , reached someone who sounded like they were in a wind tunnel and answered on their cell phone. Scheduled a viewing I later canceled with ample notice but received a bit of an attitude. Call #2 called left voicemail no call back. Call #3 Called left voicemail still no call back. Note this is over a weeks time. Call #4 again someone answered what sounded like their cell phone, seemed clueless on if an apt was still available then transferred me to "rental dept" where I was on hold for close to TWENTY MINUTES!! I had to hang up because that is just ridiculous! They must not be in a hurry to rent out any units let alone help their tenants if this is how they handle customer calls. I have other options with representatives who actually know how to pick up a phone. Definitely not signing a lease with this company if they care that little about their rentals.

Little to no notice on maintenance electrical cut offs, water shut offs, or property viewings. Furthermore, they won’t answer their phone if they know that their residence will have questions regarding aforementioned viewings. Expect to have your rent increase by 4% EVERY YEAR, even if you make on time payments and cause no issues with your unit. Because of the COVID-19 restrictions on landlords, they decided to increase the rent by 8% this year to catch up on the missed rent increase that they weren’t allowed to make in 2020. I know most rental companies don’t have much to offer, especially in Long Beach, but if you can avoid this property management, DO!

I contacted JMSred hoping to rent an apartment from them but ultimately decided to reject their offer after they illegally tried to charge me 4 months' rent upfront *in addition to a security deposit* for a month-to-month lease.

Working with JMSred was unpleasant before their attempt to take advantage of me. The property manager assigned to work with me did not communicate well and I constantly had to chase after them.

They also refused to call me by my correct name, which I felt was impolite.

Find another apartment rather than rent from these people. They are slum lords! They lie through their teeth on just about everything. They keep their buildings in disrepair and then blame the tenant for it( they held me responsible for clean up when the main sewer line backed up and flooded my apartment, and that was only two months after I moved in, plus many other problems over three years that lead to them to forcing me out after I fought back)They consistently raise rents multiple times a year after you you are month to month. Arthur and Jeff are scumbags that tuck tail and fight dirty when you call them out on their wrong doing. And forget about your deposit. You won't get it back even after they okay everything in the pre move out inspection. Run from this place and find another management company to rent from. Don't fall for the modern look of the office and the "cool" vibe they try to create by playing 80s/90s music when you enter the door, it's a facade, these people aren't what they come across as. They are a den of snakes.
