I saw and applied for a unit the day before rhe Oalisades Fire. The day of the fire, they increased the price of the unit by $1000 and two days later it’s now $2000 more vs the original post date. They keep on saying it was posted wrong which really they just want more money due to sudden need for housing in the area. Unit was great - nicely maintained. Shady management IMO.

Raising the price of apartments by 65% within days of the recent devastating fires in LA and taking advantage of people desperately looking for a roof over their head after losing everything is not only disgusting and extremely unethical, it’s ILLEGAL by law. Shame on you.

If you want your security deposit back, AVOID AT ALL COSTS! Let me be very specific with my experience! My rent was about $2000 per month. I had issues with a person named Tish from the very first time of our communication. She was very unprofessional! When I completed the signed lease, they kept almost $300 out of the $2000 of my security deposit! I never had a similar experience before and have lived in Beverly Hills for years. Other companies usually keep around $100, while others return the entire security deposit. I could sue them and make it a big deal, but reading the comment below from the woman who lost around $4000, I understand that this company uses very shady practices, and they try to get as much as they can from you! Again, AVOID AT ALL COSTS!

The 1st 4-5 years of renting my apartment in Santa Monica property management companies switched 1-2 times each year. It was always confusing with new managers and rent and service processes. No one took care of the building very well. Once Kape Property Management came along everything changed for the better. They are by the book, fair, took care of the building and handled tenant issues with professionalism that had been lacking for years. Paying rent became easier to do online as well. All around trustworthy and quality experience for owners and tenants. It says something as well that Kape has consistently managed the building for some 5 years and counting! No other property management service made it more then a year before they came along!

I had a generally positive experience with Kape. Generally good communication, and they were responsive to maintenance requests. They dragged with feet a bit with returning the security deposit, but I was able to get it back after a few reminders.

Overall great experience. I was definitely hesitant to hire property Management company, but was immediately put at ease of my decision. They made the transition so easily and seem way more organized than I ever was. They also brought any great ideas to light and I am now completely carefree. I will definitely recommend Kape!

The company always responds to my requests almost immediately. The outside of the building is well kept up. Also, they have been very accommodating when I was unable to pay my rent on time.
