Kinney is very poorly run and their communication is awful. I was just informed that email statements stopped going out in July because Google and Yahoo changed a firewall. The statements were going to Spam and homeowners weren't seeing them. I met with Monique at Sentinel Servicing. She was fantastic. So nice, understanding and easy to deal with. Due to the above mentioned statement issue, we were able to easily come to an agreement and settle the overdue HOA dues

Extremely poor customer service. Called in with an issue about a bill and not understanding something in the billing portal. The lady in billing who answered was incredibly rude, condescending, and unhelpful. Her response was "it's pretty simple to read a bill." Hopefully one day Michelle learns that it is actually pretty simple to treat customers with dignity and kindness and to perform a customer service job well. (Listen, and see what a customer's actual question is rather than jumping immediately to a passive aggressive and dismissive reply! And if you can't help, the correct answer is "let me find someone who can." I knew that at my first job in high school.)

The portal for this company is largely useless since you must go to a separate site to pay anything. The site you can actually pay on will not tell you how much to pay. On top of that, it is slow, and hit or miss if it will work or if you will have to close everything and try again.

All these 1 star reviews really do make sense.

The neighborhood I live in is "managed" by Kinney Management. While I have lived in other communities with HOA's, Kinney is pretty poor. They continue to raise our rates EVERY year, with no heads up. They do not manage the community, as we do not have our own water meters. Their claim for more money is our never-ending water overage. They are not proactive in the least, they do not go above and beyond at anything, as they barely do the bare minimum. I have reached out on numerous occasions regarding my front yard and lack of plants. What I have, is on the edge of life and does not look to be receiving water, only to find out my house is not getting the water it needs as the main valve to my yard is in a neighbor’s backyard. No follow up on how to remedy this or response to when this will be fixed. Their lack of communication and assistance is wild, but they are front and center for money. They amount we are charged per month for a small community, you'd think we live in a gated community with all the amenities. 1 star is being generous.

It’s hard to even know where to start… I’ll just say years of nonsense, poor planning, poor decision making costing our community so much money by not being proactive. Example is the pool that had a leak for months. Instead of fixing it when to problem was noticed, they left it all winter. Now during prime swimming weather, they drained to pool and just left it that way for 4 weeks. They keep saying it will be fixed next Monday. Then when it’s not fixed, we hear next Monday again. I’m honestly surprised we still use them as our HOA management service because this is in no way an isolated incident.

Kinney Management is a very disappointing company. My HOA is through them and my community is poorly managed. Yet they want to raise the assessment. Crazy that I have to pay a monthly fee to live in this neighborhood on top of mortgage and utilities. The common area and areas that are supposed to be cared for are not cleaned or pruned. Bushes and shrubs obstruct the side walk so you can't walk right through. This is complete bull.

Our HOA is run by this company and they do nothing to manage the neighborhood. There enforce no rules and let it turn to trash. Wild kids with guns run the community and they do nothing to fix any problem. You email them and nothing is ever done.

Our HOA is run through this company. The landscaper remains parked outside of the neighborhood in his truck for 30min-1 hour. They never forget to bill but are terrible at actually up-keeping the grounds. Would not recommend.

i can't say i'm fan of this management. they have only two 5 star reviews. One of them claims to work for the management service for years but then misspelling the name of the company. Seems like a fake news review. The owner, Trish Kinney, wrote a book back in 2009. She has a story to tell and seems to have dealt with a lot in her time. I doubt she would accept this level of service being a representation of what she stands for in a community. I don't feel safe. my parking lot has been filled with cars that have no plates and seem to be broken down. My car was broken into last night. A wall feel down about a year ago, now an apartment complex has access to pass threw our town home community. we have very poor lighting that needs to be address. I feel like i have to look into leaving my home. this makes me sad.

...... Update. Two weeks later still no call back even when I call and ask to talk to someone. Most of the time no one picks up.
