Laguna Asset Management is a great name for these people, as they only seem to care about their physical assets and not the renters in these parks that pay their wages. I have lived in Horizon village for 6 years now, and have experienced many management calamities. The most recent event happened July 1, 2023. The power went out in the eastern section of the Park at 2:30 in the afternoon. Bad day to do that as the temp was 115 degrees. The power was not restored until 5:30 am the following day. in excess of 10 hours for elderly and disabled people to live through hell in hot mobile homes. The park management did not even bother updating residents on the electrical repair progress. The park had a similar power outage 5 months ago, and the repairs were supposed to fix these problems. I have written to laguna asset management about these problems and at best a cold shoulder treatment is the best you can expect. I walked part of the park today and noticed many fuse breaker boxes that had total fused amperage in excess of 80 amps when the electrical code only allows 50 amps. Poor management enforcement of important electrical rules is just one glaring obvious example of how this park management operates.

Heritage Village is the worst place I have ever lived. Unfortunately, we as manufactured home residents, need to understand the mentality of corporations. Especially corporations that own parks. I have been a accountant for over 30 years, and only do corporate work. The bottom line for them, is $$$$, You buy a used home in their park, and you are dealing with salespeople and mangers of that park, that take out their frustration on you, because they are miserable. They are being forced to bring in the $$$$. Corporate has problems keeping employees due to the fact of the amount of pressure to bring in the $$$. Therefore the respect is lost to the home owner. The people they do hire for these positions can be from many walks of life to include felon's. Although you went thru the background check to live there, if their manager brings in the $$, they have done their job. Therefore the quality of the employees is O in some instances. Corporate will never show their faces, never have a meeting with you to ensure that what was sold to you, has been provided. They have their money and now your no one. Fortunately this is not true in many parks, but from reading reviews of this company, and having facts of such employees, this is true of this corporation. I see many homeowners in Heritage Village, sell out to get away from this kind of management. I have even seen one resident just give the house back after 5 years of complete nonsense from management. The corp could run a good park with everything they promised, unfortunately this company doesn't. As they say there is good and bad everywhere. Rather than be miserable, sell and move-on, this corporation is deaf, and could care less.. I have been here 2 1/2 years, and have my home for sale. I have far more respect and class than to sit here and watch a unprofessional regional manager and park manager act with such lies, disrespect and unheard of nonsense. Gossip/rumor is their game, anything to start trouble. Well when the background check is not done, that's what you get in management.

Arrow Pines Mobil Home Park has been without GAS for 2 weeks. Management blames the Gas Co., and the Gas Co. claims management is trying to avoid the cost of actually fixing the pipes at the risk of the residents.

Bottom line, two pizza parties later (keep your pizza by the way) - some 200 residents are still without GAS - no hot water, no stove to cook, no clothes dryer and no where to hang clothes.

We are at your mercy - I wish you knew how uncomfortable this is!

We should all sell our homes and get out!

I have owned for over 2 years a modular mobile home in a Mobile Home Park, Rancho del Ray Estates, Ukiah, CA. Due to major life threatening health issues I have still not been able to move closer to family. They refused my begging for help and then refused to answer further emails during the rest all of this time I have yes ridiculously held out think my health would permit me to finally move.
I literally spilled my guts begging for help, begging for mercy of the court so to speak, feeling that rarely more frequent turn over made my rent way on the higher end over 2 years ago. You will see what I am now up against with the numbers below. I am literally worse with depression, anxiety, and what can be done on my part. But it was all for not. Their had been more frequent turn over of my home & they Laguna Assets Mgmt, Inc, Corporate Owners vis a vis the Rent Control Ordinance are allowed to raise the space rent 10% each time the Mobile Home changes ownership. That's okay, but I believe in reading the Rent Ordinance if it turns over more frequently than normal they equally have are responsible to monitor that as well. The key word is "allowed" even used by Laguna Assets. I begged and felt like they equally have the responsibility to make sure the rent was not to high over market rate that I would prove to them by attaching links of current similar and better homes than my space rent. But no one cared or responded. To top it off the listing realtor advertised the rent to be much lower. I had to sign papers unknowingly with the higher rent without a realtor and I did not catch the higher rent amongst the stack of paperwork. My dilemma now (to make a final point because there is so much more crap to the story) is NOT even living in my home paying $725 per month higher than COLA in July and no one will answer my emails to tell me why, or why I paid in recent months for Mgmt errors charging for water and I have never lived in the Park yet. I am now ready to move for the 100th time and I physically cannot do it myself, I have no help, I am mentally very bad from this ongoing experience, and have run out of money a major nightmare for me. I just cannot get moved everything has worked against me. So if I were living in the unit I would add about another maybe $39 of pass-through charges because nothing comes with the unit for garbage, sewage, water, utilities, and then multiply that by 10% and I am looking at trying to sell my unit a single 14 ft wide more modern modular on the absolute smallest type lot they have in the Park at roughly $829 to maybe $840 a month. So I asked you Laguna Assets Mgmt, Inc, how in the heck do you expect me to sell the mobile after the incredible loss of money and paying your rent for two years in July, how can you allow this to happen two seniors who are merely trying to find a place to live affordably and hope they have enough money to make it the rest of their life? I would like to point out I have a good relationship with the actual on-site park manager and love the park itself, it's rules and keeping our property values up. But they apparently won't allow her to respond to my emails trying to understand and get the numbers correct that is higher than the COLA this year in July so I accurately represent the space rent. But no response after 2 attempts. It seems the only way single-family dwelling homes in Ukiah have gone up markedly as I study the website of mobile homes for sale they have not or in some cases gone down. My issue is clearly with a corporate ownership of these park for profit and this perfect example of me and how they treat us, the for profit their objectives really is with respect to Mgmt of the mobile home park in. If anyone in the Ukiah area can be of assistance you will have my deepest gratitude. Why? It's literally destroying affordable senior housing. It's us seniors merely trying to find a place (unless one has wealth) hoping we have enough money to make it until we die. It's because this is not the end of the story. Distressed Senior.

The management of Horizon Mobile Village is inept at best. They are 2 uneducated mean spirited women who's management style can only be described as bizarre. They show blatant favoritism in regards to enforcement of park rules, and Bully those they don't like. Their supervisor from Laguna Asset Management , Randie, is out of touch and simply doesn't care. The park location is ideal, but dealing with these crazies is simply not worth it.

Ok I have came to a conclusion this company cares nothing about you. I live in Tall Pines Estates and they only take your money and I have kids and kids have nothing to do here. The managers John and Denise are not kid friendly people. They are rude. But hey they are real good friends to your face. Once you turn your back your an enemy Dont believe what they say. John Peeps in your back yards if you have teens. But its all Lagunas fault as they are just money hungry people as you know they care about you all they care is about your money. Its not safe to live here.

With the economy in the tank and people struggling to pay their bills, what do they do, raise our rent!! How nice that they take no consideration for the people renting from them and the hardships they have to endure. God forbid anything happens to you!
