Hi everyone,
I wanted to alert you all to a concerning situation regarding New Bridge. They recently sent me a document claiming to be a receipt for deductions from my deposit refund. However, when I contacted the company they said did the work, they denied ever performing any services and clarified that the document was only an estimate.

The owner of the company also mentioned that the document I sent them, which was provided by New Bridge, had been altered. Specifically, the section that labeled it as an estimate had been cropped out, suggesting that New Bridge may have tampered with the paperwork to justify taking money for work that was never done.

It appears that New Bridge may be keeping the money for services that were not completed. If you’ve rented from them before, I strongly recommend that you request a receipt and reach out to the listed companies to verify if the work was actually done. If you find discrepancies, I advise you to gather your documents and consider contacting the Department of Real Estate (DRE) and pursuing legal action.

P.S. I have emails from the owner of the company confirming that they did not perform the work.

I’ve had a terrible experience with New Bridge Management. When I moved into my rental property, the house was filthy, and the carpets hadn’t been cleaned, yet they told me the property was rented “as is.” They also raised my rent without the legally required notice, which is unacceptable.

Despite repeated attempts to reach out via email, voicemail, and text, I’ve received little to no communication from their team. To make matters worse, they listed the property online for less than what I’m being charged and still claim I owe rent for an entire month after I submitted my move-out notice.

Their lack of professionalism, transparency, and basic customer service is deeply disappointing. I would not recommend New Bridge Management to anyone looking for a responsible and responsive property management company.

Almost a month yet and still no return deposit with no communication in regards to my refund.

My partner and I worked with New Bridge Management first as tenants and then as landlords, lets say we've been NBM clients for a long time and we couldn't be any happier. Adrian and her team are professional, precise and diligent. We both live abroad, and needed someone to mange our property and that is when we approached Adrian and her team. They worked hard to get our property rented quickly, are extremely transparent and have a fantastic communication style. My partner and I can't recommend Adrian and her team enough, if you need a property management that get the job done, don't look any further!

Think twice before using this place as your property management. Brutally honest review incoming. I lived at The Palms. That place had police coming almost on a daily. When we moved in the place was filthy. Roach infestation, outlets don't work, bathroom light didn't work, refrigerator was dirty, floors were dirty, tub was black. I can't believe they don't hire someone to clean the place before letting someone else move in. So unacceptable but they will charge a cleaning fee so quick. Property management was informed about harassment from neighbors to which they did nothing at all. Upon moving out they held my deposit for more than 21 days which is against the law. Yes they broke the law. Kept calling and their response was check was mailed. After the 25th day enough was enough and I went on to the CA website and downloaded a demand letter template and gave them so many days to return deposit or face me in small claims court where it will be an automatic judgement for me and they would've been forced to pay interest and penalties to me. Check was received on the last day on my demand letter. According to CA law I can still take them to small claims court to collect penalties for breaching 21 day CA law. Your check is even dated passed 21 days where you pathetically messed up. Each and every one of you should be ashamed of yourself and have discipline action taken against you up to termination. You are unethical, unprofessional, rude and pathetic. I still have a right to take you to court. I want my penalties. I am that petty. I can play ball to Maria, Honey, Nina and whoever pathetically lied to my dam face. You will also be reported to the CA housing authority and federal housing authority to which I will provide proof and reviews to them so they can investigate your crooked ways and charge you fines and penalties for breaking the law. There is more than enough evidence for action to be taken against your crooked ways. This property management is the truest form of a Slumlord. You are slumlords and tenants have more rights than you think. There's maybe one or 2 genuine people here and I'm stretching it but the rest are devils including the names I listed above. To think you can go to sleep at night and not care about anyone else shows how twisted humans like you can be. Trust me when I say more to come causing you headaches and maybe overhaul of pathetic people working there. I won't stop. I'm petty to.

I applied , payed the fees and waiting for processing my app , it’s only been the second day and let me tell you new bridge is Quick at responding and very polite and patient with you , so far my experience is great also every person that answers the phone is so helpful 🙏🏽

8/9/23 Update. A month after my first review. New bridge still has my deposit. Still won't return a call. I have called each day of the past four business days and have yet to get them to return a call. I highly recommend using any other rental agency. I feel like a 1 our of 5 star review is too generous.

I would not recommend using this rental agency. They took $7415 to hold a house for me 8 weeks ago and I still do not have a move in date. They refuse to return my call. I have requested they return my money and still they refuse to return my call. My next move is to get legal representation.

I have rented from New Bridge for about 4 years now and I am so thankful that always gave us an opportunity to have a home! We are now on our next level of life in which we were able to buy in 2023! But I have to say New Bridge Management was the most amazing experience! Special Thank you to Maria the Manager for ALWAYS taking care of our needs! She definitely went above and beyond to get us into a new spot and made sure our maintenance orders were always completed! Our family will forever be grateful for the opportunities New Bridge has brought us! Thank you to you all as a team!

This review is very overdue. New Bridge has been managing my property in Turlock for almost 8 years now and have done a fantastic job. Adrian and her team are top-notch professionals and very deserving of this 5-star review. As a property owner that doesn’t live in the Turlock area anymore, I quickly realized how difficult it can be trying to manage my property from afar. It was a huge relief the day I spoke to Adrian and handed my property over to her team.
In addition to handling the day-to-day management situations that arise with a rental property, Adrian is great about keeping property owners updated on the ever-changing laws that affect property owners. The many restrictions imposed by lawmakers during COVID have been unprecedented and extreme. Adrian kept me in the loop on what those changes are and how they affect my property. I couldn’t have asked for anything more.
Over the years, they’ve found great tenants and sourced good service providers to do maintenance work when needed. The property has re-rented quickly in-between tenants, and they’ve kept up with market rents as well.
Most recently, they helped me complete some more major maintenance items – new roof, exterior painting and some nice improvements to the interior of the property. Again, they found quality service providers at reasonable prices who got the work done timely.
As I move towards my retirement years, my rental property and the income it generates plays a big part in my plans for the future. I’m grateful for the peace of mind I feel knowing my property is in good hands. Thank you for all you do New Bridge Management!
