RUN FAR AWAY! They ran my credit, which had a negative impact, and harassed my employer and three previous landlords. Then, when I called them for an update on my approval process, she was extremely standoffish and rude and canceled my application without my approval ($50).

Are you not allowed to call them and ask for an update? There’s a reason they’re rated 1 star. I have never seen a business with a lower rating.

I will be filing a complaint via the BBB and filing a dispute.

I had a tumultuous year living under North Oak Management Company. Initially, things looked promising thanks to a friendly leasing agent, but that optimism quickly faded. My apartment had persistent mold issues, a problem I learned had been neglected for months according to my neighbor. Safety became a major concern with frequent break-ins and package thefts. Despite taking measures like installing cameras for our security, management demanded their removal without offering any alternative solutions or enhancements like gates or security personnel.

The situation escalated with actual physical attacks occurring in our courtyard, all of which were reported but met with no action from North Oak. When I finally decided to move out, I adhered to their move-out instructions, patching walls and addressing minor wear and tear. I was assured over the phone that everything was settled, only to later discover they had deducted $350 from my deposit for 'painting charges.'

My experience with North Oak Management has been nothing short of a nightmare, with their neglect and poor treatment of tenants. I strongly advise against renting from them or involving them in any property management capacity. Stay clear for your own peace of mind.

INADEQUATE SOUND Insulation to the Max.! You can hear EVERYTHING through the walls into other people's apartments: Cooking, cleaning, walking, talking arguments, sex. No Privacy for you or your neighbor. It's Horrible! The apartments are renting at $2800-3200 and this is what you get! It that wasn't the worst thing about this place? They are building garage apartments 6 days a week, one day to sleep in on Sundays (and don't advertise that fact in their rental ads, especially if you are not coming to view the apartment, you will NOT KNOW!). So noise all day long. And asking current tenants, one will learn that the remodeling has been going on almost 2 1/2 years and it's still NOT done. HEAR EVERYTHING. CONSTRUCTION NOISE! NO PARKING.

From a second story apartment YOU CAN hear through 2 floors of apartments down to the garage apartments they are WORKING ON in the garage.

Where do I even begin? If I could give this place 0 stars I would. The property management company couldn't care less if their tenants lived or died and I truly mean that. I had a security camera up on my door after a suspected break in which (to no surprise) they did absolutely nothing about and was forced to take it down. There are barely any security cameras on the property and people from the street break in all the time to shoot up drugs, steal packages, and roam around the building freely with no security oversight. Each property manager is worse than the last but Gabriela Ortega is the absolute worst by far. She's mean, unapproachable, does not even respond half the time to complaints and enforces strict and unnecessary "pool rules" (which isn't even working properly most of the time - seriously the hot tub has black and brown water in it almost always) while she picnics up there with her boyfriend day and night. Since I've lived here there has been a hole made and left in my wall with a mildew smell for several days, packages stolen on multiple occasions, and even a mushroom growing in the hallway. Seriously....see the screenshots attached you can't make this up. All the while they have the nerve to keep hiking up the rent while taking away "amenities" such as a spa (that has never worked a day in the 5 years I've lived here), reducing parking and guest spots, and prohibiting people from enjoying the rooftop pool with their friends. Again, I will reiterate, Gabriela is the nastiest and most bitter mouth piece these crooks have ever had and not one of them cares if you live or die. Stay far away from any of their properties and be careful because somehow these slumlords have gotten their hands on multiple ones throughout LA.

Do not rent any property managed by this company for your safety!

I was a resident of Case Ave and vacated on 2/11/24 due to health and safety concerns & very poor property management. This unethical company does not care about the residents. These some examples that prove that:

1. Security: This is supposedly a security building, but it is not secure at all. The gate to the lower parking garage is constantly broken and left open for days at a time. They won't spend the money to properly repair/replace it. My vehicle was broken into along with many others who have had their vehicles/motorcycles stolen. I have seen transients sleeping in the garage and urinating and have been accosted by them. The front door is not auto closing so it is often left open. One of many incidents included a barefoot man entering and setting fire to the lounge. I personally had an attempted break in to my unit and was assaulted by a transient woman. I notified the manager and he said she had been there before. I notified the police. The manager never followed up or seemed to care. He never notified the other tenants to be careful. Clearly there is a history of people entering and committing crimes, but no one is doing anything to prevent these repeat incidents.

2. There is dog feces/urine all over the complex, in stairwells, elevators etc. and the manager just threatens to check cameras, but doesn't ever fix the problem.

3. Manager is rarely in office or available and does not respond to messages. Many tenants have concurred.

The numerous 1 star reviews with similar complaints confirms North Oak's indifference.

North Oak robbed my roommate and I.

We were in the process of moving out/ terminating our lease and had done the work to find tenants to take over the lease.

Dylan had arrived for a pre inspection. I had told him and pointed out the furniture we would be leaving for the next tenants. Furniture included couches, beds, mattresses, television, kitchen supplies.

When the new tenants arrived, everything was gone. Even worse, the new tenants were recent graduates. When trying to contact Dylan - he avoided all calls and texts. Upon contacting North Oak, they were incompetent and said it was their “mistake” and that “things happen”.

The WORST property management company! They have the rudest staff ever, and always make you go back to your property manager. I have lived in one of their properties for almost 2 years and have experienced nothing but the worst service and support from them. My roomates and I were given the same rent once we moved to a month to month. Then, 3 weeks later they told us that our rent was going to increase by $300-$400. It was an error on their part, yet we still had to pay more for their error. They handle things very unprofessionally, please do not live at any of their rental properties! You've been warned!!
